Memphis is still, as Mark Twain famously noted, “a beautiful city, nobly situated on a commanding bluff overlooking the river,” and one building commands the skyline of the modern city it has become, overlooking where it’s been and where it’s going.

More than merely a statement, One Commerce Square is a soaring, 30-story

exclamation point. A point of pride, of differentiation. A center point. A place to make your point.

More than just a building, look at it as a 396-foot marker. A measure of success, of progress. A place that marks your place in a city.

The things that make Memphis, well, Memphis are steps rather than miles away, a comfortable stroll instead of a complicated drive. Unobstructed panoramic views of the Mississippi, the river that put a city here and its great flowing rush of commerce and wide expanse of history, are

available on three sides. The great green canopy of hardwood forest that shades the city and defines its beauty is visible, unobstructed to the eastern horizon. The music we made and continue to make that

defines generations is made just down the street, just around the corner, and you’ll feel the beat just outside your office door. The most famous of our slow-cooked tastes and the freshest twists of deliciously different are right over there, right behind you, and right in front of you.

There is only one place in this town positioned to do business like this. ONLY ONE.

ONE.SYMBOLIZES A CITY

Architect of

“The local, well-capitalized ownership group is a key competitive advantage. They’re going to take already vibrant and viable space, invest $20 million in it, and return it to, unquestionably, its rightful position as the preeminent place to do business in Memphis.”Phil Dagastino, Jr., Vice President

Cushman & Wakefield/Commercial Advisors Asset Services

Then. In 1972, one building rose and stood in the

center of Downtown Memphis, literally rising above the

rest, standing for progress, and serving as the center of

commerce for a city, for a region. Incomparable views

awaited the visionary. Flexible space and amenities gave

ideas room to stretch and profitability room to grow. More

than close to the heart of the city, the city’s pulse was taken

here. Meaningful progress in business, in law, in finance, in

bioscience, in civic endeavor and in the course of every day

life was made the first day and across the years.

OneIf you design one building that changes

things, that moves people to use space in

different ways, that alters views and offers

vision, that building becomes an icon.

Say, the Memphis College of Art, for in-

stance, the first building in Tennessee to

grace the cover of Progressive Architecture.

If you keep designing buildings that do

all of that, redefine

larger spaces in big

ways, you become

noted.

Noted for the

elegant and inno-

vative champagne

glass imagery of

Memphis Interna-

tional Airport, for

the amazing and

engaging detail of the scale model Mis-

sissippi and the park it flows through, for

the inviting Church of the River that invites

land, water and sky into every service. For

inspired marriages of form and function.

When all of that is expected from you –

and provided – you become iconic.

Roy Harrover is iconic. And One Com-

merce Square is his soaring Downtown

business statement. Impressive. Handsome.

Clean, efficient lines. The look of successful

enterprise.

Roy Harrover gave the Central Business

District its lasting icon.

In 1995, we made the decision to move the

AutoZone Headquarters to Downtown, and the

positive effect of that on both our company culture

and on our city attracted me to the revitalization of

One Commerce Square. I believe the same decision

by Pinnacle Airlines will have an equally positive

effect on their success and energize the continued

growth and development of Downtown.

The professionalism and experience of everyone

involved in Memphis Commerce Square Partners

is impressive. Their enthusiasm reflects this

venture’s importance to all the citizens of

Memphis, our hometown.

This is personal, and

each of us is personally

committed to the shared

success of our tenants

and to honoring the

faith shown in us by an

unprecedented show of

public and private cooperation and support for

our effort.

Be assured, the business plans and aspirations –

even the hopes and dreams – of everyone locating

in One Commerce Square will be made to feel

right at home.

And again. In 2011, one of our proudest icons

is being lovingly renovated to reflect progress yet

again. Significant upgrades throughout the building

assure that One Commerce Square is every bit as

relevant today as then. From windows to entrances,

elevators to restrooms. From garage ingress and

egress to upgraded concourse auditorium. From lobby

aesthetics to LEED certification. Informed by history,

directed by current need, and enabled by technology,

One Commerce Square is the once and future king of

this city’s business addresses.

Amenities of ONE.Location. None better, on Main between the corners of Union and Monroe – known as the corner of Main and Main in the Central Business District – the corner of Memphis and the world.

