• Relocation of Massachusetts office to a new building at 1560 Trapelo Road in Waltham.

Objectives• Use Public elements such as a display space to showcase

Autodesk’s technology;• The design will showcase new methods of development

that Autodesk currently recommends to customers;• Manage a limited budget and a very short timeline in

which to complete the project.

Introduction

1

Page 3: Operations class project

• A software program that allows for a space to be mapped in 3-D, to show all of the design and construction elements;

• 3-D renderings of a space under construction enables major design elements, such as lighting, to be modified early on, during construction;

• This process helps facilitate key design changes and provides for a more collaborative design process.

What is Building Information Modeling (“BIM”)?

1

Page 4: Operations class project

• A design and construction process, between architects, contractors and the client, which is highly collaborative;

• Agreement to work in an IPD environment can be built into the contracts for the architect and contractors.;

• If the project does not get completed on time or budget, no one gets paid;

• Major challenge is to find architects and contracts willing to work in such an environment.

What is Integrated Project Delivery (“IPD”)?

1

Page 5: Operations class project

• Target cost (billed at cost)• Contingency budget (5%)• Quality Bonus• Incentive Compensation Layer (ICL)COMPENSATION

• On budget?• On schedule?• LEED Platinum Certification?• Workmanship Quality

EVALUATION AREAS

Measuring Success - And Paying For It

3 Key Objectives

1

→ Move 300 people with supplies and equipment

→ Creating a case study for future customers

→ LEED Platinum Certification

Page 7: Operations class project

LEED Platinum Certification

BENEFITS

Improved air quality

Improved Water quality

Reduced use of resources

Reduced Waste

EXPECTATIONSYields 10x initial investment over life

35% less energy use annually

260,000 gallons of water saved annually

Page 8: Operations class project

• Four weeks behind schedule• Complete the move before lease expiration

• Lesson– Agile processes require metrics and discipline

Complete the Move on Schedule

1

→ change in scope

→ Small slips for earlier tasks let to disproportionate slips later

Managing a More Agile Process

1

→ metrics

→ evaluation

→ discipline

• Long term stakeholders• Project team stakeholders• Issues– Café kitchen scope creep– Facilities removed from original scope– Other scope changes

• Lesson– Stakeholder analysis– Formal scope change process

Meet the Needs of Stakeholders

Create Marketing Materials

1

• Marketing opportunity and public exposure• White papers and videos• Millennium article• HBS case• Publications of AIA

• Risks• Extremely aggressive schedule• High degree of publicity

• Lesson• Magnitude of the risks versus cost of risk

mitigation

Achieve LEED Certification

1

•Outside LEED certification consultant•Architect and contractor highly motivated

Reason

•Hire outside experts•Alignment within the project team
