INVESTMENT OVERVIEW

Arby’s is located on the west side of Southside Boulevard, in Jacksonville, Duval County Florida, approximately 7 miles southwest of the Jacksonville Central Business District. The site is an outparcel to a shopping center anchored by Publix and various retail stores. Other retailers in the area include Deerwood Park, Burger King, Wells Fargo Bank, Chick-Fil-A, McDonalds.

AREA HIGHLIGHTS

Jacksonville and its five surrounding counties make up Florida’s First Coast, so named because it is located on the Atlantic Coast int he northeast corner of Florida. Jacksonville has a populations of over 850,000 and trending upwards.

TENANT INFORMATION

Arby’s was founded by Leroy and Forrest Raffel in 1964, with their first restaurant opening in Boardman, Ohio. The Arby’s brand purpose is to “inspire smiles through delicious experiences.” Arby’s delivers on its purpose by celebrating the art of Meatcraft with a veriety of high-quality proteins and innovative, crave-able sides, such as Curly Fries and Jamocha shakes. Arby’s Fast Crafted restaurant services feature a unique blend of quick-serve speed combined with the quality and made-for-you care of fast casual.

Arby’s was the first nationally franchised sandwich restaurant brands and ranks as the #2 sandwich chain with more than 3,400 locations across the US and in a handful of other countries. The company is unique in the industry because such a large percentage of its estate is made up of corporate-run locations. The company-owned outlets account for the bulk of Arby’s sales and gives the company a large footprint from which to quickly make changes to how the chain operates. More than 1,100 Arby’s locations are company-owned, while the rest are franchised. In mid-2011, The Wendy’s Company sold a majority stake in Arby’s to Roark Capital Group. The Wendy’s Company still controls 18.5% of Arby’s. As part of the deal worth a total of $430 million. Roark Capital agreed to pay $130 million in cash for an 81.5% stake in Arby’s and assume $190 million of the sandwich chain’s debt. Roark Capital intends to sink $50 million into improving Arby’s concept.
