The 2012 Tour of Remodeled Homes was held on the weekend of October 6 & 7 from noon until 5:00 p.m. both days. The presenting sponsors were Kelly Brothers Home & Design Center and Pella Windows & Doors. Official sponsorship was
provided by Wiseway Design Showroom and First Security Trust Bank. The Preview Party was sponsored and made possible by Floor Coverings International, Gangsters Dueling Piano Bar, and Diana DeVore of Guardian Savings Bank. Discount tickets were sold at all Kentucky and Ohio stores by Remke/Biggs.
This is one of two events during the year that the Northern Kentucky and the Greater Cincinnati HBA’s partner together. There were 13 homes scattered throughout Northern Kentucky and 5 projects in the Cincinnati area. All 18 remodel displays were true representations of the skill and talent involved in our professional remodelers.
One of the most exciting features added to the 2012 Tour was the first ever Preview Party. The Friday before the show, remodelers, homeowners, sponsors, vendors and HBA members from both sides of the river met at Gangsters Dueling Piano Bar in Newport Kentucky. All enjoyed great food and drinks provided by the party sponsors.
From back patio enhancements, room additions, a club house banquet hall overhaul to complete exterior transformations, each stop on the tour provided innovative ideas for the growing trends in remodeling. This year’s tour offered an interactive map that provided not only directions from project to project but also offered direct links to the remodelers contact information. This map and information is posted on the HBANKY’s website at www.hbanky.com.
The 18 projects for 2012 will hopefully catapult us to an even larger number of entries next year. The participating remodelers received many positive comments about the show which they shared during the wrap up meeting held at the HBANKY event center. Bill Butt, president of the HBANKY, and owner of Bill’s Remodeling & Electric commented,
“My ToRH project this year was a direct result of shows from past years. The home owners told me that they had visited two of my past projects and liked what they saw. You sometimes don’t get immediate pay back but this has happened before where past visitors come around in a few years.” The benefits of the homeowners are rewarding as well.
Distributor discounts are at times the deciding factor to attract a homeowner to participate in the show. When a remodeler comes to a supplier and mentions the Tour, the discounts they offer are often what make it possible to have the “WOW” factor for the homeowner’s project.

CLEANING AND MAINTENANCE - If your fireplace has louvers or grills on the front, it is a “circulating” fireplace, which means it is designed to circulate room air around the
combustion area. This is true of both gas and wood fireplaces. Any home, but particularly a home with pets, will gather dust in areas that are not vacuumed regularly. Circulating fireplaces, especially those with fans or blower kits, will attract whatever is in the air – including dust - into that area. Using a shop vacuum or the hose extension on your vacuum to clean the area in front and behind the louvers or grills will help prevent dust from accumulating and keep the fan working properly.
Masonry fireplace chimneys, as well as manufactured fireplace chimneys must be swept regularly. If you use your fireplace frequently, your chimney should be swept once a year, perhaps more if you use unseasoned, “soft” wood, like pine, in your fireplace instead of seasoned hardwoods like oak or hickory.
If your fireplace has a remote control, remember to change the batteries in the transmitter (handheld) and the receiver, which is probably hidden in your fireplace somewhere (some receivers are 110v, without batteries, but they are not as common). If the batteries in your remote control are unusual, try your local drug store for a replacement
- they tend to keep a variety of unusual small batteries for hearing aids and other medical devices.
Electric fireplaces do not require heavy maintenance, but Fall is a good time to replace all of the light bulbs to avoid a burnout in the middle of fireplace season.
CRACK REPAIR - Most manufactured wood burning fireplaces have refractory firebrick panels in the sides and bottom to simulate the appearance of brick. These panels are generally ¾” thick or thicker and protect the sheet metal behind from the high heat of a roaring fire. Small cracks are possible, even in brand new firebrick panels, and these cracks are normal and safe, but large cracks – larger than ¼” wide – must be repaired or the panel should be replaced. Many manufacturers have replacement panels available to match your existing panels.
PILOT LIGHT MAINTENANCE - There are different types of gas fireplaces, and the guidelines for servicing are somewhat different for each type. If your model has a standing pilot - that is, a pilot light that stays on all of the time - then it is very important to regularly service the pilot assembly. Some units have pilots that are on only when the unit is burning, others use electronic ignition to light the burner directly without a pilot system; these will not need to be serviced as often.
HElPfUl TIPS fOR THE fIREPlACE BURN SEASON

