Europe's premier business district for decades, Paris La Défense had the vision to take stock of its development model and see what could be done better. The essentially single-use model that held sway for nearly 60 years has given way to a strategy focused on creating a full-fledged city, a cosmopolitan area with greater functional diversity and better quality of life. Paris La Défense has set out a 10-year strategy to guide its transformation. The upcoming arrival of major public transportation lines confirms the strategic role of mobility in Greater Paris. More than ever before, Paris La Défense stands out as the place to be.The initial results can already be seen: residential buildings are rising at the foot of the Grande Arche, and new public spaces in Jardins de l’Arche are opening the historic business district up to its urban environment. In the coming years, one road will become a symbol of the “new and improved” business district: Boulevard de La Défense. Connecting Jardins de l’Arche and Les Groues, this boulevard will welcome several projects: Jardins de l’Arche Tower, the U Arena, the future head office of Vinci, a new rail station served by two lines of public transportation, and much more. Several towers are currently under construction on the La Défense pedestrian platform. Renovations abound, focused on energy efficiency, new uses and innovation. This momentum – which is picking up pace – makes Paris La Défense one of the most attractive areas in Greater Paris.

Sixty years after its creation, La Défense, Europe's premier business district with 3.5 million m² of office space, continues to attract users and in-vestors alike. More than 275,000 m² of offices are expected to be taken up in 2016. This is the best performance since the exceptional years 2006 and 2007. In addition to this achievement, investments over 2016 represented 2.3 billion, a significant increase compared to the same pe-riod one year earlier. Another illustration of the business district's appeal: building or renovation projects underway or soon to be launched ac-count for one million m². Nonetheless, to remain attractive and face worldwide competition from newer business hubs, such as London's Canary Wharf, Seoul's Gangnam, etc., the Parisian bu-siness district is due for an over-haul.The single-use model that has long predominated in La Défense must be rethought. The project has to focus on users' quality of life, making the district a lively, full-fledged city. Over the past decade, London, New York, Dubai, Shanghai and many others have undertaken such trans-formations.

Key projects to open up the district To transform the business hub into a 'social hub,' in 2015 EPADESA elaborated a 10-year strategy which won the support of the local governments concerned. This initiative is based on five major pillars: opening the business district up to its en-vironment, housing, modernization (renovation of towers), energy transition and international standing.Some projects have already been completed, such as the Jardins de l’Arche pedestrian walkway, which links the Grande Arche to the U Arena, finally uniting the historic platform bordered by the ring road, the Terrasses and Les Groues. Jardins de l’Arche is another key project to open up the district: the business district no longer stops at the Grande Arche. This area will beco-me the nexus of La Défense Seine Arche.Another iconic project on which work has already begun is the transformation of the Rose de Cher-bourg highway interchange into a suspended garden, facilitating links between the historic platform and Puteaux.For several years, EPADESA has also taken measures to convince developers and/or inves-tors planning to build or renovate a tower, to incorporate into the design a ground-floor shop or facility open to the public.

Intensely connectedThe arrival of the EOLE line in 2022 and the Grand Paris Express in 2025 will further enhance the appeal of the business district and Les Groues.

By 2025-2027, Paris La Défense will feature “the most dynamic transportation hub in Greater Paris.” In addition to the already excellent range of public transportation options – metro line 1, RER A, tramway T2 (Porte de Versailles/Pont de Bezons), 16 bus lines, Transilien suburban rail lines L and U – the EOLE line (RER E) will begin service in 2022 following an extension from Gare Saint-Lazare to Mantes-la-Jolie. Grand Paris Express Line 15 West will also serve La Défense. The future automatic metro line will be commis-sioned in two phases: 2025 for the Pont de Sèvres/Nanterre-La Folie section and 2027 between Nanterre-La Folie and Saint-Denis Pleyel.

