Shores is the premier timeshare resort located right in Daytona Beach Shores. Gaze out on the

FAQ’s

Q: Your resort advertises itself as having floating timeshares, what does this

mean?

A: Some resorts have only fixed weeks in which you own a specific week, and are

“fixed” to that unit and week that is on your deed. In a resort that is on a floating

schedule like ours, you can use your owner’s week anytime within your scheduling

period i.e. prime, preferred, etc. (subject to availability). Your unit is also floating

which means if you are deeded a lower floor, but like to be higher up, you can

request this at check-in.

Q: What does prime mean?

A: Prime unit/weeks can be used any week throughout the entire year (subject to

availability) except for weeks 6 and 7 of the year (which are our fixed race week

units).

Q: What does preferred mean?

A: Preferred unit/weeks can only be used during weeks 1-4, 38-45 and 47-50 of the

year (subject to availability). See attached yearly schedule for more information.

Q: Okay, what happens if I use my owner’s week, but I happen to be passing

through town and would like to stay a few days?

A: If an owner (that is on the deed) is staying here outside of their owner’s week,

they can rent a unit at the Owners Rate. This is if a unit is available for rent, and

the owner can’t make reservations using their Owners Rate more than two weeks

prior to the desired stay at the resort..

Q: What are the prices when using the Owners Rate?

A: During peak times, the owner’s rate is $75 per night (plus tax and surcharge) for

one bedroom units and $95 per night (plus tax and surcharge) for two bedroom

units. During non-peak times this drops down to $55 per night (plus tax and

surcharge) for one bedroom units and $75 per night (plus tax and surcharge) for

two bedroom units. (see the last page for peak/nonpeak times) The owners rate is

only available two weeks or less prior to your desired check in date.

Q: What do I do if I made a reservation, but I need to cancel it?

A: We like to have at least 30 days notice (especially during our peak times) when

a reservation is being cancelled if you are intending on keeping your owner’s

week. In order to cancel, you need to email/send/fax/bring a letter with your

signature on it stating that you want to cancel your reservation. Unfortunately, if

you paid a deposit on a reservation using your Owners Rate, this can’t be refunded

if cancelled as this would have been done within two weeks of your stay. If there is

a medical emergency, please contact Reservations at 1-877-504-4833.

Q: What if I buy a One Bedroom Unit, but one year I would like a Two

Bedroom Unit?

A: If you have already made your reservation using your owner’s week for the

week you were wanting with your one bedroom, you can call Reservations two

weeks prior to your stay and ask if a two bedroom is available as an upgrade for

the week. If it is, you can upgrade your owner’s week for $168.75 (including all

taxes).

Q: What if I buy a Preferred Unit, but one year I want to use my owner’s

week during Prime Weeks?

A: You can call Reservations two weeks prior to your desired stay, if they have

an owner’s week available during your desired stay, you can upgrade your owner’s

week for $168.75 (including all taxes).

Q: I heard that you will rent my owner’s week for me. How does this work?

A: If you are having the resort rent your week for you, you must first sign a rental

agreement. On that agreement, you choose the week you would like to put up for

rent (subject to your reservation schedule i.e. prime, preferred, etc., and our

availability). You are then entered into a pool with other owners for that week of

the same unit type i.e. one or two bedroom units. Whatever amount is brought in

(before taxes) whether no money is earned or all units have rented, is split among

all of the people in the pool after a 10% commission for the resort. To be entered

into the pool your rental agreement must be received at least two weeks prior

to your reservation check in date.

Q: What happens if I can’t use my owner’s week one year?

A: If you cant use your owner’s week, your options are: send a guest in your place

(you must email/send/fax/bring a letter with signature authorizing this guest to use

your week after you have made the reservation), rent your unit on your own, put

your unit up for rent through the resort, or bank your week with an exchange

company such as RCI, DAE, New Horizons, and Interval International.

Q: What if I wanted to come by for the day and use the pool, sauna, or even

just park at the resort so that I can walk onto the beach.

