Attractive Financial Package Developer has throw in lots of attractive financial scheme to make this the best investment possible. 1) 10% discount on down payment. This is the key to huge capital return. Let’s say the property is RM1 million, your down payment is only RM100k if your loan is 80%, because 10% of down payment is discounted. So in a few short years, say property appreciate from 1 mil to 1.2 mil, your profit would be 200k. And since your financial outlay is only 100k, your total return is 100%. 2) Free SPA, Stamp Duty, and Legal Fee Eventually will cost you RM20-30k, all bear by developer. 3) DIBS (Developer Interest Bearing Scheme) The interest is not defer, it’s absorb by the developer. After booking the unit and pay the low initial down payment, don’t need to pay a single cent of interest till the handover of the units. Sales Procedure & Payment 1. The intended purchase have to fill in the Offer to Purchase and Annexures as provided by developer 3. An Offer to Purchase (OTP) will be sumitted to Developer with full Purchaser’s Document (Passport and IC) and Developer will issue an Acceptance Letter within 14 days. 4. Purchaser has to sign SPA within 14 days upon receiving the Acceptance Letter 5. Settle 10% of the purchase price less Earnest Deposit upon signing SPA . 6. Thereafter, payment will be according to payment schedule – DIBS Payment.
