Property Sales October Property sales were 818, up 2.3% from 800 in October of 2013 and 1.4% higher than the 807 sales last month. October 2014 sales were at theirhighest level compared to October of 2013 and 2012. October YTD sales of 7,534 are running -0.5% behind last year's year-to-date sales of 7,574.

Prices The Median Sales Price in October was $199,500, down -2.7% from $205,000 in October of 2013 and down -0.2% from $200,000 last month. Inventory & MSI The Total Inventory of Properties available for sale as of October was 5,311, down -6.0% from 5,649 last month and up 8.8% from 4,881 in October of lastyear. October 2014 Inventory was at highest level compared to October of 2013 and 2012. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The October 2014 MSI of 6.5 months was at a mid rangecompared with October of 2013 and 2012.

Market Time The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate amove towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for October was 68, equal to 68 days lastmonth and up 1.5% from 67 days in October of last year. The October 2014 DOM was at a mid range compared with October of 2013 and 2012.

Selling Price per Square Foot The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impactedby the 'mix' of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values. The October 2014 Selling Price per Square Foot of $129 was down -0.8% from $130 last month and down -1.5% from $131 in October of last year.

Selling Price vs Listing Price The Selling Price vs Listing Price reveals the average amount that Sellers are agreeing to come down from their list price. The lower the ratio is below 100%the more of a Buyer's market exists, a ratio at or above 100% indicates more of a Seller's market. The October 2014 Selling Price vs List Price of 96.5% wasup from 96.3% last month and up from 96.4% in October of last year.

Inventory / New Listings / Sales 'This last view of the market combines monthly inventory of Properties for sale along with New Listings and Sales. The graph shows the basic annualseasonality of the market as well as the relationship between these items. The number of New Listings in October 2014 was 1308, down -13.5% from 1,513last month and up 1.6% from 1,288 in October of last year.