Space. None more accommodating. Full floors available with 13,750 square-foot floorplates, the only Class A building Downtown with abundant availability in newly renovated space, up to 25,000 contiguous square feet. Parking is not merely convenient, it’s attached and secure 24/7.

View. None comparable. Panoramic, unique – a 360º visual essay of what makes where you are what it is.

Personality. None more interesting. From the stunning four-story lobby and stone column sentinels of the fabled annex to the timeless lines and time-honored success stories of the tower. From the recessed Main Street Courtyard to the Pinnacle Airlines headquarters. From top to bottom, everything is looking up.

Local Ownership and Management. None more professional. Ownership is famously local, successful, and engaged. Management is notably experienced, responsive and onsite.

Landing at the OneWhen the new owners of One Commerce Square

broke the news in December of 2010, it was more

than an announcement.

It was a revelation.

When city and county government coordinated

their efforts with the owners, the Center City

Commission, the state of Tennessee and the

financial and commercial real estate communities

to make it happen in record time, it was more than

surprising.

It was close to miraculous.

And when the

people of Memphis

turned out to

welcome Pinnacle

Airlines to their

new headquarters

in Downtown

Memphis, it was more than a lease signing event.

It was a party.

“It’s critical for Memphis to have a vibrant

Downtown office market because we are

competing with other cities for talented, creative

people who want to live and work in a walkable,

urban community. Our Memphis skyline gets a

major vibrancy boost today.”

Paul Morris, CEO

Downtown Memphis Commission

The wingspan of this one is about 170,000

square feet on floors 2-14 with about 650 people

on board, and the payload is about to light up

Downtown and keep it bright for years to come.

And there’s still plenty of room at the top.

WELCOME ABOARD.

floors are renovated.

HVAC• Core improvements including a new chiller to comple-

ment the new cooling towers added in 2009.

nage and overall graphics.

ONE.COMPLEMENTS YOU

One building understands that successful business has to

stay in touch, in close proximity to where things happen

and in close contact with those who make it happen.

Momentum is contagious, and you need to be close

enough to catch it. Energy is electric, and you have to be

close enough to feel the charge.

From here, you can recognize this city’s personality. And

this city can recognize you.

One is close to perfect.

AND NOTHING ELSE COMES CLOSE.

the view fromAmerica’s most famous river runs its course two blocks away,

Across the street, world-famous ducks march every day to The

Peabody lobby fountain, and people from everywhere flock to The

Rendezvous for world-famous ribs across the street from that.

America’s music is played two blocks away along its birthplace,

Beale Street, and one of the NBA’s hottest teams plays right next

to it in the spectacular FedExForum.

Bats crack a block away at AutoZone Park, considered the finest

minor league ballpark in the country, and fresh-roasted peanuts

crack every day at the Peanut Shoppe, a funky little sliver of salty

local flavor just next door.

The trolley right in front of you connects the artists of South Main

with The Memphis Symphony in the Cannon Center, government

offices and courts with Broadway at The Orpheum, the innovative

and award-winning neighborhoods of Harbor Town and Uptown

with the imaginative residential conversions of historical buildings

all over Downtown.

From emerging cuisine to street fare, steak to sushi, from the

international to the very local stuffed avocados in the venerable

Little Tea Shop, you’ll find your flavor so close you can just about

taste it.

And when Memphis celebrates, you’ll not only be invited, you’ll

be right in the middle of it.

People who work for, with and around you work better in environments suited to them. They’re more productive when work-style is in step with lifestyle, when what they like to see and do is seen and done easily and naturally.

Running into colleagues and clients on a walk down Main Street is warmer than mak-ing a cold phone call. Seeing friends in a park beats seeing them online.

More than an office park or a building iso-lated off an interstate, an office has to be part of something larger, something mean-ingful that gives added meaning to work, that adds personality to experience. More

than just connected, it’s being connected from along the Riverwalk, or from a seat in FedExForum, or from WiFi in Court Square. More than just convenient, it’s convenient to things like the art gallery down the block, or a picnic at the Ornamental Metal Museum gazebo, or a set at B.B. King’s.

While the upgraded efficiency of our el-evators and climate control, the flexibility of our floorplates, even ready availability of space might all be expected, where One Commerce Square is, who’s in it, and what they’re into can never be taken for granted.

The workstyle of One Commerce Square is not just in style. IT SETS STYLE.
