The Sinclair Building located at 465 Washington St. in Buffalo, NY is $15MM renovation of an 86,000-square-foot mixed use building. ZDESIGN worked with CJS Architects and Ciminelli Real Estate Corp. to create 45 high-level finish apartments. Each Apartment includes a gas-fired furnace, electric fireplaces, “generous” kitchens with quartz counter tops, and hardwood floors throughout.

ZDESIGN provided design, budget review, pro-ject management, and procurement for the 45 apartments, public hallways, grand lobby, tenant activity areas, and commercial tenant space.

The Marine Trust Building is located on the corner of Swan and Main Street. Designed by architects Green and Wicks, it was originally the headquarters for Marine Midland bank. The $120MM renovation of the building into a mixed used facility will include: 68 custom designed condos ranging from 2,000-square-feet to 5,500-square-feet with unobstructed city and lake views, 8 floors of commercial office space, an upscale event space featuring restored architecture from the building’s original construction, a boutique hotel, and restaurant/retail space.

ZDESIGN provided space and furniture planning, detailed bid draw-ings and specifications, finish budgets, and product procurement.

Constructed in 1901 by George N. Pierce Company, an established bicycle manufac-turer who had expanded production to include motorettes and automobiles. The facade was designed in the Beaux Arts style utilizing well detailed, white glazed terra cotta as the primary material. The 30,000-square-foot mixed use renovation will include: commercial office space, retail space, and 9 loft-style luxury apartments.

ZDESIGN provided project bid drawings and specifications for the general contractor, space planning, kitchen design, product selection and procurement for public hallways, commercial of-fice space, and apartments.

Orchard Heights is a luxurious Assisted Living and Memory Care Residence located on ten acres of land in beautiful Orchard Park, NY. ZDESIGN has been working with Hamister Group, The Erie County Industrial Development Agency, and Lauer-Manguso on a $28.6MM expansion to the facility. The new 132,000-square-foot wing will include: 41 assisted living units, 32 independent living apartments, 3 community rooms, and several other public areas.

ZDESIGN provided space planning, furniture layouts and specifica-tions to be used for bidding purposes, and budget proposals for the projects.

University Place is the first of its kind mixed use facility in the area, where an urban-style envi-ronment houses both retail space and high-end apartments. Conveniently located in Amherst, NY, the bustling plaza is directly across from the University at Buffalo campus and minutes from the City of Buffalo.

ZDESIGN provided design, budget review, pro-ject management, and procurement for the 45 apartments, public hallways, grand lobby, tenant activity areas, and commercial tenant space.

Bethune Lofts at The Buffalo Meter Company allowed us to create loft living in an established residential neighborhood in North Buffalo. Located at 2917 Main Street near Hertel Avenue, the 87-unit complex takes full advantage of the area’s many amenities and provides excep-tional style, comfort and convenience to tenants.

ZDESIGN provided design, budget review, project management, and procurement for the 45 apartments, public hallways, grand lobby, ten-ant activity areas, and commercial tenant space.

This project was awarded a LEED Silver Certification.