New rail stations in La Défense and NanterreIn La Défense, the EOLE station will come to life under the CNIT parking garage. Building was entrusted to Vinci Construction, which launched the 5-year project last summer. The Grand Paris Express station, one of the largest in the network with 245,000 daily travelers, will initially use the infrastructure built for line 1 under the Les Quatre Temps shopping center. In addition to offering connections to other modes of transportation, these two stations will be joined by an under-ground passageway under the pedestrian platform. The second EOLE station, “Nanterre-la Folie,” which will be located at the entrance to the Les Groues neighborhood, will be a mere 100 yards from the Nanterre Préfecture station of the RER A line. A 100-meter tower will be built on the roof. This structure and other buildings designed by Jean-Paul Viguier and Marc Mimram will serve

as the future head office of Vinci, accounting for 74,000 m² out of a total surface area of 90,000 m². The Grand Paris Express station will be located right nearby, on the other side of the tracks.

Line A traffic reduced by at least 15%Employees in La Défense, 87% of whom commute via public transport (Source: Enquête globale transports EPADESA/Defacto - 2014) can't wait. The extension of the EOLE line will relieve congestion in the saturated RER line A, with a reduction in ridership of at least 15% during rush hour. Henceforth, La Défense will be a mere 13 minutes from Magenta station in northern Paris. In the west, the EOLE line will be extended to link the La Défense business district to the Mantes-la-Jolie region and the Seine Valley. In the east, business connections with the Triangle d’Or (the Haussmann St-Lazare rail station) and the business hubs of La Plaine-Saint-Denis, the eastern suburbs and Val de Fontenay will be faster and easier. Meanwhile, line 15 West will facilitate connections with the southern Paris Region and Roissy-Charles de Gaulle Airport. The trip will require a transfer at Saint-Denis Pleyel, where travelers will have to take line 17 (Saint-Denis Pleyel Le Mesnil Amelot via Rois-sy), but total travel time to the airport will be reduced to only 30 minutes compared to 53 mi-nutes today. The Grand Paris Express will not only make travel more convenient, but also serve to concentrate activity in areas with strong ap-peal such as Saint-Denis/Pleyel, Roissy… and La Défense.

An elevated cable car for La Défense?

Some 15 elevated cable car studies are currently under review in the Paris Region. La Défense nearly pioneered in this field in the late 1960s, when Jean Pomagalski, founder of Pola (a company specializing in ski lifts), imagined gondola lifts running along the northern Ring Road. A few years ago, EPADESA engineers revived this idea. This aerial tramway would be more suitable than a corridor under the pedestrian platform to link the Esplanade de La Défense and Les Groues. Discussions are underway between the Ile-de-France transit authority (STIF), the Region, the cities concerned (Puteaux, Nanterre and Courbe-voie) and EPADESA. Pending approval of this project (or of a people mover system within La Défense Seine Arche), EPADESA and Defacto seek to promote “soft” modes of transportation. For example, the pedestrian platform has been open to cyclists since last spring.

Today, Boulevard de La Défense is a three-lane road built with automobiles in mind, but as of 2020 it will become a pleasant avenue in phase with the future of the dis-trict. The reclassification project, led by the Hauts-de-Seine Departmental Council and EPADESA, will completely reshape the road. Pedestrian passages, bicycle lanes and stoplights will be created, not to mention

bridges over the railroad tracks to facilitate travel to Les Groues, between the future Nanterre-La Folie station and the Grande Arche de La Défense.But Boulevard de La Défense is much more than a road project: it is first and foremost an urban project. Its strategic location at-tracts a number of developments. Close to public transport – the RER A line today, EOLE and Grand Paris Express tomorrow – it has already caught the eye of investors and well-known users looking to develop ambitious real restate programs. Ultimately, it will feature shops, restaurants, a fitness center, a food court, an auditorium, next- generation hotel lobbies, offices, co-working spaces and more. Thanks to a comprehen-sive service and entertainment offering, Boulevard de La Défense will become a top spot in Paris La Défense.

Origine and the head office of Vinci: initial achievementsManaged by Icade, Origine is a demolition/reconstruction project that will generate 70,000 m² of offices, shops and services, as well as 11,000 m² of residential property. Based on a corporate campus model, Ori-gine offers an alternative to office towers,

located nearby the U Arena and the future Nanterre-La Folie rail station. This station will serve as the foundation for part of the Vinci headquarters and its 74,000 m² of offices. This ambitious project will employ best practices for a sustainable city. Work is set to begin in 2017.

