With the soaring rate of house prices in the UK, getting on to the property ladder is an increasingly difficult task for first time buyers. By sharing the deposit and mortgage repay-ments, single first time buyers are able to slice the cost of living in half, find it easier to secure a mortgage and able to raise capital for future investments.Purchasing a property with a friend or family member does come with inevitable risks, and both parties should consider the benefits and drawbacks very carefully before committing to entering joint ownership. However, providing each party follows the recommended proce-dures and seeks legal advice, the risks can be kept to a minimum and co-buying can be very profitable.There are many significant benefits that come with buying a property with a friend or member of the family but most people choose to do it because it allows them to move up the property ladder much sooner and more easily than they would otherwise be able to. Other benefits of joint ownership may include:Shared deposit – joining with another party means the deposit is split so joint owners don’t have to spend as long saving up for enough capital. Shared initial costs – purchasing a property can incur hefty legal costs and solicitor fees but joint ownership means short term and long-term costs are all shared.Larger mortgage – having a co-buyer may mean that the purchasers can consider a bigger house or more favoured area than they would otherwise be able to.Shared mortgage repayments – sharing mortgage costs means that the mortgage term can sometimes be shortened and interest costs are then reduced.Shared maintenance costs – it is not just mortgage and purchasing costs that are shared when buying a house with a friend or family member. All bills and decorating/maintenance
costs can be shared between each party.Formal deed and agreement - The formal deed and agreement that joint owners are en-couraged to draw up means disputes are more easily solved than if buying a property with a spouse or partner.There are also specific drawbacks to consider when buying with a friend or family member that are less likely to occur if buying with a spouse of partner. These include:Added legal costs – the formal deed and agreement required by co-buyers means that more solicitor fees will be incurred.Disagreements – there is the possibility of any number of disagreements when sharing owner-ship, most commonly that one party may want to sell their share of the house before the other party is ready to move on.Financial complications - Working out finances can get complicated, especially if one party pays more of the deposit than other. There are various procedure house buyers must go through when investing in a property with a friend or member of a family. It is important to seek the advice of legal and financial profes-sionals in order to ensure the process incurs as few risks as possible.As with a single owner’s mortgage, the amount of money that can be borrowed by joint owners depends upon the combined income of the two parties. Today, more and more banks offer various mortgages aimed at friends and family members buying together and independent mortgage advisors are also informed about the pros and cons of the different mortgages available. No matter how close the friendship or family relationship may be, it is well worth draw-ing up an agreement as an insurance against possible disputes. A co-habitation agreement will guide the two parties on how to resolve any disputes that may have been unforeseen at the beginning of the purchase, but it is not intended to allow one party to gain an advantage over the other. To form an agreement, it is recom-mended that the two parties draw up a draft document together and then give it to a legal
advisor who will put the document in to a more appropriate format. This really depends upon the age of the property you are buying. If the property is over 60 years old then we would suggest paying for a structural survey as this is both prudent in terms of understanding what costs you may incur when you move in, but to also give you the peace of mind that your purchase is at the correct price and structurally sound.For properties which are younger than this then it is more sensible to obtain either a Homebuyers Report which
