PLEA TO BUILD MORE HOMES THE home building industry has urged the Government that more new homes must be built. At present there is an under supply of homes and more needs to be done to address this problem, according to Steve Turner, head of communications at the Home Builders Federation. He warned that the shortfall could result in serious problems to society as well as the economy if steps were not taken now. He warned that there have already been noticeable effects seen in the amount of people in their 30s who are living at home. “We estimate that we have already got a housing shortfall of a million and [for] every year that we are not building 200,000 plus homes that million shortfall is getting bigger,” Mr Turner said. His comments were in response to the new report from the Policy Exchange, which proposed a community-controlled planning system with those who are the most impacted by construction deciding on what should be built. The HBF is the representative body of the home building industry in England and Wales. Last year saw the lowest number of new homes built since 1923. Each new home built creates 1.5 full time jobs plus up to four times that number in

the supply chain. Last month the HSF urged the Government not to abandon fi rst time buyers by axing crucial home-buying assistance in the Comprehensive Spending Review. HomeBuy Direct is a partially Government-backed scheme that has helped 10,000 fi rst time buyers onto the property ladder over the last two years. There is widespread concern

that its funding won’t be renewed after September this year. The Home Builders Federation has today submitted evidence to the Treasury detailing the importance of the scheme and its wider economic value. This comes after the Housing Minister, Grant Shapps, committed the Government to helping young people meet their aspirations to own their own home.

INTEREST rates will be frozen at their current, historically low, rate for the rest of the year, according to an expert. Earlier this month the Bank of England’s Monetary Policy Committee (MPC) an-nounced that the monthly rate would be kept at 0.5 per cent for the 18th month in a row. With inflation above the government’s two per cent target there had been some speculation that the MPC will raise rates.However, Martin Bamford, chartered financial planner at Informed Choice, claims it would “be a big surprise to see a rate hike now”. He said: “There is a real danger that a higher cost of borrowing could stifle economic recovery whilst doing very little to combat inflation.” Interest rates have been unchanged since March 2009, when the rate was halved from one per cent. Andrew Sentance is the only member of the MPC who has publicly advocated for an increase in interest rates. He voted for a rise of a quarter per cent since the meeting in June, “Interest rates in the United Kingdom aren’t expected to go north for the rest of the year. The base rate is at a historical low and is expected to remain for some more time” said financial analyst Charles

Baker. He works as a financial analyst for PPI Claim Company. “Customers should think about other avenues of investment to compensate for the low interest rates that they are getting. It is advisable to seek help from financial analysts with expertise in Finan-cial Service Authority as they would be able to advice customers on profitable avenues of investment,” he added. Last Thursday’s meeting stated that the

£200bn quantitate easing programme was also to continue, amid uncertainty over the course of the recovery. The economy grew by a better-than-expected 1.2 per cent in the second quarter but recent data has pointed to a slowdown since then. Interest rates have been on hold for the longest spell since the Bank took control of them in 1997.

COLIN BLEASDALE was born in Aintree, Liverpool on November 9, 1925 and died on September 9, 2010, aged 84. He was a pioneering builder and business man who contributed to the post-war development of Liverpool, Wirral and Lancashire. Along with his father, Sam Bleasdale, he was instrumental in the Bleasdale tradition of building affordable, quality and spacious houses throughout the North

West of England. The houses are today affectionately still known as ‘Sefton Houses’, with the road names chosen by Colin to refl ect his love of the Lakes (in Maghull) as well as Public Schools (in Aintree). The Sefton Building Company Ltd was based in Aintree in Liverpool and built over 30,000 houses, shops and commercial properties between 1932 and 1976. He had a unique and varied

career which included running a successful farming business in the Lake District and later moving it to Lancashire and Merseyside. He also managed an award-winning herd of Friesian cattle, as well as running a Wheelwright and Undertakers business in the Lakes. Colin demonstrated such tenacity for life that he did not retire and continued working until his death. He set a trend for working past

retirement age, continuing his eco-nomic endeavours by setting up a business with his son, Marcus, in 2001 when he was 75 years of age and established a Managing Agent and Lettings business in 2009, aged 84. Colin leaves his sons, daughter, son-in-law, daughters-in-law and eight grandchildren, a sister and a niece with a legacy of love, treasured memories, laughter and family values.

