GENERAL CLARIFICATIONS

1 Pricing is based on the following document:

- Addendum No. 1 dated February 8, 2021 issued by Arete Design Group.

3 Building and Fire permit and plan review fees are to be paid by the Owner.

4 Capital Facility Fees are to be paid by the Owner.

5 City Use Tax is not included, this will be paid with the permit.

6 The price does not include any Planning, Zoning, Development, or Tap fees.

7 This price does not included any costs associated with upgrading utilities or infrastructure, including water meter, gas and electrical.

8 All gas, water and electric tap fees are by the owner.

9 Temporary power, lighting and water is to be owner provided at no cost to the contractors. Use of existing.

10 Site security is not included and will be billed out as a cost of the work if required. This is not anticipated.

11 We have included a Performance and Payment Bond.

12 We have included a 3% Construction contingency. All savings will be returned to the Owner.

13 Coordination drawings/BIM is not included.

DIVISION 3 BUILDING CONCRETE CLARIFICATIONS

1 Complete foundation system is included as designed.

5 We have not included any vapor barrier under the building slabs.

6 We have included a 4" gravel bed under the building slabs.

7 We have included an allowance of $390 for additional #5 reinforcing as specified in the drawings, 500 Linear Foot.

8 We have included an allowance of $225 for additional #6 reinforcing as specified in the drawings, 200 Linear Foot.

We have included a maximum of 7 months of construction for the project with an anticipated start date on or around March

22, 2021.

pricing that may be incurred due to the volatility in the market. We reserve the right to adjust pricing when materials are

ordered to current market conditions.

Sampson construction is carrying a 1 year warranty for any self performed scopes of work plus management of the

warranty process.

Tower. There were no specifications, we assumed a prefinished screw down panel.

We have included 27 hollow metal welded frames.

We have included an allowance of $150 for (23) temperature sensors in the Burn Building. The manufacturer of the

Thermal Lining system High Temperature Linings does not suggest these sensors be installed and has not provided pricing

for them. We will need to get additional information and specifications on the sensors to obtain accurate pricing.

We have included gas pipe and distribution as shown in the Training Tower. There is no other plumbing required or

included. See clarifications in Division 21 for fire sprinkler piping.
