What a wonderful opportunity to step back from our busy lives to reflect on the blessings of our lives and to share time with those we love. It is also a time to reflect on the suf- fering of those not so fortunate. Again, have a great holiday. 2015 Budget On October13, the Parke Board of Directors approved a draft of the 2015 Parke Homeowners Association budget. The draft budget calls for a $2 increase in the monthly assessment for a total monthly assessment of $188. As you know, this draft budget is out for a 30-day review and will be ready for final Board approval at the November 19 regularly scheduled Board meeting. As was pointed out in my October President’s Corner, over the years as The Parke infrastructure ages, repair, maintenance and replacement costs are beginning to show significant in- crease and we, as a community, are required to face this real- ity. We must protect our Parke investment. We have virtually “straight lined” the Parke assessment over the last four years with a small increase in 2014. We are now at a crossroads and must start to make some hard decisions in order to maintain the high standards we have set for our Parke investment and amenities. We have developed data which clearly indicate that our surpluses, assuming no significant decrease in spending, will be depleted over the next few years placing The Parke in a “pay as you go” position. We are taking full measures to keep expenses at minimum levels, but we also understand that we must be realistic and not take unnecessary risks. Of course, there may be opportunities to create surpluses as we work through the future years through sound financial man- agement, but we must budget at a level that is truly realistic, not what we hope will occur in the future. Therefore, even though we could maintain the straight line approach for a few years, we believe that doing so would require significant increases in our assessments a few years into the future. We do not believe this fulfills our fiduciary responsibility to The Parke community. Therefore, we are suggesting small incremental increases through 2018 with an estimated assessment of $198 at that time (assuming no un- foreseen significant incidents occur). The first increment for 2015 is recommended at $188 per month. Future Boards are not required to follow our recommendations of slight incre- mental increases; however, the current Board feels this is the most responsible course of action given all aspects of current financial information available. We certainly hope that our members understand the need to begin the process of raising our assessments. From time to time it becomes im-portantforCovenantstospeakaboutitsrole as resident advocate. In this role,theCommitteeoritschairpersonreceivesquestions from residents concerningproblems they have experienced. Cov-enantshasaddressedtheseissuesinatimelymannerandre-ported back to the resident who made the original contact.Sometimestheproblemhasbeensolved.AttimestheCom-mitteewasunabletogivetheresidentthesolutiontheywant-ed. WealwaystrytorespondwithanexplanationbasedonTheParkegoverningdocuments.Recently,anissuewasanonymouslybroughttotheatten-tionof theCovenantsCommittee. While theCommittee istaking this issue seriously, it cannot respond to the residentwhomadetheinitialcontact.Ifasolutionisfound,itwillnotbepossible toanswer the residentbecausewedonotknowwhotheyare.Theprivacyofotherresidentsmakesitimpos-sibletoissueageneralanswer.CovenantsCommitteetakestheprivacyofallresidentsveryseriously,butwealsowishtofulfillourmandateandrespondtoresidents. We bring this up for two reasons. Thanksgiving – Giving Thanks“ThankYou”isanexpressionthatislosingitsexistencein today’s world or rather is an overused expression, that itnowlacksitspurposeinmostsituations.Butwhenaheartfelt“ThankYou”isgiven,andthereceivingpersontakesthetimetoacceptitandacknowledgeitspowerisundeniable.Iamguiltyofsaying“Thankyou”attheendofnearlyev-eryphonecall,whichmosttimesareappropriate,butinsomeinstancesitisnotappropriate.Forinstance,someoneisaskingmeforinformationandIamabletoprovidetheinformationandthenIstatethatawkward,non-complicitThank You.So,inaway,Icontributetothegeneralizationof“ThankYou.”Buttoday,Iwanttoexpressmysincere gratitudetothoseresidents that volunteer each month, sometimes multipletimes during the month, as Certified Resident Representa-tives(CRRs).Theyvolunteertheirtimeatthefrontdeskeachmorningandevening,allowingtheClubhousetobeusedbytheearly risersand latecomers. Thisvolunteered timealsoallowsstafftoworktogetherforthemajorityofhoursduringtheday,accomplishingteamworktasksandbuildingcamara-derie. Thenumberof thesevolunteershasdroppedover thepastyearandyoumaybesurprised toknowthat themajor-ityof those that remainhaveserved for fiveormoreyears!Thatspeaksvolumes–andbegsthequestion–whynotmorevolunteersorwhythesameforthepastfiveyears.Atsomepoint,thecurrentCRRgroupwillneedto“retire”andtheAs-sociationwillneedtoaddtoitsCRRGroupinordertokeeptheClubhouseopenearlyandlateandallowingstafftoworkasateamformostofthebusinessweek/day.Overthepastyear,IhavestrivedtomakethisvolunteerpositionaseasyandwelcomingaspossibleinthehopesthatitbecameanenjoyabletimespentattheClubhouse,withoutcomplicatedresponsibilities.Soifyoufindyourselfwantingtovolunteerandmaynotwanttotakeonthehoursofcommit-menttoaCommittee,youshouldspeaktoMekiaWashingtonabouttheCRRvolunteerposition.Wewouldbehappytohaveyouonourteam!!! Thissingleunit,abovetheceilingofthemen’slockerroom,is10feet long,7 feethigh,6.5 feetwideandwasdropped inbycranewhiletheClubhousewasbeingconstructed. Ourpre-liminary plan is to replace this monstrosity with two smallunits(primaryandsecondary)thatcanbeliftedfromthefloorupintotheattictoprecludethecostofremovingtheroof.TheLandscapingCommitteehasbeenbusyassessingourgroundsand27ponds.Nowthatitisfall,TheMooreCompa-nieshasbeendirectedtoreplacetrees/plantsthathavediedorwereremovedthissummer.OurpondscontractorissprayingorremovinginvasiveplantsfromourStormWaterManage-mentareas,withafocusonremovingthedeadbrusharoundHiddenLake.Allworkiswithinbudget.TheCardRoomnowlooksfreshduetotherecommenda-tionsfromtheDécorCommittee.DecisionsonwhattodotoimproveotherareasoftheClubhousearependingtheCom-munityWideSurveyresultsandbudgetdecisions.Feelfreetosendusyourrecommendations;wewillrunituptheflagpoleandseeifanyonesalutesit!