A tourist and entertainment destination By 2022, this new neighborhood will see the construction of Jardins de l'Arche Tower, a 200-meter-high tower intended primarily for hotel accommodations. It will house in-ternational brands of various categories for a total of 730 rooms, offering guests a broad range of services, as well as a scenic lookout open to the public. Located between two transportation hubs, the future Nanterre- La Folie and La Défense stations, this tower will also be a symbol of the business district's positioning within Greater Paris: a tourist and entertainment destination in addition to a traditional business destination.

Boulevard de La Défense: an up-and-coming addressFollowing Jardins de l’Arche this year, Paris La Défense its continuing its development west of the Grande Arche. The planned developments and real estate projects will transform Boulevard de La Défense into a lively thoroughfare a stone's throw from the U Arena. On the far side of the Grande Arche, the Historic Axis designed by Le Nôtre is reborn, gently sloping down towards the riverbend. Between the Spreckelsen monument and the U Arena, pedestrians find themselves in Jardins de l'Arche. The site already stands out for its rich urban history (Gilles Clément Garden, Neuilly and Pu-teaux Cemeteries, Chemetov Pier, etc.), and is destined to become the heart of the La Défense entertainment scene. Day and night, Jardins de l'Arche has everything it takes to shine as a social hub.

Night and day, you are the one...The ambitious and varied development program testifies to this goal: housing, shops, hotels, higher education and recreational facilities, serviced residences, and to top it all off, the U Arena, a multi-use events venue designed by Christian de Portzamparc. Once completed, the U Arena is bound to create an excitement-filled atmosphere year-round with 60 events per year. These various real estate developments all bor-der a 600-meter pedestrian walkway between the Grande Arche de La Défense and the U Are-na. The walkway, slated to open in September 2017, will be wide and sturdy enough to handle the crowds that will show up for concerts and rugby games. It is a clear expression of EPADE-SA’s ambition to open the business district up to its environment and move past the exclusive focus on offices. Indeed, not only will Jardins de l’Arche see the first homes built in La Défense in 30 years, but these new residential buildings stand out for their striking architectural style. Skylight, a 19-story building designed by Louis Paillard, is a perfect example.

U Arena, the future temple of sports and entertainment

The U Arena, Europe's largest concert hall and home to the Racing 92 rugby team, will have a capacity of 32,000 for sporting events and between 10,000 and 40,000 for concerts. Shops and 31,000 m² of offices to be used by the Hauts-de-Seine Departmental Council round out the site, designed by Christian de Portzamparc for Racing Arena. Blending this multimodal facility into an urban environment

required considerable attention to acoustics: for example, the roof will be remarkably insulated thanks to a 1.6-meter thick shell.“Christian de Portzamparc wanted to design a building that would be in tune with the city. That's why he imagined a large central hall that resembles a concert hall rather than a stadium,” explains Lisa Pizzini, an architect at the Christian de Portzamparc agency. The outer structure also

received considerable attention: the facades will be adorned with three varieties of curved plates – aluminum, glass and a combination of the two.

The lay of the landThree questions for Matthias Armengaud, Agence AWP, project manager for the development of Jardins de l’Arche

What was your approach for this development? There are two things that must be taken into account for this compelling site. First of all, the Historic Axis: this path is easy to identify in terms of direction, but very complex when it comes to altitude. So far, mechanical systems have been used – not always with great success – to manage the 30-meter change in elevation. Modern architecture tends to break free from the ground, but the lay of the land remains a reference for urban planning, which strives to design landscapes around road networks. What constraints did you have to deal with? The site included a number of “historical” architectural references that had to be taken into account, such as the Gilles Clément Gardens and the Chemetov Pier. The same goes for the cemeteries in the area. The final product is a large elongated stone plaza and a very broad street, 13 meters wide on average (up to 26 meters in some places) and 600 meters long, to connect the Grande Arche to the U Arena. Our project respects and highlights the existing structures rather than doing away with the past. The Pier is restored and accentuated, even serving as a canopy in some places. This walkway will feature a steep incline at the beginning, and then level off as it arrives at the esplanade. What amenities will the site feature? A variety of amenities and developments will enliven the full length of the structure. It will feature street furniture and recreational areas (16 in total, without specific equipment built in, but designed to encourage sporting activities), and be part of a lively neighborhood. Particular attention is paid to the color and texture of building materials. Finally, 4,000 m² are set aside for shops, cafés, community facilities, restaurants and sports facilities all along the walkway. Thanks to this design, the walkway will offer an active landscape open to all, where visitors of all ages will mingle all year round. This is an essential quality for urban life.