usually cost around half of a full structural survey; £400 or a basic valuation usually costing around £150 - £250. For a Homebuyers report a surveyor will review the property in depth again reviewing potential problems and costs. You will then receive a detailed report which shows his or her fi ndings but not to the same depth as a full structural report.Alternatively, the standard report is called a Basic Valuation which is provided as standard. A bank or building society mortgage is needed for this. This confi rms if the property is structurally sound and is worth the price agreed between buyer, seller and agent.In most cases the basic valuation is enough to answer the obvious queries a buyer has. St Paul’s Homebuy SuccessSt Paul’s Square has hailed its HomeBuy Direct initiative as a success, with homebuyers rushing to snap up deals at the city centre development.The development, which is the only one in Liverpool to have won government approval to offer the new “HomeBuy Direct” scheme has sold over half of all its HomeBuy properties since the scheme was launched to homebuyers last year.Out of the 15 Home Buy apartments available under the scheme at St Paul’s Square, eight have been snapped up by buyers, with just seven apartments remaining under the scheme.Launched in 2009, the scheme is aimed at helping individu-als, couples and families get on the property ladder by offering help of up to 30% of the purchase price.Prospective buyers would only be required to produce a 5% deposit on the property, depending on the current mortgage rates on offer.The scheme also offers extra assistance to fi rst time buyers by offering free advice, determining exactly how much people can afford to spend as they join the property market for the fi rst time.David Caught, Sales and Marketing Director at Muse Develop-ments, said: “We’re delighted at the success of the Home-Buy scheme at St Paul’s Square. We have now sold over
50% of the properties available under the scheme and have just seven properties remaining. Banksy daubed pub up for auction Sutton Kersh will commence its 2010 auction calendar on Thursday 18 February at the Marriott Hotel in Queen Square, Liverpool City Centre. Fifty-seven lots will go under the hammer including a Banksy graffi tied pub in the city centre.The Whitehouse Pub that is located on the corner of Berry Street in the China Town and Ropewalks area of the City is daubed with a giant rat with a machine gun that has been authenticated as an original Banksy artwork. Originally for sale as part of a much larger development, the prominent Grade II listed former public house is now available as an individual development opportunity and car-ries a guide price of just £70-80,000. Whether the artwork is retained remains the decision of the purchaser. Whilst the guide price does not take into account any added value that may be attributed to the art-work, it is anticipated that this may generate offers above the suggested value. City helps spruce up PictonAlmost one hundred households in the Picton area have benefi ted from interest-free improvement loans worth a total of £250,000. The incentive is intended to encourage hom-eowners to invest in their properties and make certain areas of the city more sustainable. Both homeowners and tenants in the social rented sector have been provided with improve-ments to their homes such as double glazed windows and doors and replacement roofs.
Councillor Marilyn Fielding, the city’s executive member for safer, stronger communities said: ‘Our aim is to use the funding from the city’s housing capital programme to revital-ise neighbourhoods and create strong communities in areas in need of regeneration.’The city council, partnered by Riverside Housing, are mak-ing an extra quarter of a million pounds available so even more people can benefi t from the scheme. The council are targeting specifi c streets in the Picton area and will be con-tacting people directly if they are eligible for the scheme.
A grand day out on the tiles The exquisite Milton tile fl oor of Liverpool’s St. Georges Hall will be open to the public from 10-21 February 2010. The exhibition celebrates the fi rst 1000 days since the Victorian jewel was re-opened by HRH Prince Charles on St. Georges Day in April 2007 after a £23m restoration. The mosaic masterpiece, which consists of 30,000 hand crafted tiles, was last unveiled a year ago and attracted over 35,000 people. During the day there will be talks delivered by city historian Steve Binns MBE, on the history of the concert room plus St. Georges hall and its famous visitors. As part of the thousand day celebrations, St. Georges hall will be holding evening tours for seven days during the fl oor reveal. The tours, which are guided, will begin at 5.15pm and will last little over an hour. Tickets for an evening tour will cost £5, otherwise the award-winning hall will be open every day from 10am till 5pm. Booking not necessary. £1 per person admission fee (under-16s are free with an adult). Last admission is at 4.30pm.

