veryone dreams of owning a home
in South Florida. There’s an abun-
dance of sunshine, great boating
and beaches, and fabulous golf, not
to mention many cultural attractions

are so hemmed in by the sprawling metropolis that

vated by the natural setting and was intent on preserv-
ing as much of it as possible.
The sense of space also extends to the low density
of homes in the community’s 456 acres, of which 90
acres are natural marshland. There are just 184 home
sites—all single-family, traditional-style homes with
both golf course and marsh views.

lion and in size from 3,000
square feet to more than
11,000 square feet. Lot sizes
range from a half-acre to one
acre and start at $500,000.
The architecture is in harmony with nature, giving
Old Marsh much more of a “lowcountry” Carolina
feel. There are no grandiose Mediterranean-style
mansions with barrel tile roofs crammed next to each
other like you find in many other communities. Resi-
dents are free to choose their own architect, so each
custom home is distinct. There is a preferred builder
program that features some of the best custom home
builders in the area, such as First Florida Develop-
ment and Construction, Inc., Maxwell Building Cor-
poration, and Purucker and Marrano Custom homes.
Each builder brings with them years of experience of
building high-end
custom residences.
“This is not a cookie-cutter
community, and I found that
very refreshing,” says Mike
Stenko, who has lived
at Old Marsh with his wife
Christine, for four years. “I just
love the isolation and quiet-
ness. Every street ends in a cul-
de-sac. To have 400-plus acres with just 180 homes and
a golf course is unique for this area. You have to see it to
believe it.”

There is a very active social life in the community.
Much of the socializing takes place at the 22,000-
square-foot clubhouse, which is filled with rare golf
memorabilia. It overlooks a five-acre lake that sepa-
rates the 9th and 18th holes. In addition to the formal
dining room, there’s a mixed grill, lounge, and men’s
grill. With two Har-Tru courts, the community also
has an active tennis scene.
The main sport at Old Marsh is golf, and the course,
which Dye built in 1988 and refurbished in 2004, is one
of his best. Members get to uncover all of its wonderful
subtleties with repeated playing, which isn’t difficult
since no tee times are necessary. With an outstanding
caddie program and white gravel paths, the course is
walker friendly. Not surprisingly, it became an Audubon
Cooperative Sanctuary in 1998, with all irrigation water
from the course draining into a series of retention
ponds to keep it from seeping into the wetlands.
That environmental sensitivity is what you’d expect
at Old Marsh, where the trumpeting trill of a sandhill
crane is about the only thing that breaks the silence.