Southern Jardins de l’Arche

South of the Puteaux Cemetery, the rounded path of Boulevard Pesaro will become an urban thoroughfare. The line that once divided the territory will now unite it, facilitating travel between the business district and the multi-story buildings designed by Jacques Kalisz, and, further on, the cloud-like towers designed by Émile Aillaud. Between these two landmarks, several parking garages will be demolished, freeing up land in the business district and removing a physical impediment to movement. In Nanterre, the Maxime Gorki School will be redeveloped. The project has been entrusted to the TVK urban planning agency, with Topotek responsible for landscaping. Development of these seven hectares, carried out in close

cooperation with local residents, will produce 500 homes for a total of 47,700 m², including 34,000 m² of free-market and first-time homeownership apartments, 7,700 m² of non-family homes, an 8,200-m² hotel and 5,500 m² of overhauled public facilities.

Green corridor This complex will be built along Boulevard Pesaro. Landscaped to recall the cemetery lawn, it will create a green corridor linking the southern part of La Défense to the edge of the Terrasses and the U Arena on one side, and André Malraux Park on the other side. The gallery will be punctuated with visual and physical passages to highlight the new bonds between two hitherto distant sectors.

Located in the north-eastern corner of La Défense, between the rail lines and the La Garenne- Colombes city limits, much of the 76-hectare Les Groues site in Nanterre is made up of railway brownfields. Small industries are also prevalent in the area. Long cut off from both the business district and other Nanterre neighbo-rhoods, Les Groues nevertheless counts 6,000 jobs and some 300 residents.

Nanterre's 11th neighborhood is an asset for La Défense Development of this area, strategic for both the City of Nanterre and for the business district, will revolve around the new “Nanterre-La Folie” transportation hub, served by the EOLE line (RER E) as of 2022, and the Grand Paris Express line 15 West (Pont de Sèvres/Saint-Denis Pleyel) of as of 2025. In July 2015, a protocol regarding this project was signed by the City of Nanterre and the French government. Céline Crestin, EPADESA Head of Operations for the western sector, speci-fied that this document “served to set the project timeline.” In total, 630,000 m² of floor space will be developed, including 340,000 m² for residen-tial property and 200,000 m² for offices, the remainder being intended for shops, activities and public facilities. “Les Groues will ultimately be able to welcome 12,000 residents,” adds Ms. Crestin. The transformation of Les Groues will include initiatives to link the neighborhood to surrounding areas by doing away with urban barriers: Boulevard de La Défense, which connects highway A86 to the U Arena, will be reclassified

as an urban thoroughfare with bridges to be built over the railroad tracks. Work will start in 2017.

Public development of Les Groues will serve to reframe the relationship of the La Défense business district with surrounding territories and supplement the city of Nanterre to ensure an uninterrupted urban fabric. We already have a solid foundation: businesses are operating in Les Groues now, and it is important to grow this capital. We have no intention of eliminating existing structures, nor do we want to follow the traditional regulations- based approach that would prevent future transforma-tions. Our goal is to steer the creation of new economic and residential spaces. The idea behind development of Les Groues is to work with and around the neighborhood's current structures, while the CEI was designed to leave more room for imagination. Investors and/or developers must first demonstrate their understanding of the challenges and the specific nature of the program, both locally and for La Défense-Nanterre as a whole.

To rise to this ambitious challenge, EPADESA has drawn up a Strategic Plan that sets out a new and more flexible ap-proach for an urban design open to future deve-lopments.

