On a recent phone call with a local elected official discussing an issue a comment was made to me that stuck…”what you all talk about is extremely important to the matter at hand. People listen to your organization and the work you are doing to help all of us elected officials is vitally important to what happens in Northern Kentucky”. I won’t say who the elected official is or what it was about but he is correct. I will challenge any person in our region to point to an organization that lobbies locally like our association. There simply isn’t one. Other organizations are important and serve great missions for their members but none “get in the weeds” like our organization.

“Getting in the Weeds” is the way some other organizations describe our approach. But being in the weeds is important. Each year we meet with the vast majority of our elected and appointed officials; some on a more regular basis than others. You will see us standing in front of every planning commission meeting where regulations are discussed, in the offices and/or the board meetings of agencies such as the water districts and SD1; sometimes multiple times a year. You will see us at County Fiscal Court meetings, at City Council and Commission meetings, at regional planning meetings. Many times long after others get worn out by elaborate processes that may take multiple years we are there plugging away on your behalf. When we get out of the weeds we are representing you in Frankfort and in Washington, D.C. to have your one voice heard.

I went through my calendar trying to figure out just how many hours we spend in front of these agencies and governments that affect your business. In looking just through the past year we spent over 300 hours meeting with these individuals that affect you. I say “we” because there are groups of members working tirelessly to represent you who practically spend the same amount of time. These individuals from our Land Development Council, our Building & Housing Codes Committee, our State & Local Government Committee, the Political Housing Club and our newly forming Commercial Builders Council are putting their time, their companies’ time and their talents into representing you.

In the eyes of the officials not only in Northern Kentucky but around the Commonwealth we are all one voice. That one voice equals influence. The conversations we have change the future of our area and your industry. They move mountains. If speaking alone we would not be able to move a stone.

We encourage you to lend your words to our one voice. Each person that joins us and speaks up adds another to our once voice and makes our message that much louder, that much more effective and that much better for your industry. Who in the HBA makes the best tasting barbecued ribs, chicken or pulled pork? We are going to find out on Thursday, July 16th, as teams from builder and associate members compete in the 2nd Annual BBQ Throw Down and Hoedown. This is going to be a fun summer event to determine which builder or associate pitmaster can grill up the tastiest barbeque. The best part is, the membership gets to enjoy the savory meats of their labors.

In addition to the wonderful food, The Kentucky Bluebelles will be returning! Come out and enjoy bluegrass music, cold beer, wine and barbecue! At just $10 a head, it’s reasonable enough that you can bring out the whole office to support the company team or just enjoy some great barbeque and meeting fellow HBA members.

If you would like to be a competitor, we are going to have a 6 hour time limit for you to grill up your favorite barbeque dish. New Boone County Subdivision Regulations Go Into Effect June 1

Throughout eight months, LDC members met regularly with commission staff, representing the local building industry on important issues that impacted homeowners, builders

and developers alike. The end result was a general consensus on all but one of the issues up for discussion. With fluid dialogue and open communication, the entities involved came together to create an updated document in a timely manner that LDC members say will move the local industry forward.

LDC President John Toebben, Toebben Company, explained, “We worked closely with Kevin Wall, director of Zoning Services for the Boone County Planning Commission, along with other individuals. The process began in the second half of 2014, with numerous Land Development Council members giving their time to meet on a number of issues. We really went through a number of details during that time period. The regulations have been adopted now, so it’s important for everyone to consider learning about them.”

The regulations were adopted in May and went into effect June 1, 2015. They are featured on the Boone County Planning Commission’s website. According to Toebben, some of the key issues addressed changes related to: • New material for zoning permit applications (now accessible online)• Maintenance of detention facilities • New requirement for improvement plans related to land development• New requirements on spot elevations -- on as-built plans • New requirement for sub/surface springs• New requirement on the maximum percentage of slope allowed on driveways

While there aren’t many significant changes in zoning, Toebben encourages builders, developers and engineers take note of new easement identification changes and other new material that has been added. HBANKY Executive Director Brian Miller explained that changes related to drainage and water flow and ownership and maintenance of street lights will likely affect how developers plan in the months ahead. He acknowledged the efforts of LDC members who have volunteered their time to ensure the industry was represented in these regulations.

“This was certainly a multi-meeting process and our members have been working behind the scenes on dozens of issues that could have slowed down the process or increased the cost of building. Only one issue remained on the table, and overall, we’re very pleased with the resulting document. Our members worked well with the Boone County Planning Commission and we’re thankful for their efforts,” Miller said.

According to Toebben, the issue of downspout piping was still in limbo after the regulations were adopted, but LDC continues to work with the Boone County Planning Commission on a resolution. “We’ve been working on a uniform policy that will allow us to change the way we are piping all single and multifamily downspouts around residences. We will certainly keep everyone updated as we reach a consensus on a good regulation that everyone can use as a standard policy,” Toebben emphasized. Currently, the regulations require that all downspouts must empty upon a splash block, however LDC has encouraged alternatives. Miller explained that with an issue of importance that deals with getting water away from houses, especially in neighborhoods where homes are built close together, there is likely to be a difference of opinion, but he feels confident the issue will be resolved soon.

“I commend Boone County and Kevin Wall for being proactive and reaching out to us and I acknowledge the hard work that was done in drafting these changes. This new document will take us forward,” Toebben added.

The Land Development Council (LDC) of HBANKY has had a busy last few years. After working tirelessly for five years, negotiating the total rewrite of the Kenton County Subdivision Regulations, it found itself back at the meeting table working closely with the Boone County Planning Commission on the rewrite of the Boone County Subdivision Regulations.

Women Build is a Habitat for Humanity program that empowers women to build homes, lives, hope and communities and creates new connections and lifelong bonds

Building will start around Mother’s Day 2016 and be completed by December 2016 – everyone is invited to attend Kick-Off ceremonies at the beginning of our builds and the Dedication celebrations once the homes are complete

We are building three homes this year, side-by-side, located at 2465, 2475, 2489 Wilson Avenue in Colerain Township, Hamilton County (home model pictured below)
