With the opening of Crossrail in 2018, some 100,000 people are set to use Tottenham Court Road station every day. Farringdon will be the only station where Thameslink, Crossrail and tube services meet as well as providing direct links to three of London’s major airports. 20 Midtown represents a masterclass in layering and lighting, of working with 2D planes in 3D spaces. “It’s all been about making it a jewel along the street scene,” says HUT. “There is this new, intriguing blend of east London’s rough, textural qualities and west London’s typically more refined, crisper finish. There’s a necessary level of formality to meet client needs, but also a character that many such office spaces lack.”That, HUT explains, has been a result

both of concealing the building’s service structure – hidden away in a ceiling-mounted spine the length of the building – and of the resulting emphasis on the textural qualities and design details. The visually-prominent reception, for example, employs patinated steel, solid oak and exposed polished concrete, while the main flooring uses matt stainless steel tiles to allow maximum flexibility in configuration. Meanwhile, 20 Midtown’s baffled over-

hang provides a motif echoed throughout the office space – in the linearity of the lighting, for instance, or the fifth floor’s tubular aluminium feature ceiling. There is a sense of depth throughout, of being invited into and carried through the building and its modern vision of office style.

a comprehensive refurbishment and modernisation in the heart of Midtown.

The front door has been re-located to a sheltered, visually prominent location, set within a new glass frontage. The main entrance has been remodelled with new feature signage, glazing and metal cladding, with overhead feature louvered soffit and integrated linear downlights. The existing balcony at 5th floor level has been enlarged and converted into a high-level roof terrace overlooking procter street, finished in composite timber decking and completed with concealed perimeter lighting.

Reception area & Core

High quality polished concrete floor to newly refurbished reception area, complete with louvered ceiling, and feature pendant light suspended within double height void. Bespoke reception desk fabricated from solid oak and blackened mild steel, fronting a dramatic full height glazed screen wall with seating to match. a full height solid oak directory board forms a focal point to the space, complete with bespoke, laser cut signage, to be supplied as required by the tenant. Two new lifts have been installed, set within the illuminated feature wall.

The circulation space and stairs have been fully updated with new concrete floor tiles, decorations and vertical linear wall mounted lighting, as well as custom designed way-finding signage to all floors.

WC & shower Facilities

new WC’s to all office floors and shower facilities at 2nd, 3rd and 4th floors. The 3rd floor shower room is fully accessible. accessible WC’s on 1st – 4th floors and two new WC’s to 5th floor accessed from the office floor only.

The M&E services have been rationalised and upgraded to include new air conditioning units throughout and dimmable LED lighting to office spaces. new plant equipment is located at roof level.

general Office areas

The office floors are presented as open plan, whilst providing the tenant with the opportunity to divide the space up into individual offices and meeting rooms as required. The large glazed front elevation provides natural light during the daytime, with linear lighting baffles providing artificial light to the working plane to meet modern office standards.

Doors

grey spray lacquered timber door-sets throughout with satin stainless steel ironmongery. Doors to WC’s are all full height flush doors.

Walls

painted plasterboard with feature polished plaster wall in concrete effect finish.

Ceilings

painted plasterboard ceilings with suspended ‘Blade’ pendant lighting throughout office floors from 1st to 4th floor. White powder coated aluminium service spine complete with integrated acoustic insulation and linear LED lighting covers half of the 1st, and the entirety of the 2nd,3rd & 4th floor ceilings. The 5th floor offers a dramatic curved ceiling profile, measuring 3.4 metres at its highest point, clad with a tubular feature ceiling baffle.

The existing 5-storey building comprises a reinforced concrete frame with concrete slabs up to 4th floor level. In 2002/2003 significant redevelopment works took place which included the creation of the additional 5th floor in the form of a curved glulam and steel framed structure. The building has been re-modelled by removing a secondary staircase but the façade is untouched.

Heating and Cooling

VRV fan coil units provide heating and cooling to open plan office floors with roof mounted outdoor condenser units.

Heating is provided to the perimeter by trench heating fed from central boiler plant.

Each tenant demise is fitted with a dedicated distribution board ready for CaT B fit-out, with local metering.
