The 2012 HBANKY HOMEFEST, opened on July 27th following a Preview Party which was sponsored
by the Scheben Group, Inc. We would like to thank Adam Miller Homes for their presenting sponsorship as well as Kentucky Federal Savings & Loan Association for their official sponsorship.
This single site show featured 5 professionally built and fully decorated homes in Manor Hill in Independence, Kentucky. The Home Builders Association of Northern Kentucky was proud to bring this event back to this area. Adam Miller Homes, Fischer Homes, Maronda Homes, and Dave Kinder Construction created a single site show to remember. As a result many of the homes have been sold and many more are being sold in other areas as a direct result of the event.
This year’s show was well attended all three weekends. One of the crowd’s favorite features of the show was the newly added concession stand. Lother’s Catering offered a delicious menu that included pulled pork, mac & cheese along with brats and mets.
The ticket holders had a tough time deciding who to vote for in the People’s Choice Awards for Favorite Home and Favorite Interior. All five homes were crafted with the finest, update materials and offered a vast array of floor plans. The interior designs were crafty, innovative and unique. The final tally for Favorite Home was awarded to The Glassmeier by Adam Miller Homes. The Cassedy by Kinder Construction won the crowd over for Favorite Interior. All five homes represented the very best quality available in Northern Kentucky.
HBANKY’s Registered Builders and Developers are looking forward to future shows. The 2013 HOMEFEST will be held at the Equestrian in Triple Crown on July 13-28. The 2013 Parade of Homes will be located at Saylor Woods in Independence, Kentucky on September 7-22. Both Registered Developers have begun the process to sell lots to Builders.
Thanks to everyone who helped make HOMEFEST at Manor Hill a success. For more information about our home shows and why you should work with a Registered Builder visit www.hbanky.com. If you are interested in building a home in the 2013 HOMEFEST or Parade of Homes call Melanie Meyer at (859) 331-9500.

After initially declining, Kentucky has joined the $25 billion mortgage loan servicing settlement between forty-nine states and five of the nation’s largest banks –
Bank of America, JP Morgan Chase, Wells Fargo, Citi and Ally/GMAC (the “Banks”). The settlement intends to remedy illegal and unfair practices in mortgage loan servicing by imposing severe financial penalties on the Banks and providing extensive relief to affected consumers. Kentucky Attorney General Jack Conway
and a handful of other state attorneys general initially refused to sign the settlement, because it precluded a broad range of future criminal and civil actions against the Banks. However, Attorney General Conway agreed to join the settlement on behalf of Kentucky when the terms were narrowed to preserve all criminal actions and any civil claims not covered by the settlement.
The settlement focuses on reworking the mortgage loan servicing and foreclosure process. Specifically, the settlement emphasizes the elimination of “robo-signing,” which involves electronically signing foreclosure documents without the presence of a notary and without verifying the accuracy of the documents. “Robo-signing,” along with other misconduct, contributed to many problems in the foreclosure process, such as long delays, lost paperwork, incorrect filings, and most importantly, many foreclosures that otherwise could have been prevented. Other terms of the settlement provide refinancing assistance for negative equity loans and principal reductions for certain loans affected by the Banks’ misconduct.
Kentucky will receive $58.75 million of the $25 billion settlement, which will be apportioned as follows:• $20.1 million will go directly to Kentucky’s consumer protection programs, which will help prevent future foreclosure violations and other issues with loan servicing;• $12 million will be available to consumers for principal reductions and loan modifications, both of which will help prevent future foreclosures and aid the recovery of the housing market;• $15.9 million will be used to help consumers refinance negative equity or “underwater” mortgage loans. Most consumers with negative equity mortgage loans have previously been unable to attain refinancing; and• up to $10.8 million will be paid directly to consumers whose homes were foreclosed upon using “robo-signing.” Each affected consumer will be eligible for up to a $2,000 direct payment.
It is important to note that the settlement is extremely complex and it may take the Banks up to nine months to contact eligible consumers. Those consumers unsure of their eligibility may contact their servicing Bank directly. Consumers with a servicing bank other than the five listed above are not eligible for direct benefits.
Although this is a landmark settlement for the loan industry, it does not cover all of the misconduct by the banking industry over the past several years. Rather, the relief focuses primarily on “robo-signing” and other specific procedures related to mortgage loan servicing. Most notably, the settlement does not cover or release any claims against Mortgage Electronic Registration System Inc. (MERSCORP), which involve false statements by MERSCORP agents in affidavits that led to improper foreclosure proceedings. In fact, Attorney General Conway, as well as other state attorneys general and the federal government, have shown a commitment to continue investigating claims against MERSCORP and other misconduct in the financial crisis.

The HBA Northern Kentucky and Enzweiler Apprentice
Training Program has partnered with , “Point Arc of Northern Kentucky” to provide some experiences for young people who are interested in the Construction Industry.
The Point Arc of N. Kentucky is a full service agency that serves the needs of persons with intellectual disabilities. Their Career Exploration Program has been
designed to build upon and reinforce the employment skills are taught in our “Pre-Vocational Skills” class, a high school transition program, which gives our students an opportunity to experience several, varied work experiences. We believe this helps them to identify and process their career likes and dislikes, while discovering their abilities and strengths.
The students will be working with the Staff and Students of the Enzweiler Apprentice Training Program to lean basic skills and practice using tools that they may someday use in their professional life.
