Continuing our discussion on decksand their attachment to the house …

In order to address both the vertical loading (people, furniture, etc., on the deck) and lateral loading (seismic, wind, etc., from the side), a pressure-treated ledger at the face of the home is required. e joists can no longer be attached solely with joist hangers to the rim of the structure.

e ledger must be anchored with lag bolts or screws into the rim and not through the use of nails. Note also that any metal fasteners or connectors that come in contact with pressure-treated wood must be hot-dipped galvanized or stainless steel due to the corrosive nature of current pressure-treating processes.

To prevent the deck from racking, additional mechanical fasteners are required. ese hold-down devices shall be installed in not less than two locations and each device shall have an allowable stress design capacity of not less that 1,500 pounds. Note that these de-vices do need to connect to the framing inside the home. See the gure below. For questions on the allowable capacity of the hold-down device, check with the supplier.

Member News!Certi ed Aging in Place Specialists (CAPS) offer design solutions for safe, independent living at home

Jac Osborn, owner of by Design Group, recently has become the only CAPS certi ed remodeler in Clallam County.

ose seeking help with adapting their homes to meet changing lifestyles need look no further than a Certi ed Aging in Place Specialist (CAPS). Undergoing a remodel is a daunting prospect under any circumstance. When faced with an emergency such as an injury or if aging parents unexpectedly move in, it can be even more so. Consulting a CAP Specialist can ensure that you receive com-prehensive, practical information that allows you to make informed choices about neces-sary home modi cations.

Studies by the American Association of Retired Persons (AARP) indicate that older homeowners prefer to “age in place,” which means staying in your home safely, inde-pendently and comfortably, for as long as

you wish. e National Association of Home Builders (NAHB) in collaboration with the AARP developed the CAPS program to meet the growing needs of the baby boomer housing market. Seventy-seven million baby boomers are reaching retirement age in the rst years of the 21st century and 49 percent of them do not feel that their home will fully meet their needs as they grow older, accord-ing to the NAHB.

CAPS graduates are specifically trained to work with older adults to renovate their homes for “aging in place.” A CAPS con-sultation addresses the code issues, safety issues, common remodeling expenditures and projects, product ideas and the re-sources needed to provide safe housing so-lutions.

by Design Group, Inc. features Best Bath System’s barrier free walk-in bath tubs and low-threshold showers designed for seniors and people of all abilities.

Osborn is the only CAPS certi ed remodel-er in Clallam County and invites anyone who wishes to learn more about safe bathing and

“aging in place” to stop by their showroom, located at 11 E. Runnion Road from 9 a.m.-4 p.m. Monday-Friday or call them at 582-1843 to arrange a free in home CAPS consultation. Learn more about home modi cations and “Aging in Place” at www.nahb.org/remodel — National Association of Home Builders or www.naipc.org — National Aging in Place Council or www.aarp.org/ — American As-sociation of Retired Persons.

Builder looks to get best value for their clients

Larry Loucks, material and labor estima-tor for Estes Builders, has enrolled with Reed Construction Data company to learn how national material and labor costs averages compare with what Estes Builders has expe-rienced. “We are always looking at ways to help our clients’ budgets go further so if we discover our trade partners and suppliers are not in line with what national prices are, we want to know about it and negotiate for better pricing,” said Loucks. Reed’s construction da-tabase provides up-to-date pricing on local-ized construction materials labor and equip-ment costs.

About Estes BuildersFounded in 1989, Estes Builders designs

and constructs custom homes throughout the Olympic and Kitsap peninsulas includ-ing Port Angeles, Sequim, Port Townsend, Poulsbo, Kingston, Bremerton and Silverdale. ey have been a North Peninsula Building Association Built Green member since its in-ception and they are an Energy Star partner. Estes Builders also has received several na-tional accolades. e company is a two-time recipient of the prestigious National Housing Quality Award, ranked second nationally in Homeowner Satisfaction-Excellence in Class and named America’s Best Builder by the publisher of Builder Magazine. Estes Build-ers is among fewer than 1 percent of build-er-leaders nationwide to become a Quality Certi ed Homebuilder through the National Association of Homebuilders Research Cen-ter. Its website address is www.estesbuilders.com or phone 800-630-4399.
