There has been a 22% increase in the number of products available for first time buyers since the start of this year., according to Moneysupermarket.com The biggest increase has been in the number of mortgages available at 80% loan to value (LTV) with a 76% rise since January. There is also good news on the rate front, with the average rate for 90% LTV products dropping by 0.33% to 5.82% since January. The average rate available on loans up to 85% LTV has fallen by 0.96% to 5.02%; meaning a first time buyer with a £150,000 mortgage at 85 % LTV will now be repaying £878.63 a month, compared to £964.62 in January. It is not all good news however, as the average rate for 95% mortgages has increased by 0.2%. Also, we have only seen a small increase in the number of products available in the 85, 90, and 95% LTV categories, which mean many would-be first time buyers are still struggling to get onto the property ladder. Clare Francis, site editor of moneysupermarket.com, said: “It’s encouraging to see the number of mortgages available for those with reasonably small deposits increasing, but there is still a premium on rates for loans available up to 90% discouraging many first time buyers. The best rates are still only available to those large deposits - you need at least 25% and in some cases 40% to qualify and this is pricing many out of the market. “First time buyers are integral to keeping the housing market moving - if there aren’t enough people jumping on at the bottom the market will eventually grind to a halt. A shortage of first time buyers is evident around the country with many people struggling to sell their properties. Unless more lenders start offering 90% mortgages at affordable rates, it is difficult to see how this will be resolved. Increased competition would also help to push rates down, bringing the cost of mortgages available at high LTVs closer to the market-leading deals. “Despite Base Rate having been left on hold at 0.5 % again this month, an increasing number of economists believe interest rates will start rising sooner rather than later. Anyone thinking of buying for the first time may therefore be better off acting sooner rather than later as mortgages rates are likely to go up too. PLEA TO BUILD MORE HOMES THE home building industry has urged the Government that more new homes must be built. At present there is an under supply of homes and more needs to be done to address this problem, according to Steve Turner, head of communications at the Home Builders Federation. He warned that the shortfall could result in serious problems to society as well as the economy if steps were not taken now. He warned that there have already been noticeable effects seen in the amount of people in their 30s who are living at home. “We estimate that we have already got a housing shortfall of a million and [for] every year that we are not building 200,000 plus homes that million shortfall is getting bigger,” Mr Turner said. His comments were in response to the new report from the Policy Exchange, which proposed a community-controlled planning system with those who are the most impacted by construction deciding on what should be built. The HBF is the representative body of the home building industry in England and Wales. Last year saw the lowest number of new homes built since 1923. Each new home built creates 1.5 full time jobs plus up to four times that number in

the supply chain. Last month the HSF urged the Government not to abandon fi rst time buyers by axing crucial home-buying assistance in the Comprehensive Spending Review. HomeBuy Direct is a partially Government-backed scheme that has helped 10,000 fi rst time buyers onto the property ladder over the last two years. There is widespread concern

that its funding won’t be renewed after September this year. The Home Builders Federation has today submitted evidence to the Treasury detailing the importance of the scheme and its wider economic value. This comes after the Housing Minister, Grant Shapps, committed the Government to helping young people meet their aspirations to own their own home.

Ask any agency you’re thinking of appoint-ing which scheme it has joined, and check the membership on the scheme’s sites. You need to fi nd out the commission charged by each of the agents you call and also fi nd out about their service. Where do they advertise, how often, how much traffi c does their website get. Once you’ve made your pick, check the terms to make sure you are happy with

what you are signing. Always check that you won’t be liable for any charges unless the property is sold, and that you will only have to pay on completion.

For engineers at Warmer Heating this is one of the busiest times of the year. The number of emer-gency call outs per day is said to be increasing as it starts to get colder in December and January and the increase on gas con-

sumption leads to an increase in boiler breakdowns. Derek Holcroft is the Operations Manager at Warmer Heating and manages the team that goes out on emergency calls. “You always hear people say ‘oh it’s typical my boiler breaks down the week before the family arrives for Christmas’. But if you test it before the cold weather hits and you really need your heating you can make sure the system’s

working and there are no prob-lems. If you have health issues or are older, having no heating when the ground is freezing outside can create serious issues”. Derek suggests giving your cen-tral heating a health check before it gets really cold. “Run through the system. Turn it on and test all sequences. Go to each radiator, are they hot from top to bottom. If not, you might need to bleed them.”

The 2010 revival of Liverpool’s auc-tion market will be complete this week as auctioneers Venmore open their largest sale this year, with over 70 lots ranging from residential, com-mercial and land with over 10 devel-opment opportunities for landlords and investors. The auction, held at the Hilton Hotel in Liverpool One will be filmed by BBC’s Homes Under the Hammer which uncovers the tricks of the property auction trade. From an end terrace in Anfield con-verted into three flats, a shop and flat on Aigburth Road to an eight bed-room villa in Newsham Park, the sale is marked by the wide range of lots available. One of the commercial lots included in the auction is the “Banksy Pub”, the former Whitehouse pub on Berry Street. The lot is number 23 of 71 at Venmore’s Auction. In a year that’s seen a revival of the region’s property auction market, the upcom-ing auction comes on the back of a highly successful sale which made £1.3 million, sold 62.5 % of its resi-dential properties and received over 550 viewing requests between 41 properties, giving an average of over 13 per property over a three week period.” Venmore’s next auction will be held on Friday November 19 at 2.00pm at The Hilton Hotel, Liverpool One. tenancy is coming to an end and seek your instructions for re-letting or selling.Carry out a move-out inspection at the end of the tenancy. Agree any dilapidations (over and above fair wear and tear) with the tenants before releasing their deposit. “Arrange any necessary cleaning and minor repairs, deducting costs from the tenants deposit where applicable and agreed.

“We can monitor rent payments and alert you if tenants fall behind or breach the tenancy agreement” He sdded: “If you are contemplat-ing renting out a property please contact your local office to arrange your ‘free, no obligation’ rental appraisal. “A member of our professional team will only be too happy to help guide you through the full range of services we have to offer.”