Half term fun! This February half term, National Museums Liverpool will be hosting free events, exhibitions and workshops for all the family throughout the week. Some of the many highlights include the opening of the Lady Lever Art Gallery Activity Rooms on 13 February, the exiting new interactive exhibition, Plantastic! at World Museum and the Merseyside Maritime Museum’s beautiful exhibition China: Through the Lens of John Thompson. There are also many free workshops on offer for families looking for a little fun during the half term. The Maritime
Museum will be hosting a Dragons and Lanterns workshop from the 13 – 15 February to celebrate Chinese New Year. Kids will be able to make colourful lanterns, fans and drag-ons. The Walker Art Gallery will be opening their children’s gallery every day from 11am-4pm. The gallery is called Big Art for Little Artists and will bring art to life through paintings, sculpture, toys and costumes. The National Conservation Centre are holding a Spirit of Liverpool day on the 13 and 20 February where families can learn about one of the largest marble sculptures in the country and have fun modelling a new sculpture to represent Liverpool. The jobs – six months paid work experience – will not only give unemployed people the chance to get back into work but will also help keep the city clean. Recruits responsibilities will include removing graffi ti and cleaning up dog fouling. The new jobs are part of the Future Jobs Fund, which offers successful applicants
access to an apprenticeship programme and vital on-the-job training. Councillor Warren Bradley, leader of the city council, said: ‘I’m delighted that in these tough, recession-hit times we can offer Liverpool people the chance to return to employ-ment and learn new skills which will benefi t them and the city.’ The vacancies are being advertised in job centres across the city, and the roles are expected to be fi lled by the end of February.

City helps spruce up PictonAlmost one hundred households in the Picton area have benefi ted from interest-free improvement loans worth a total of £250,000. The incentive is intended to encourage hom-eowners to invest in their properties and make certain areas of the city more sustainable. Both homeowners and tenants in the social rented sector have been provided with improve-ments to their homes such as double glazed windows and doors and replacement roofs.
Councillor Marilyn Fielding, the city’s executive member for safer, stronger communities said: ‘Our aim is to use the funding from the city’s housing capital programme to revital-ise neighbourhoods and create strong communities in areas in need of regeneration.’The city council, partnered by Riverside Housing, are mak-ing an extra quarter of a million pounds available so even more people can benefi t from the scheme. The council are targeting specifi c streets in the Picton area and will be con-tacting people directly if they are eligible for the scheme.

Now here’s a car which looks great on paper. Proton’s new special edition supermini boasts the revered ‘Lotus’ badge on its rump, yet despite the lofty association with one of the greatest names in British motor sport this warm hatch is, like the curate’s egg, only good in parts.Important parts mind – but as I soon discovered, the devil’s in the detail...Anyway, the reason for that famous badge? Well, Lotus helped design Proton’s ‘CamPro’ engines and also fettled the model’s ride and handling. Of course, many Japanese, European and Korean marques have their ride and handling specifi cally ‘tuned’ for UK roads, but Proton called on Hethel’s ‘know how’ for one very good reason – the Malaysians own the fi rm. Correct, an iconic British sports car manufacturer owned by the Malaysians – and Proton’s made the most of this illustrious association with its Satria Neo range. Now, let’s go back a few years … do you remember the charismatic Satria Gti? It’s something of a legend among hot hatches; Lotus really went to town, tuning its zingy 130 PS engine, lowering the suspension, improving the brakes, and fi tting a good looking body kit and properly sorted interior. Unfortunately, none of its magic has rubbed off on the Satria Neo Sport which, truth be told, is ‘sporting’ in looks only which explains its specially trimmed seats
in Alcantara and leather, a colour keyed leather clad steering wheel and broad white ‘racing’ stripes from stem to stern. Standard kit also includes automatic climate control, a good Blaupunkt radio/CD, remote central locking and electric windows and mirrors – more of which later …Perhaps I was a little too optimistic when taking the new Neo for its fi rst spin. Twist the key and the 1600cc engine’s a vocal and enthusiastic performer, the steering has a good amount of ‘feel’ built in and the car holds the road well, although the front end can break away early if you’re a wee bit too enthusiastic in wet weather.But the Satria Neo disappoints thanks to a host of small but infuriating detail failings which, between them, took the shine off the car. For instance, the alarm played up on the fi rst day of my week long test, Tom Thumb would have trouble with some of the overly small controls - the electric window and mirror switches are awkwardly placed down by the handbrake where they’re virtually hidden away - and the heating controls look like they were conceived by a Malaysian YTS trainee. The fi nal bum note was how the Neo chronically mists up; you either leave the windows open a tad - or drive with the air con on most of the time which probably explains why I only got an average 35 mpg.
What’s the magic touch for making a sporting supermini? Whatever it is,