With Fall season upon us, it is time to think about servicing your indoor and outdoor fireplaces. Typically, homeowners do not consider servicing their fireplace until issues arise. Taking the time to check your fireplace and schedule a service call with Reading Rocks’ experienced technicians can help you to avoid frustration during the burn season.
For the last two decades, all unvented gas fireplaces and gas logs have required an Oxygen Depletion Sensor Pilot assembly which monitors safe operation of the appliance. This assembly should be cleaned every year to prevent the system from becoming over-sensitive and causing nuisance shutdowns. It is important to clear the accumulation of sediment in the tiny pilot orifice (where the gas originates). A can of compressed air – like those used for keyboard cleaning – may be used with the included straw to direct air toward the orifice and clear it (this must be done while the pilot is OFF). If the pilot assembly is at least five years old or if you live close to salt water, this may not be effective you should consult a professional.
UNVENTED AND VENTED FIREPLACES - Unvented logs are designed to burn cleanly, so if you find soot (black) deposits on your logs, stop using them immediately and make sure your logs and/or burner are set up correctly. If you are not absolutely certain that everything is correct, please stop using your fireplace until a professional technician can fix the situation.
Vented gas logs should be cleaned regularly if there is any accumulation of soot; there are commercially available spray log cleaners for homeowners to use. Other fireplaces and gas logs need cleaning, too, but perhaps not as often, depending on how much they are used.
Direct vent gas fireplaces have a fixed glass panels that require annual cleaning to stay clear. If the glass collects a black residue (soot), the fireplace should be adjusted to burn more cleanly. If the glass has a gray or white film, this is completely normal as there are chemicals in the gas which produce the residue. Do not use glass cleaners containing ammonia to clean your glass. Water and a soft cloth will usually suffice, and adding a little vinegar to the water should help. Tough deposits may require special fireplace glass cleaner. Be sure to dry your glass completely and check for streaks and fingerprints before re-installing the glass.

When a plaintiff in a foreclosure action files a lawsuit against the property owners they must name all parties who may have an interest in the property.
If you have a valid mechanic’s lien or judgment lien against the property owner in the county where the property is located, then you should be served with a copy of the foreclosure complaint.
The property owners are typically the first defendants listed in the caption of the foreclosure complaint. All valid lien holders
are also named as defendants in the foreclosure case by virtue of their respective lien interests in the property. You are named as a defendant so your interest in the property can be resolved and clear title passed to the purchaser if the property is transferred through a judicial sale.
When you are served with the foreclosure complaint you should contact your attorney immediately. To preserve your lien rights in the foreclosure action you must file an answer to the complaint. Generally, in Kentucky an answer must be filed within 20 days of the date you were served with the complaint and in Ohio an answer must be filed within 28 days of the date you were served. Your attorney can further assist you with preparing and filing an answer.
It is necessary that you file an answer to the complaint if you want your lien rights protected. If you do nothing after you are served with the complaint, then you will be in default. The plaintiff will likely file a motion with the court requesting a default judgment to be entered against you and any other defaulting defendants. If the default judgment is entered against you, your interest in the property by way of the lien will be disregarded.
Filing an answer does not guarantee you will be paid out of any proceeds of a foreclosure sale. Many factors can affect whether you will receive payment for the sums you are owed under the lien even after an answer has been filed. These factors include, but are not limited to, what amount is owed to the bank on the note and mortgage, whether there are any lienholders who filed liens before you, whether there are delinquent tax bills on the property and the value of the property which naturally determines the amount of money to be distributed to the lienholders. However, filing an answer to the foreclosure complaint is generally the only way to protect your lien rights and have the possibility of getting paid out of the proceeds of a sale when a property is in foreclosure.
