INTRODUCTION
Having developed Scotland’s most luxurious private Residence Club in the Royal Burgh of St Andrews, Fife this is a
limited opportunity for early stage investors to acquire two and three-bedroom residences on a fractional basis, together
with membership privileges, under preferred terms.
To ensure security for all owners, the developers have created a unique ‘debt-free’ structure to protect each owner’s
investment. By placing the developed residences at Pittormie in to a trust which cannot be broken for 175 years the
developers engaged a simple logic to transform the famous Pittormie estate:
» Only use the finest materials to develop each residence – far superior to industry norms
» Decorate each room with outstanding items i.e. antiques, original art etc.
» Incorporate an elegant, classic style which is timeless
» Provide first class facilities which cater to the whole family’s needs
» Limit the number of units to enhance the experience and value
In addition to the special terms provided the incentive for early stage investors to buy a luxurious second home in an
historic Scottish estate; which is enhanced by all the Residence Club facilities and structure of ownership; comes from
being part of a growth business. Our objective is to emulate this unique template in other iconic locations around the world
and build out a portfolio of wholly owned debt-free Residence Clubs. In addition to releasing the capital within Pittormie
and making the Residence Club a profitable long-term tenanted estate, the funds generated in the 12 month sales cycle
will be reinvested on an 18-22 month cycle in other Residence Clubs which will be developed along similar principals;
providing all owners the opportunity to swap their weeks between properties without cost; resulting in an additional uplift
in the value of fractions. Our long term goal does not impinge upon the value or potential of the initial fractions at Pittormie
while the rational of incentivising early entrants and aligning long term interests enables us to build a small portfolio of
investors that can enjoy the benefits of the future.

At Pittormie a simple sales strategy will be engaged to release the inventory. With 24
fractions per residence and a maximum of 20 residences built, a total of 480 fractions
will be sold over ten phases of price increases. Starting from a low base point (below
industry norms for five star residence clubs in iconic locations) prices will be increased
by 10% for every 10% of the inventory sold in the first four phases (40%). Increases for
the remaining fractions are predicted to grow by 4-8% for every 10% sold depending
upon the market. This enticing pricing strategy, which starts at £77,000, is being used to
shorten the natural sales cycle from 3 years to 1 while generating over £60m in revenues.
Early entrants enjoy the benefit of realising a significant uplift in value while friends and
peers that enter at a later stage have the security of paying more to enter an established
community while acquiring one of the few remaining fractions. Two whole residences
(48 fractions) in units 4 and 10 have already been sold in addition to multiple two-week

number of guests on property you are sure of the personal attention on a daily basis. All Residents may also book in advance
to make sure treatments fit in with your schedule.

transportation, make golf tee time reservations, reserve a tennis court, make dinner reservations at one of St Andrews's many

PITTORMIE HISTORY
The Pittormie Estate was given to Ludvig of Lennox by King James VI in 1593 as
the home of the first Duke of Fife. In 2005 the estate was purchased by the Club from
the McKinnon family – the owners of Drambuie liquor. In 2006 plans were passed
to transform this old private home in to one of the country’s finest clubs under the
guidance of Historic Scotland.
RECENT REFURBISHMENT
After three years of investment and refurbishment the estate (which acts as the home
of The Eden Club) boasts a listed baronial castle – with eight en-suite bedrooms and
a variety of lounges, bar, whisky rooms, and dining rooms where members may
relax. The four main dining areas all operate under the supervision of Michelin Star
Chef Alan Donald.
Within the estate the pool, gym, spa, tennis courts and short-game practice area have
all been created to compliment the paddocks and beautiful manicured gardens. The
estate is lined with fences, trees and bushes and protected by CCTV and on-site
security.
The two and three-bedroom residences of between 1300 and 2890 sq ft have been
decorated and furnished to the highest levels in all of Scotland. They are serviced by
a dedicated full time staff plus a fleet of drivers and vehicles. The Residences are part
of an exclusive private club and can be purchased in whole or in part depending upon
investors requirements. The maximum is twenty-four two-week fractions and the
minimum one two-week fraction per apartment.

developing outstanding Residence Clubs in iconic locations and not developing where we
already have developments or can develop cheap alternatives. Most of the locations
within the portfolios of others groups are destinations where many of our audience have
little or no interest in travelling to and a critical part of our plan rest’s with only
developing in places our customers want to take vacations or own properties.
Intimate, luxurious boutique properties hold far more appeal than large developments to
high net worth individuals. There is an additional value attached to belonging to clubs
with real cache, a fact that mass market brands are unable to emulate. By keeping the
scale of each destination small we are also creating scarcity while limiting the risk.
Destination Clubs like Exclusive Resorts and Quintess charge £500,000 to join and
charge you 20% on the way in. You own no deeds or assets. You are buying access only.
You have no upside while these companies possess large amounts of debt. They are
unable to offer their customers security let alone potential uplift in values.
Our unique model involves taking the capital from the sales of each Residence Club and
investing in the next destination – one at a time. We engage happy owners who partake
in the benefits of growth to recruit their peers communicating their satisfaction of usage
and investment confidence. Owners are also stakeholders in protecting the environment
and naturally select peers they wish to share time with.
Having developed each Residence Club without debt we are growing a secure profitable
portfolio of clubs which increases owner’s value: both financially and through usage.
