Thinking about renovating your home, or perhaps building a new one from the ground up?

When taking on a large renovation or new construction project, it’s important to know the full scope

of work associated with it, along with any restrictions that may apply. To avoid some of the pitfalls many people run into when renovating or building, the first step you take before starting the process of designing

and building should be a feasibility study.

Here are the four most important things to consider when completing your feasibility study:

1. Does the lot have appropriate zoning for your needs?

2. Is the property located in an Environmentally Sensitive Area? If so, what additional services and permits will be required?

3. What will be the cost of professional services for design and engineering?

4. Is the project budget realistic?

Other things to consider, depending on your project, could include septic, lot- coverage by-laws, existing non-conforming buildings, hazardous materials, easements . . . the list goes on!

Design-build step #1 – The feasibility study

At our clinic, we take an integrated and holistic approach to healing aches and ailments. Often that means combining various therapies to create a personalized treatment plan for our clients.

While Traditional Chinese Medicine (TCM) has employed different treatments in unison for thousands of years, other health practices are more recent converts. One such approach that has been gaining attention in the last decade is known by the acronym FAKTR — Functional

and Kinetic Treatment with Rehab.

Typically used to treat chronic or acute sports injuries and myofascial disorders, FAKTR involves a variety of soft tissue mobilization techniques to treat the “kinetic chain” (i.e. the interconnected chain of muscles in the body) while also utilizing various forms of rehabilitation.

One of the main mobilization

techniques used in FAKTR is Gua sha, a TCM treatment used to treat muscular pain,

stiffness and immobility by freeing blockages of blood or Qi (pronounced “chi”). Gua sha is a hands-on treatment: gua means “to rub” or, more literally,

“press stroke” and sha is a term that describes blood congestion in surface tissue.

During a Gua sha treatment, oil is placed on the skin over the

affected area and a tool is used to “scrape” the skin, which frees the blockage and restores normal circulation. Though there can be some discomfort at some stages of the treatment, most patients experience immediate changes in stiffness and pain, with increased mobility.

Gua sha can effectively resolve spasms and pain, and it promotes circulation to the muscles, tissues and organs. Because Gua sha mimics sweating — cooling the patient who feels too warm, warming the

patient who feels too cold — it can also help to resolve fever while relaxing tension and reducing anxiety.

The effectiveness of Gua sha is evidenced by the number and variety of healthcare practitioners using it – albeit under different names, for example IASTM and Graston.

Steelhead � shing has already begun on rivers in the north and some nice � sh are being hooked in the Port Hardy area.Now is the time the locals will start heading out and destinations will be Gold, Salmon and Oyster rivers.The Quinsam and Oyster rivers are � shable and some � sh are being hooked in the pools of the Campbell. 1. How do I know which brands have the highest quality and purity?

n This is a good question for the practitioner who keeps their own dispensary. They research the suppliers, receive continuing education and receive feedback from patients. I use many different companies and choose the best from each. I take into consideration the quality and potency of the ingredients and prefer to use vegetarian capsules whenever I can. I consider the cost to the patient for the best therapeutic response. For example, in the last six months I have switched the type of Vitamin D drops I have been supplying due to patient complaints. The current vitamin D drop I recommend is made by Metagenics and it took them over 18 months to sort out the quality control issues so that the product stays fresh until the expiry date, which is 18 months. The taste and texture should not change over time.

n Another example is CoEnzyme Q10. Thorne Research, one of

the highest quality controlled professional supplement companies in the world, will put a product on back order due to a breach in their source material quality control whereas many other companies will just use an inferior product. This has happened recently with Q Best CoQ10, their crystal free form that absorbs three times better than ubiquinol. CoQ10 is becoming harder to find and I will switch companies temporarily if need be until I get my preferred product back in my dispensary.

n I prefer to work with companies who have their own in-house analysis of their raw materials, that is performed on every batch, rather than relying on a third party which may not test every batch. The test for contaminants, pesticide residues and heavy metals as well as the potency of the active ingredients.

n GMP’s, good manufacturing practices is more strict in Canada and becoming more so in the U.S. Often times remedies coming from

Germany or Australia are manufactured far above the Canadian GMP’s. Mediherb

Australia is such an example.

n Does the remedy have the amount of the active ingredient as advertised on the label? Mediherb, for example,

performs spectrographs on their raw materials to show that the active ingredient is present and in therapeutic amounts. Not many companies do this especially, with every new batch.