A: Once you are an owner (on the deed), you can come by and use the facilities for

the day as long as you let the front desk know that you are here and give them the

tag number of the vehicle you brought with you. This is a courtesy provided only

to our owners at no additional charge. While you are here if you would like to use

the amenities packages they are also available, $5.33 for the day.

Q: If I purchase a unit/week, but change my mind, how long do I have to

cancel?

A: There is a 10 day closing period which begins the date you signed the purchase

agreement. During these 10 days, you must send your cancellation request to us in

writing.

Q: What if I wanted to make my reservation for next year?

A: Reservations can be made up to a year in advance; however, all maintenance

fees for the following year will have to be prepaid. If billing for that year has not

yet been configured, you can prepay the estimate which is based on the current

year’s maintenance fees. Fees are added November 1st for the following year.

Q: What happens if 10 years from now I decide I don’t want my timeshare

anymore? Will the resort buy it back?

A: Unfortunately, because our resort is a not-for-profit corporation and our

timeshares are deeded property, we don’t have a buy back program at this resort. If

you wanted to give up your timeshare, you can sell or give it away privately to

friends, family members, or other private parties. Pending board approval, you can

also donate it back to Tropic Shores Condominiums.

Q: What are the average costs of the yearly maintenance fees, and when are

they due?

A: Depending on the unit type and week, the fees change. Billing is done in

November, and usually arrives by December. Your maintenance fees are always

due on January 1st of each year. If they haven’t been paid by February 1st, a late fee

of $25 will be added to your account. If they still haven’t been paid by March 1st,

your account will receive a Lock Out fee of $15 and will be sent to a third party

collections agency in accordance with Florida Statute 721.15(3).

Q: How old do you have to be to CHECK IN?

A: You are required to be 21 years old in order to CHECK IN.

Q: What time is CHECK IN/OUT?

A: CHECK IN is at 4:00pm on the date of your arrival, and CHECK OUT is at

10:00am on the date of your departure. This time is strictly enforced as we have an

allotted time to get our units cleaned and ready for our next guest’s arrival at 4:00

p.m.

Q: What type of rooms do you have available?

A: We have One Bedroom units and Two Bedroom units. All of our units are

ocean front. One Bedroom units have a queen sized bed in the bedroom and a

queen sized sleeper sofa in the living room. Two Bedrooms have a queen sized bed

in both bedrooms and a queen sized sleeper sofa in the living room.

Q: How many people are allowed in a room?

A: One Bedroom units can hold a maximum of four occupants, and our Two

Bedroom units can hold a maximum of six occupants.

Q: What are the pool hours?

A: Our pool is open between the hours of 8:00a.m.and 11:00p.m.

Q: I heard that you rent chairs to guests. How much does that service cost?

A: We provide bikes, helmets, beach chairs, umbrellas, boogie boards, etc. (on a

first come first serve basis) as part of our Amenities Package. This Package is

available to our owners renting at a rate of $5.33 per day or $26.63 per week (tax

included). Non-Owner rates are $9.59 per day or $53.25 per week. If you are

visiting on your owned week, you may receive this package for free.

Q: Are we allowed to bring pets to your resort?

A: Unfortunately, pets are not allowed at the resort or on the resort’s property. We

will be happy to provide boarding information.

Q: Is there a security deposit?

A: Yes, upon checking in, we require a $100 security deposit per room. This is

only an authorization. If there are no problems after CHECK OUT, we release the

authorization.

Q: Does your resort have any on-site activities?

A: Yes, we do many fun activities for the whole family to enjoy. Please visit the

activities tab under the “Experience” tab located on the home page of our website.

Q: Someone in my party is handicap; do you have anything to assist them?

A: Yes, we have the following items available at the front desk upon request:

• Visual/audio alarm smoke detector

• Telephone decoder for the hearing impaired

• Bath Bench

• Bathtub Rails

• Toilet Rails