CEI: carte blanche for innovationOn the basis of this outline, the organization has launched a Call for Expressions of Interest (CEI) to select the teams that will participate in building design and urban development. This consultation aims to inspire innovative projects that herald future uses. It includes two compo-nents: the first, “Activate,” aims to immediately spur development of a mixed-use neighborhood by transforming 20,000 m² of built-up and unde-veloped land (owned by EPADESA and Nan-terre); the second component, “Build,” involves creating a 150,000-m² development comprising offices, homes, shops, facilities and services by 2020 to offer a new way of living, working and interacting.The first winners of the “Activate” component were chosen in late 2016. They put forth ambi-tious, innovative projects for all three sites, each adding a new dimension to Les Groues.

The 3,000-m² covered market will become the “Factory of the Future” (Impulse Partners). It will host start-ups specializing in construction, ener-gy and real estate in a choice location nearby the R&D hubs of major corporations working in these sectors. A digital "fab-lab" manufacturing workshop will showcase the new technologies used, including robotic design and 3D digital models. Other spaces dedicated to open innovation and training will be available to host seminars.Nouveaux Locos, by the architectural firm of Heinrich Von Sponeck, will transform the 5,000-m² office building into a “small creative post-indus-trial city of innovation,” a hybrid site where co-working space, incubation, food service and spaces dedicated to art and training will operate side by side...along with an urban agriculture project on the rooftop terrace. It will serve as a venue for events, with the La Défense skyline as a natural backdrop.Finally, 7,000 m² of vacant lots will become the “Les Groues Nursery,” organized by the collective YES WE CAMP. Exhibition and concert venues, artist residences, a cafeteria and horticultural nursery will enliven the field, which will be open to all: employees and residents, as well as wor-kers from nearby construction sites.Cultural projects will be created with the neighbo-rhood's real estate developers and future property owners.

Cœur de quartier comes to life nearby Paris-Nanterre UniversityNearly 500 new homes will be built around the new Nanterre-Université rail station during phase 2 of the Coeur de Quartier project. Offices, public facilities and a movie theater are also planned.

Cœur de Quartier, uniting the Terrasses and the universityFrom Paris-Nanterre University to the edge of the Terrasses, Cœur de Quartier is gradually coming to life. The new rail station, a multimo-dal transportation hub built above the RER A, Transilien, bus and ultimately T1 tram lines, serves as the keystone between the university and the new urban area emerging on the “Bow Tie” (so named in reference to the shape of the terrain). The link will also extend to the more distant Provinces Françaises community, refur-bished by SEMNA. A first phase in the northern section led to the construction of 47,000 m² of family homes, student residences, hotel accom-modations and shops. Work began on the office complex following the purchase by investor CGI (Altarea-Cogedim/Eiffage consortium working on a design by Jean-Paul Viguier et Associés). Social diversity goes along with functional diversity: homes for first-time homeowners make up 60% of the project, with social housing comprising the remaining 40%.

Phase 2 of Cœur de Quartier will be completed by 2020 The second phase (Urbanera, subsidiary of Bouygues Immobilier with François Leclercq Agency) entails developing a 70,000 m² real estate program made up of 450 homes (first-time homeownership, social housing and mid-scale rental properties) in buildings ranging from seven to 12 stories; 26,000 m² of offices along the railroad tracks to serve as a noise barrier; and a digital creation center known as “Le Smart Maker,” offering 2,000 m² of office space, for co-working, etc. The neighborhood will be

energized by 10,000 m² of ground-floor retail space for shops, a three-story, 10-screen Cap Cinéma complex, including a fitness center, bookstore, premises for a fresh produce network (AMAP) and more, not to mention green spaces and vegetable gardens. “Parking facilities will be pooled, with management entrusted to SEM-NA, the City of Nanterre public development organization,” says Céline Crestin, EPADESA Head of Operations for the western sector. Work began in late 2016, with deliveries in 2019 and 2020. These initiatives will also feature techno-logical innovation, with a warm water loop via a geothermal probe system to provide heat and hot water to homes while cooling offices, with an objective of 40% renewable energy.