2. What should I look for on the label?

n Unfortunately many companies do not reveal everything that is in the product and it is not stated on the label. I use only products with full disclosure on their labels. Many professional companies that are used by naturopathic physicians do not use binders and fillers such as lactose and flowing agents, making the process of filling capsules more expensive. Capsules are used whenever possible for easier swallowing and I choose vegetarian

capsules whenever possible.

n If the patient is concerned about the product being entirely vegetarian, the naturopathic physician will research that and makes sure these types of questions are answered.

3. How long should they be taken?

n It depends what the remedy is and the health condition of the patient. Most patients will benefit from a B complex, vitamin D, extra minerals, fish oil and a probiotic that can be taken life long. Some are just taken as long as the health condition warrants. Some are taken as a preventive.

4. What resources are available to learn more about nutrients and herbs?

n Naturopathic physicians have access to extensive data bases and medical journals requiring a yearly subscription that provide research on nutrients and botanical medicine.

n Naturopathic physicians also have the support of their suppliers with

continuing education courses. By attending two seminars per year as required by the College of Naturopathic Physicians of BC (CNPBC) to maintain our license, we obtain many hours of nutritional and botanical medicine training every year whereas your average GP receives none.

n Nutritional Medicine- A Textbook by Dr. Alan Gaby M.D. is a recent publication that I use daily in my practice.

There is a cost to high quality remedies because of all the quality control and the cost of sourcing these remedies.

Organic herbs are used as much as is possible. I will always endeavour to look at pricing as much as possible so that patients will be compliant in following a treatment program for their optimal success.

The B.C. government is continuing to remake its unpopular “carbon neutral government” program, expanding a fund to return carbon offset payments to hospitals and post-secondary institutions for energy saving projects.

The new capital fund is an expansion of the “carbon neutral capital program” that was set up for B.C.’s 60 school districts in 2012.

The fund is financed via a 2010 law that forces all public sector entities to pay $25 per tonne for greenhouse gas emissions from their operations.

Environment Minister Mary Polak announced Tuesday that carbon offsets from health authorities, colleges and universities will be added to the school capital fund, which districts apply to with energy saving ideas such as insulation or boiler replacement.

The carbon neutral government plan was controversial from the start, as school and health districts had to divert millions from their budgets to offset their heating, lighting and transportation emissions.

Its popularity didn’t improve when the first big carbon offsets chosen by the Pacific Carbon Trust included a gas well flare reduction program for Encana Corp. in northern B.C.

Then B.C.’s Auditor General reported that the flaring project and a forest preserve in the Kootenays were not valid carbon offsets, because both were underway before carbon offset money was offered to help them. The Pacific Carbon Trust was wound up last year.

Ready to rollWith names like Foxie McMuff, Ballsy Benoit and Lumber Smack, Campbell River’s roller girls will � oor you with the rock ‘em sock ‘em style of Roller Derby

When Kim Emsley-Leik rollerskates around a rink, it’s no leisurely roll.

She takes numbers and clears bodies.

Emsley-Leik is one of a growing number of local women who have taken up the thrilling sport of roller derby.

But it’s more than a sport. It has a culture all its own. It even comes with its own rough and cheeky nicknames.

At the rink, Emsley-Leik becomes Foxie McMuff and her job as a blocker is to block the opposing team’s jammer from passing Emsley-Leik’s fellow blockers and scoring points. If the jammer gets around twice, she racks up one point for each skater she passes on the second lap.

