The architectural heart of Dallas #rst started beating three hours north in oil-rich Tulsa. "at’s where famed architect Charles Stevens Dilbeck originated his signature timber and turret style that he later delivered across the Red River to the bustling neighborhoods cropping up around 1930s Dallas.

With gym memberships in the U.S. reaching a record 43.6 million by the end of 2012, more Americans reporting frequent exercise each month last year and increases in organic food sales predicted to hit the double digits for 2013, the movement toward healthy living is taking on another industry: the home market.

“Agents are seeing their clients want to know about the health

aspects of neighborhoods; jogging and biking trails, yoga and Pilates classes,

farmers’ markets, and healthy places to eat,” said Gene Taylor,

director of sales and agent development for Briggs Freeman

Sotheby’s International Realty. “#ose are considered vital amenities

now, as important as schools districts. Buyers like to see that a community has been built on the principals of a healthy

lifestyle.”

In East Dallas, people choose the White Rock Lake area because the network of trails supports running and cycling –

and serves as ground zero for a host of high-pro"le marathons and triathlons.

And a community in North Texas has become a mecca for neighborhood living focused on health and wellness.

When developer David Craig started envisioning Craig Ranch, in McKinney, about a decade ago, he wanted to create a community that helped neighbors lead an active, healthy lifestyle. As a physician, his mission is to get people to recognize that good health is their responsibility – and it’s never too late to start.

“Creating communities built around "tness centers is a great way to do that,” Cooper said. “Exercise is a

vehicle for building camaraderie in that community.”

It’s all part of what community planners are calling the neighborhood of the future – a place where residents can focus on the health of their bodies, minds and spirit.

“In a perfect world, you would have a Panera Bread, a Starbucks, and a wellness center right in the neighborhood,” Gene Guszkowski of Wisconsin’s AG Architects said at a recent panel of the American Institute of Architects.

In July, siblings Wendy and John will join Peter Pan and Tinker Bell in the land of perpetual childhood, when the production hits the stage at Dallas "eater Center. Written by Pulitzer Prize #nalist Rajiv Joseph and directed by Je$rey $rey $Seller, a three-time Tony Award®-winning producer for Rent, Avenue Q and In the Heights, the play features music by Tony Award®-winner Bill Sherman.

A few principle cast members recently #nished an intensive workshop on stage !ying with Flying By Foy at SUNY Purchase College in upstate New York. For almost two weeks, the young actors put in seven to eight hours per day, six days a week, to perfect the skill of aerial stunt work.

Between learning to !y in New York and traveling home to Ohio every other week, Isabella said that she “now !ies a lot.”

“Preservation is much more than landmarking homes,” said Cindy Brewer, home tour co-chair and board member of the Park Cities Historic and Preservation Society. “It’s about carrying forward our culture and identity. We know that people move here for the beautiful trees and green spaces, the sense of community and the small-town feeling that has been part of the Park Cities’ fabric since it began. We want that to continue.” At the core of this e!ort is one very !ort is one very !important word—renovate. “What I want most is for people to consider the possibility of renovation before they immediately think ‘It’s old, tear it down,’” she said.

For Brewer, the concept of renovation does not mean lashing oneself to period looks or foregoing modern conveniences for historical authenticity. After all, a typical closet from 1920 was not meant to house a 2013 home’s LEED-certified hot water system, wireless router or elliptical trainer.

Renovation is about taking the best of a home and preserving it, while incorporating all the important elements that contribute to modern living. Walls can be moved, and removed if necessary, to accommodate open living spaces and storage demands. "e art of transitioning a home into the next century is well known to area architects and designers who expertly employ building and decorating techniques that balance reverence with relevance. Neutral paint colors can replace outdated wallpaper, sleek #xtures can live happily beside antique tile, and a dramatic #replace surround can be transformed to accommodate a wall-mounted television—all while keeping truckloads of building materials out of local land#lls.

Great architecture is an asset to the community, no matter if it’s from 1930 or 2013. “In 50 years, an architecturally distinct house that is under construction right now is going to be considered historic. It will add its own unique personality and identity to the culture of the area,” said Brewer, who notes that the group’s mission reaches to include homes, parks and buildings that feature architectural, historical, cultural or

aesthetic signi#cance. “We want to be sure to keep all the best parts of the Park Cities going forward for generations to come.”

In celebration of Highland Park’s 100th anniversary, PCHPS is planning several notable designations for buildings at the very heart of the town’s history and present, including special recognition to Highland Park Village, where a recent update has seamlessly blended signature Spanish tiles and wrought-iron details with the bold spaces that portray the essence of sophisticated modern shopping.

Another way that the group supports the next generation of residents is through its scholarship program. Each year, partial college scholarships are awarded to two restoration-minded Highland Park High School students who plan to study architecture, environmental design, history or another #eld that relates to preservation. “"e scholarship and other educational programs are just more ways that we aim to preserve the future and the beautiful footprint of the Park Cities,” Brewer said.