Renovation work on obsolete towers is moving forward in La Défense, as can be seen by the list of buildings for which renovation is planned or underway: Michelet, Belvédère, Pascal, Window (formerly Elysée Défense), Ampère e+, CBX, Ex-Libris, Saisons, Iris and others. In some cases, owners have even opted for the more radical option of demolition/rebuilding.According to the French Housing Ministry, renovation work will start on 162,000 m² in 2017, compared to 70,000 m² last year (out of a total supply of 3.5 million m²). These are encouraging figures for la Défense, as they illustrate progress in one of its top priorities: renewing the business district's office pro-perty supply. Created in the late 1950s, La Défense faces competition from more recent business hubs: Canary Wharf, built in the late 1980s, as well as Asian business centers such as Marina Bay in Singapore, which have only been around for a few decades and feature a predominantly new office real estate offering.

25% “Grade A” buildings Despite gradual renewal since 2008, 40% of buildings erected more than 25 years ago have never undergone comprehensive renovation. Only 25% of buildings in La Défense are “Grade A,” compared to nearly 50% in Canary Wharf. For the past few years, EPADESA has been striving to convince owners of obsolete buildings to carry out renovation work. To guide them in the decision-making process, it created the Building Energy Performance Observatory (see box). It has also implemented incen-tives to lower the cost of renovating certain jointly-owned buildings.

Comprehensive refurbishment or simple renovationWhat kind of construction should property owners launch? A comprehensive refurbi-shment or a simple renovation? Philippe Joland, Managing Director of Tishman Speyer France, explains that his group opted for a “reasonable renovation” of Pacific Tower, built in 1992 and purchased in 2013. Their goal was to create a new structure dedicated first and foremost to SMEs, offering the possibility to rent surface areas ranging from 1,000 to 3,000 m² and featuring an array of services. For CBX Tower, reincorporated into the portfolio of Tishman Speyer France (the company built the high-rise in 2005, later selling it to Dexia), a different option was chosen: create a “top-quality” sky- scraper offering “generation-2020 services.” The former owner of Europe Tower followed a different strategy consisting of a major energy-related upgrade without altering the outer shell of the building. A sensible choice, as it turns out: Dalkia has taken up more than 8,500 m² for its regional head office. Prestigious refurbishments with like-new services on the one hand, modest and even low-cost renovations on the other hand... EPADESA believes that all of these projects are beneficial for La Défense: the former enhance the appeal of the business district and help it renew its offering, while the latter attract smaller newcomers, such as SMEs, start-ups, etc., thanks to more affordable rents.

Ampère e+2016AMPERE e+, a next-generation office building located on the Ring Road in Courbevoie, will become the head office of Sogeprom following a comprehensive renovation. Decision-making support from BEPOEPADESA created the Building Energy Perfor-mance Observatory (BEPO) in spring 2015. In the long term, this entity will establish a comprehensive energy assessment for the business district as a whole, as well as for each asset. It will thus offer insight as to which renovations or refurbishments are the most urgent. An initial data collection campaign – ener-gy consumption, energy systems, information on building use – was carried out in 2015, providing data on nearly half of the buildings in the district. Two main conclusions can be drawn: average energy consumption is 18% lower than in Paris Region assets as a whole (source: OID 2014); potential reductions in energy consumption are estimated at 25% by 2035 through a proactive energy performance enhancement program. In 2016, 1,732,000 m² of offices were examined, as well as CNIT and Les 4 Temps.

Over the next six years, the La Défense sky-line will be forever changed with the construction of eight new towers. Trinity will lead the way in 2018-2019, marking the end of a four-year break in deliveries. The last tower to be delivered, D2, was inaugu-rated in January 2015. This new generation of high rises stands out for a much more pronounced effort to blend in with the surrounding environment. The Carpe Diem and D2 Towers already exhibited this new orientation, which reflects EPADESA's commitment to foster functional diversity, thereby instilling new life into the business district. This approach particularly requires using the ground floor of buildings to host shops and services open to all. Equally im-portant are initiatives to redevelop public spaces and create new links with surroun-ding areas.

Renewal of public spaces Saint-Gobain Tower will thus feature a showroom open to the public to highlight the company's expertise, as well as a large ground-floor shop accessible from the Ring Road, similar to those in the Carpe Diem and D2 Towers. As for public spaces, Place de l'Iris will be redeveloped during construction of the skyscraper, with ramps and stairways linking the pedestrian plat-form to the Ring Road.EPADESA will take advantage of the erec-tion of Alto Tower to redesign access to the Les Saisons neighborhood, create a new pu-blic space and establish new connections.

