COA application: Case #301 Applicant: Pat and Patty Tatum Address: 605 North Lamar Boulevard COA Request: 1. Modifying the height and width of 2 windows on the north side of the house. 2. Creation of a bay window on the south side of the house. 3. Replacement of the siding on the south side of the house with brick to match the rest of the house. COA History: None Historic Preservation Ordinance References: Section 54-26 (2) New Construction (3) Exterior Alterations Design Guideline References: Section 6: New Construction – pages - 52-59 Section 10: Exterior Building Materials – pages 70-82 Comments: Property is a contributing element per Historic Survey.

1. Removal of Shutters a. The removal of the shutters is an improvement and returns the house back to more of a

true craftsman style.

2. Front Door Option ‘B’ is a preference; however, either is appropriate.

3. Modified windows along north elevation: a. This alteration does not negatively impact the building’s historic character and is an

appropriate solution to accommodate the proposed interior changes.

4. Bay window along south elevation:

a. The proposed location of this bay window creates an awkward relationship with the dormer above. The bay window should be shifted to align with the dormer. If the existing siding remains to the right of the bay window and brick veneer is utilized on the left of the bay window, the encroachment of the bay windows on the existing bedroom window is

b. somewhat mitigated. The applicant should consider the above or an alternative arrangement, and re-submit this item.

c. Consideration should be given to the detailing of the new bay window. The massing and proportions suit the historic nature of this residence; however, its detailing should not be an exact replication of historic elements. In lieu of the panels below the windows, consider horizontal siding or a simplified panel.

5. Siding along the south and east elevations: a. This existing siding condition provides evidence that the building has evolved over time

and should not be replaced. Cladding of this addition with brick creates too much homogeneity and suggest that the house was constructed in one building campaign. If the existing siding is not in good shape, a sympathetic material that can be clearly distinguished from the original masonry could be used. If the proposed painting is approved and the siding is painted the same color as the brick, the siding will not stand in stark contrast to the surrounding brick.

6. Railing: a. The replacement of an unsympathetic railing with a new wood railing appears to be an

appropriate alteration. The applicant should provide additional details about the new railing.

7. Painting: a. The applicant has made significant efforts to match the existing brick and avoid painting

this residence. Due to the incompatibility of the brick used in previous alterations, it appears that painting the entire house is the most appropriate solution if the other proposed alterations are approved. The applicant should consider leaving the water table unpainted to preserve some of the original brick.

b. The application states that the intent is to leave the garage unpainted. If the painted brick is approved, the garage should be painted as well which would include the south and east elevations. The west elevation (rear) could be left unpainted if not visible from West Washington.

September 16, 2014 Dear Oxford Historic Preservation Commission Members, We will be making an application this fall for some minor exterior changes in our house, 605 North Lamar, to accommodate interior renovations of our kitchen, laundry room, bath, closets and bedroom. The needed exterior changes desired are: 1. Modifying the height and width of 2 windows on the north side of the house. 2. Creation of a bay window on the south side of the house. 3. Replacement of the siding on the south side of the house with brick to match the rest of the house. In 2001 we added on to the rear of the house. We carried the prairie/craftsman style through the whole addition, but found it impossible to match the original brick. We contacted The Brickyard in Harrison, Mo., Old Carolina Brick Co., Salisbury,N.C., Nawkan Corp., Athens, Ga. , Wittchen Lime and Cement in Memphis, Tn., Boral Brick, Anniston, Al. and Sonrise Enterprises in Indianola, Ms. The best option we had was to purchase old used bricks from Sonrise Enterprizes due to the thought that we had the best chance to match the brick with Mississippi clay bricks. They were almost twice as expensive to purchase than new bricks would have been; then we paid to have them cleaned and lost many bricks in the process. We also removed and cleaned the original bricks on the rear of the house and used them on the east side of the garage to help with the transition. There is an obvious mismatch in the two bricks which is most evident on the north side of the house. It is our hope that we can improve that situation and the modifications in the current renovation, by painting the brick on the north, east and south elevations; excluding the garage and the west elevation. Thank you for your consideration. Please feel free to come view our home so you may better understand the reasons for our request. If we can answer any questions please contact us at 234-3192, 816-4422 or 816-4433. Sincerely, Pat and Patty Tatum