Emsley-Leik is one of seven from Campbell River who skate for the Rink Minx, a team based out of the Comox Valley. The other members are: Lind-sey Ryzak, who’s known around the rink as Lita Riot, Peggy Benoit (Ballsy Benoit), Lisa Jackson (Whiskey Jack), Chantelle McPherson (Chantos San-chez), Kari Barker (Swifty), and Taisa Brown (Lumber Smack).

Though so many members of Rink Minx call Campbell River home, the team has had a dif� cult time bringing the sport to the River City.

“What’s challenging is � nding the space,” Emsley-Leik says. “A lot of facil-ity staff assume our roller skates will ruin the � oor, which is not the case. So we practice in Courtenay, which is unfortunate because half the team is from Campbell River.”

But having said that, Rink Minx will be hosting its � rst ever Campbell Riv-er bout at Strathcona Gardens on Saturday, July 5.

Emsley-Leik said she hopes the bout, which will attract teams from all over Vancou-ver Island, will show the viability of having the sport in Campbell River.

“Every time we host a bout there’s an in� ux of skaters,” Emsley-Leik says. “They spend money on hotels, on restaurants, they go shopping, they go to bars. The more events we have, it only bene� ts the community in the long run. People want events to go to, they want to be entertained.”

And roller derby is no doubt entertaining. It’s a full contact sport full of positional, or booty blocking, ride outs, and hip whips. For that reason, each skater must wear full

gear which includes a helmet, mouth and wrist guards, knee pads, elbow pads, and roller skates.

While serious injuries are rare, Emsley-Leik says she does come home with some “wicked” bruises. “We call them trophy bruises,” she says smiling. “They’re these huge things sometimes. We’re actually kind of proud of them.”

But she enjoys it all the same. “I just love to skate,” says Emsley-Leik, a former � g-ure skater, who � rst got into the sport while living in her hometown of Williams Lake. “I’ve always loved to skate. I like being a part of a team atmosphere. It also promotes � tness. We’re always trying to � nd a way to up the bar just one more notch.”

Emsley-Leik and teammate Melicious Mooose (Melissa Curtis) have even started roll-

er skating from Courtenay to Campbell River on Sunday mornings after bouts, leaving Courtenay at 4 a.m. and winding up with breakfast at the Dolphins Resort.

Bouts are typically held Saturday nights at the Comox Valley Sports Centre be-tween May and July. But Emsley-Leik says the team is trying hard to bring some of the games to Campbell River. “I think the Campbell River girls de� nitely

have a certain amount of pride in trying to bring the sport to Campbell River be-cause we live here, it’s our hometown,” Emsley-Leik says.

B.C. residents will be able to buy B.C. wine from grocery stores by early next year, with some stores connected to liquor stores that offer full selection including hard liquor.

The provincial government released its framework for a major overhaul of liquor policy Thursday. It proposes a small number of new licences for Vintners’ Quality Alliance (VQA) wine sales from grocery store shelves, with future expansion to include B.C.-made craft beer under the same licences. Richmond-Steveston MLA John Yap said all alcohol sales will be rung through at separate cash registers, with staff trained in an expanded “Serving It Right” course to check identification and sobriety. Customers will be able to stock up on groceries and alcoholic beverages in the same shopping cart, whether from in-store B.C. wine or products from a connected liquor store.

Changes to take effect by this summer

include licensing B.C. wine and beer sale and tasting at farmers’ markets, permitting “happy hour” drink discounts at licensed businesses and removing the requirement for fenced beer gardens at approved outdoor festivals. Yap said the government is adopting a recommendation from Provincial Health Officer Dr. Perry Kendall and other health officials to tie prices to alcohol content, in an effort to reduce over-consumption.

The government plans to maintain its cap on the number of liquor stores, with 670 private stores now in operation. Liquor stores are currently restricted to relocating no more than five km from their original location, but that restriction is being

lifted so a licence can be sold or moved anywhere in the province. Yap said that would allow either a government or private liquor store to relocate next to a grocery store.

Another change in the works is to wholesale pricing from the government’s monopoly Liquor Distribution Branch. Currently, private stores pay a 16 per cent discount off the government price.
