This plan includes a review of the local pedestrian and bicycle facilities as well as transit services in the area, and confirms their connectivity with the subject site. It further comments on the site accessibility for persons with disabilities and the bicycle storage/parking locations. Site environs The re-development site is bounded by Maurice Drive to the east, in a block located between Rebecca Street to the north and Lakeshore Road to the south, as shown in Figure 1. The concept plan shown in Figure 2 proposes 4 residential townhouse units with frontage on Maurice Drive. Site vehicular and bicycle access to the rear garage and parking area is proposed via a single connection through the ground floor condominium driveway of Windermere Manor on the northwest corner of Lakeshore Road West and Maurice Drive. It is stop controlled at Rebecca Street to the north and signalized at Lakeshore Road West to the south. Site environs

The re-development site is bounded by Maurice Drive to the east, in a block located between Rebecca Street to the north and Lakeshore Road to the south, as shown in Figure 1.

The concept plan shown in Figure 2 proposes 4 residential townhouse units with frontage on Maurice Drive. Site characteristics

The site location within the local transportation network is shown in Figure 3.

For Pedestrians: The townhouse units each have front entrance access to the proposed sidewalk along the Garden Drive frontage from Lakeshore Road to the north property line. The stairs at the rear of the site opposite the parking garages (behind the drive aisle) are for emergency egress from the garage level of the adjacent residential condominium building (see Figure 2).

For Cyclists: A bicycle bollard for visitors is proposed to be located next to the sidewalk adjacent to the transformer pad at the nearest the south unit (exact location to be confirmed). A bollard typically accommodates two bicycles. Bicycle storage for residents would be within the garage for each unit (see Figure 2).

For Disabled Persons: The 4 townhouses will be independently owned and initially offered without special provisions for disabled persons to access each unit. Special mobility requirements can however be accommodated by providing an elevator and modifying the garage access (for barrier free entry).

All pedestrian and cycling surfaces within the site are proposed to be hard surfaced using asphalt, concrete, or unit pavers.

Local pedestrian facilities

There are existing sidewalks on both sides of Lakeshore Road, Rebecca Street and Dorval Drive. Sidewalks are also proposed for the west side of Maurice Drive as part of recent proposed development on the northwest corner of Lakeshore Road West and Maurice Drive. The site is therefore directly connected to the local pedestrian network (see Figure 3).

Local cycling facilities

There are existing on-road bicycle lanes on Lakeshore Road, Rebecca Street and Dorval Drive. The nearest lanes north or south on Maurice Drive are therefore within 100 metres of garage access driveway. The site is therefore conveniently connected into the local cycling network (see Figure 3).

Local trail facilities

There is an existing multi-use trail along the west side of Dorval Drive north of Rebecca Street, switching to the east side of Dorval Drive between Rebecca Street and Lakeshore Road. It connects to the existing Waterfront Trail along the south side of Lakeshore Drive. Local pedestrian and cycling facilities have direct connections with these trails (see Figure 3).

Local transit services

Oakville Transit operates daily route #2 (Lakeshore) on Lakeshore Road and daily route #14 (Lakeshore West) on Rebecca Street. The nearest bus stops to the site on both routes are located at Dorval Drive and Brock Street. They are less than 300 metres walking distance north or south from the central units on Maurice Drive. The site therefore has convenient access to local regular transit service (see Figure 3).

Findings

The proposed site plan facilities adequately accommodate pedestrians and cyclists, and if needed each unit can be made accessible for persons with disabilities. The site is also very well connected into the local active transportation network. The pedestrian facilities of the adjacent streets provide excellent walkability opportunities including convenient connection to local transit service, while the adjacent on-road bicycle lanes provide excellent connectivity into the overall cycling network.
