Bid Date: Thursday February 13th, 2019 at 2:00pm. Bids are to be delivered to the office of Jones Gillam Renz Architects, 730 N. Ninth St. Salina, KS 67401 ADDENDUM NO. 1 YOU ARE INSTRUCTED TO READ AND TO NOTE THE FOLLOWING DESCRIBED CHANGES, CORRECTIONS, CLARIFICATIONS, OMISSIONS, DELETIONS, ADDITIONS, APPROVALS AND STATEMENTS PERTINENT TO THE CONTRACT AND CONSTRUCTION DOCUMENTS. THIS ADDENDUM IS A PART OF THE CONTRACT AND CONSTRUCTION DOCUMENTS AND SHALL GOVERN IN THE PERFORMANCE OF THE WORK. GENERAL
1. Attached with this addendum is the Pre-Bid Sign-in Sheet from meeting held 2-5-2020.
ARCHITECTURAL –Specifications 1. Bid Form: ALTERNATE NO. 4 has been added by addendum. Reference Section 01030 Alternates,
below. Include pricing for this alternate on the bid form. 2. Section SC1-SC3, Supplementary Conditions of the Contract - PROPERTY INSURANCE MARINE
ALL RISK SPECIAL BUILDERS RISK AND TRANSIT FORM Refer to Paragraph 11.4 Property Insurance and insert the following:
a. Until the Work is completed and accepted by the Owner, the Contractor shall effect and maintain total Property Insurance (Marine All Risk Special Builders Risk and Transit Form) upon the Work at the site to 100% of the insurable value thereof (plus 8% of this insured value for Architect’s Fee in connection with any loss covered by this insurance) including items of labor and materials connected therewith in or adjacent to the structure insured, materials in place or to be used as a part of the permanent construction, including surplus materials, shanties, protective fences, bridges or temporary structures, miscellaneous materials and supplies incidental to the Work, and such scaffoldings, stagings, towers, forms and equipment as are not owned or rented by the Contractor, the cost of which is included in the cost of the work. EXCLUSIONS: This insurance does not cover any tools owned by mechanics; any tools, equipment, scaffoldings, stagings, towers and forms owned or rented by the Contractor; the capital value of which is not included in the cost of the work, nor loss of equipment, materials, tools, etc., by theft. Contractor shall not commence construction prior to receipt of policy copy to Architect.
b. This insurance shall include the interest of the Owner, the Contractor, Subcontractor and Sub-Subcontractor in the Work.
3. Section 01030 – Alternates – Paragraph 3.1 Schedule of Alternates, Add the following: 4. ALTERNATE NO. 4: The Contractor shall state the amount of dollars to be added to the Base
Bid for all work, materials associated with the installation of Mapei: Planiseal MSP Moisture-Control Membrane at the basement level at areas to receive carpet and LVT. Contractor to install per manufacturer’s instructions, including but not limited to all floor leveling, surface preparation, cleaning, and product installation.
4. Section 08520 – Aluminum Windows – Paragraph 2.01A.1 – The windows shall be Manko 3232xpt Series Fixed Windows. Includes all sill, head, jamb, panning, and snap trim components.
5. Section 09306 – Floor and Wall Tile – Paragraph 3.06.A.3.a, Delete this sentence and replace with the following: Located at Restroom 106 per Base Bid, Located at Restrooms 024, 026, 134 and 137 per Alternate 2.
6. Section 09688 – Carpet, Glue Down: Paragraph 1.02 Allowances, A. Cash Allowance. At Walk-off Carpet Areas (Lobby 101 and Elev. Lobby 127) Contractor shall allow the sum of $45.00 per square yard for purchase and delivery of carpet only. All other carpet shall remain $32.00 per square yard.
7. Section 10800, Toilet and Bath Accessories – ASI shall be an approved manufacturer for bidding purposes. All products must meet specifications.
8. Section 10850, Building Specialties – a. Paragraph 1.02.B Interior Building Signage – Allowance amount shall read $25,000 in lieu
of $20,000. b. Paragraph 1.06 Fiberglass Reinforced Plastic Paneling – Add subheading C. Product is
intended to be used at mop locations only. Install up to 48” a.f.f. and extending horizontally past sink for 24” each side.
c. Paragraph 1.07 Frosted Glass Dry Erase Board – Clarification, Frosted Glass Dry Erase Boards shall be located as follows: Office 104 36x48 east wall; Conference Room 129 36x48 south wall; Meeting Room 131 east wall; Classroom 139 48x72 east wall; Classroom 141 48x72 west wall; Learning Lab 009 36x48 north wall; Classroom 018 48x96 north wall; Simulation 013 36x36 west wall; Simulation 016 36x36 east wall.
