Novocastria are one of the leading lettings agencies in the North of England. We offer a unique lettings service that is designed with the landlord in mind.

Our turn-key property management service covers all aspects of lettings. We have developed comprehensive systems and processes to make sure everything runs smoothly. You will receive a total armchair experience with all aspects of running your property taken care of. Our standard charge is 10% plus vat per calendar month.

We genuinely care about offering a first class service and you will see this shine through in our work. Novocastria is built on a high service level standard that includes agreed levels of response times, returned calls and answered emails. At Novocastria we do what we say we are going to do.

tenant Find service

Novocastria are happy to provide a tenant find only service for landlords who wish to manage properties either on their own or via another lettings agent. We market across all major web portals as well as the smaller sites that we find work well. We charge a standard fee of half the first month’s rent as a one-off fee.

coMPrehensive tenant reFerencing

Novocastria provide luxury professional, key worker and student accommodation to selected markets in the North of England. It is only right and proper that those properties are then occupied by quality tenants.

We have one of the best referencing partners in the UK, Van Mildert Group, who meticulously reference every ap-plicant to ensure they are credit worthy, have no CCJs or financial issues and are suitable for becoming a Novocastria tenant.

Many tenants are also required to provide a guarantor on their tenancy who is also then credit referenced which pro-vides further landlord protection. Our tenant referencing services are included in our fee schedule automatically and apply both to the tenant find service as well as our full management service.

certiFicates and LegaLities

The main legal requirements for letting property in the UK are the gas certificate, electrical certificate and an energy performance certificate (an EPC). We have assesors and accredited tradesmen on file who can provide these if you do not already have them.

In addition to these main certificates we will also from time to time be required to assist with planning issues, HMO li-cences, warranties, PAT testing and more. Novocastria is skilled in the legal requirements for various types of property and we can guide you through the process step by step.

We can also provide a registration service for landlords to register with local and national schemes if they desire.