“The appeal of La Défense makes it pos-sible to embellish plots with extremely high operating costs. That is rarely practi-cable elsewhere,” says Olivier Schoentjes, EPADESA Head of Urban Development for the eastern sector. Such is the case for underpasses above which buildings like Trinity Tower can be built without interrup-ting traffic flows.

Offices and hotels Between CNIT and the Grande Arche, Sisters Towers, a 200 and a 100 meter high towers and joined by a panoramic walk-way, will supplant the Phare Tower project. These new buildings will feature offices and hotel accommodations. Hermitage Plaza, for which studies are moving forward, is another project focused on func-tional diversity. This 320-meter tower will house offices, apartments, hotel accommo-dations, a concert hall, etc. AIR2 Tower, an office building, will be erected on the cur-rent site of Aurore Tower.Jardins de l’Arche Tower, a skyscraper primarily intended for hotel accommoda-tions, restaurants and corporate meeting venues, will strengthen the area's tourist appeal. Finally, Hekla Tower in the south, designed by Ateliers Jean Nouvel (AJN), will rise above Rose de Cherbourg, an innovative development under construction on the site of a former highway.

A highway interchange Rose de Cherbourg, located in the southern part of the business district, served for years as a simple traffic junction, forming a barrier between the Esplanade and the surrounding Puteaux neighborhoods.EPADESA boldly chose to redevelop this highway interchange, bringing together two worlds while preserving the history of the site. The project will transform concrete structures, which would have been extre-mely costly to demolish – not to mention the associated environmental impact – into a hanging garden perched above shops and service centers (project manager: Arriola & Fiol). “This relatively economical project shines a whole new light on infrastructure,” says Olivier Schoentjes.Construction work to reconfigure the inter-change began in fall of 2014. The project will be carried out in phases and include an initiative to transform the Ring Road into an urban thoroughfare. A five hectare park will also be created. Hekla Tower and a 10,500-m² student residence also designed by AJN and developed by Gecina, will over-look the promenade, adding new spice to this pedestrian paradise.

Any project is based on a range of data that helps to structure the design. The Trinity project draws inspiration from this data; by working around the site's technical and environmental constraints, it enhances the building's overall performance. Located above a roadway, it merges perfectly into a vigorous setting amid CNIT, the Church of Notre Dame de Pentecôte and the Areva Tower. The considerable ground-work frees up public spaces and unites the CNIT and Coupole neighborhoods. This explains how this building, with its shifting facades, manages to maintain certain perspec-tives, while its center of activity, concentrated along the western facade and featuring ample terraces on every floor, sets it apart from older towers built on a “fortress” model.

Hermitage Plaza 2024Located at the entrance to La Défense, Hermitage Plaza will link the business district to the Seine thanks to new public spaces. Shops, restaurants and cafés will also be created. Meanwhile, the twin towers will feature homes, offices, hotel rooms and shops.

Jardins de l’Arche Tower 2022This new tower, located on Boulevard de La Défense in Nanterre and made up primarily of hotel accommodations, will stand alongside the U Arena. A 67,000-m² mixed-use hotel/service/scenic lookout complex, it will feature 730 rooms operated by several hotel brands. Designed by architect Jean Mas (Ateliers 2/3/4) and developed by ADIM Paris Ile-de-France and Sogeprom, the tower will offer more than 45,500 m² of accommodations under InterContinental Hotels Group® (IHG®) brands such as Holiday Inn®, Staybridge Suites® and Crowne Plaza®. The remainder of the program consists of offices, a business center, co-working and fab-lab spaces, well-being and relaxation areas including a fitness center, as well as shops and restaurants.

Rose de Cherbourg and Hekla TowerBy transforming the former highway interchange into a suspended garden reserved for pedestrians and cyclists, developing public spaces surrounding the Hekla Tower designed by Ateliers Jean Nouvel, and simplifying travel between La Défense and Puteaux, EPADESA wants the Rose de Cherbourg program to reflect the new face of La Défense, greener, more human and open onto surrounding cities.