Estate agent launches “Make me an offer” week

A COMPANy which takes over the problem of collecting rent from tenants from landlords, has made advance pay-ments of more than £1m this year. Total Let Care provide insurance by offering six months upfront rent, plus legal services before managing the en-tire rent collection process themselves.The money has been handed out over the fi rst half of this year by the group following research suggesting that more and more landlords are strug-gling to collect rent from their tenants. In a recent survey, more than 90% of landlords quizzed had clients in rent arrears, with half of those questioned having had to take tenants through the courts to retrieve money owed. Nick Halliday, Sales & Marketing Director of TLC said: “In talking to landlords, we discovered their big-gest headache was getting their rent in, especially in the current economic climate. This can leave them not only out of pocket but struggling to fi nd the cash to repair and maintain their prop-erties or to invest in further buy-to-lets to extend their portfolios as banks and building societies are increasingly reluctant to loan money to those in the property industry. “Tenants in debt are stifl ing the hous-ing market so we have developed a unique product whereby landlords are

paid the equivalent of six months’ rent on their let in advance. Rent collec-tion from the tenant then becomes our responsibility. In the fi rst half of this year, we have paid out more than £1million to landlords up and down the Uk, which we hope is contributing to keeping the property market as a whole buoyant.” Leeds-based landlord Jamie warner, who has been letting homes to stu-dents and professionals in the city for the last decade, is one of those to have benefi tted from the scheme. Jamie said: “I am currently going through the court process with a tenant who is a year in rent arrears. “It is a major headache, which I could have spared myself had I been aware of TLC’s advance payment scheme sooner rather than later. PROPERTY AUCTION RAISES £3mBy PAUL JONESOn The Move Reporter

SUTTON KERSH raised over £3million at their recent property auction at the Marriott Hotel in Queen Square Liverpool. It was the largest catalogue to be offered on Merseyside for over 12 months and attracted a busy room comprising investors and owner-occupiers. The majority of deals were completed before and after the auction. Surprisingly it was the higher valued stock that sold particularly well. A mixed-use development on the corner of Hants Lane and Green Lane in Ormskirk sold for £280,000. The corner plot that consists of three terraced houses and two retail units is located in an established residential area and is just 5minutes from the town centre. It sold in the room and was guided at £275,000+. A plot of land at 44-50 Sandy Lane in Old Swan was the best performing lot of the day. Guided at £45,000+ it attracted a frenzy of bids before eventually selling for £106,000. The cleared rectangle shaped site with a frontage of approximately 27metres deep by 33metres wide, was described as being suitable for residential development subject to the necessary planning consents. The Former Laundry Cottage in Croxteth Park sold in the room for £135,000 and three of the seven pubs available also sold with enquiries for the remaining. James Kersh, director at Sutton Kersh comments “The auction result wasn’t as we had expected. Whilst percentage sales were down, the total revenue from the sale was on par with our recent sales, so we aren’t too disappointed. Surprisingly we sold a lot of higher valued stock. The investors were in attendance; it was just that many of them chose to sit on their hands. Whether this was due to a lack of fi nance or uncertainty over where the market is heading with public spending cuts on the horizon I am not sure. The revenue from the sale was good so we must remain positive.”

Tenant demand rise means boom time for landlordsLANDLORDS are celebrating an increase in demand, meaning an increase in prices research has shown. The average cost of renting a home in the UK rose by 1.4% dur-ing the month to £686, the highest level since September 2008, ac-cording to LSL Property Services.

The rise, which was the biggest monthly increase since August last year, is being driven by a shortage of properties to rent as increasing numbers of people put plans to buy a home on hold. David Newnes, estate agency managing director of LSL Property Services, said: “Rents are jump-

ing up as more and more potential home buyers opt to rent. “People are wary of a crash in house prices and concerned over the effect of government cuts on their own ability to meet long-term fi nancial commitments. Addition-ally, many can’t get a mortgage at an affordable rate.

“Furthermore, the huge number of reluctant landlords we saw renting out property last year have now had the opportunity to bank their gains and sell up.” Landlords in the South East made the steepest rent increases during August, hiking their rents by an av-erage of 2.8%, followed by those

in London at 2%. LSL also reported a rise in the number of tenants who had fallen behind with their rent during August, with an estimated £266.3 million owed to landlords, the equivalent of 11.3% of all rent due, a 25% jump on the £212.9 million that was owed in July.