ARCHITECTURAL – Drawings
1. Sheet D2.2 – Basement Plan Demolition & Existing Structure – Contractor is responsible for removing existing concrete equipment pads, sewage ejector and other uneven floor items as required for level floor finish installation.
2. Sheet A1.2 – Detail F - Exterior Stair Section: Contractor shall sand blast exposed concrete foundation wall and remove all existing waterproofing down to a smooth and consistent finish.
3. Sheet A2.2 – Basement Floor Plan: Add 60-minute rated door 010, Type D, S.C, wood door w/view lights. Provide fire rated glazing for full 60-minute door assembly. Door shall be provided with removable mullion, rim panic device, and lever pulls per hardware allowance. All surrounding walls shall be 1 hour rated, extended to concrete deck above. Provide Magnetic Hold-Open devices per electrical. Reference attached revised Sheet A2.2.
4. Sheet A2.3 – First Floor Finish Plan: Stairs 128 to receive Ceramic Tile CT3 floor finish. Reference Specification 09306 Floor and Wall Tile.
5. Sheets A2.3 and A2.4 Floor Finish Plans: Clarification: Contractor is responsible for all floor leveling. Please note that there are several areas of greater than normal unevenness. Contractor is responsible for grinding/floating as required for a level, professional and aesthetic finished appearance.
5. Sheet A2.4 – Basement Finish Plan: Stairs 001 to receive Ceramic Tile CT3 floor finish. Reference Specifications. 6. Sheets A3.1 and 3.2 – Building Elevations: Clarification. The existing painted concrete window head, CMU/precast
wall, and precast sills shall have all paint removed and the wall prepped for opaque masonry stain by Nawkaw. 7. Sheets A3.1 and A3.2 – Building Elevations: Clarification, the vertical bands in the existing brick walls to remain,
are to be set into the existing brick. Contractor shall make vertical cuts in the existing brick for placement of the vertical brick accents.
8. Sheets A4.1, A4.2 – Delete all reference to Zip System sheathing. Exterior sheathing shall be Dens-Glass, or where indicated on structural drawings, fire retardant treated plywood. Brick installation shall include appropriate sheathing, vapor barrier, insulation, and masonry anchors at 16 “ o.c.
9. Sheet A5.1 – Roof Plan: At the south entry canopy, the roof of the canopy shall be TPO over HD cover board over 1” insulation. Roof membrane shall be fully flashed thru wall at EIFS and masonry walls.
10. Sheet A6.1 Interior Stair First Floor Plan – Clarification - At Elevator control panel (approx. 2 feet between edge of masonry and elevator door jamb), wall construction is to include 5/8” type ‘X’ G.B. over 1” Shaft Liner panel and appropriate studs. Elevator hoistway, doors, and all components shall be constructed for 2-hour assembly of all components.
11. Sheet A10.1 – Interior Finish Schedule: a. Vestibule 101 shall have a 2x2 lay-in Type 1 ceiling. Reference First Floor Reflected Ceiling Plan on Sheet
A7.1. b. Stairs 128/001 to receive Ceramic Tile (CT3) finished with Schluter Nosing. Reference Specifications. c. Vestibule 101, Lobby 102 and Hall 121 are to receive a 4” wood base finish.
12. Sheet A10.1 – Door Schedule: a. Add Door 010 – PR 3’-0” x 7’-0” Doors, Hollow Metal Doors with Hollow Metal Frame. 90-minute rated
with view lights, on magnetic hold open device. Reference attached revised sheet A10.1. b. Door 014 – Shall be Type A – Full Glass with special etching as described per Specifications Section
08800 – Glazing, paragraph 2.03.D. 13. Sheet A10.2 – Details AA, BB and CC – No Zip System sheathing is to be used on this project. Exterior Sheathing
shall be Dens-glass or fire-retardant treated plywood. 14. Sheet L1 Landscape Plan: Landscape contractor shall include in the landscape bid all labor and material for the
installation of a complete, fully automatic irrigation system. System shall include, but not be limited to programmable multi-zone, multi-function controller, all associated piping, commercial grade sprinkler heads, and all associated devices, valves, etc., for a fully operational irrigation system. Sprinkler heads shall be directional type to avoid any spray onto sidewalks, drives, equipment, or the building. Sprinkler system shall provide complete coverage of all landscape planting area and turf areas around the building and extending to the curb line at the east and south.
STRUCTURAL – Drawings 1. Sheet S1.2 – North Addition Foundation and Framing Plans – Reference the attached revised Sheet S1.2. 2. MECHANICAL
Clarification to M2.3-4 – Condensate piping shall be copper or PVC. However, PVC is not an acceptable piping material in
return air plenum. The use of CPVC is not allowed.
