Noida Extension: Best bet for affordable houses

The NCR Planning Board (NCRPB) is set to give a final nod to the developments in Noida Extension and,

once this comes through, this area will seal its position as a prime location for affordable-range houses

in the Delhi NCR.

Several builders have been allotted land here for constructing residential units - both highrise and

lowrise structures - to cater to a population over 10 lakh. Once the NCRPB gives its approval for the

master plan, nearly 2.5-3 lakh houses are expected to be delivered in the next three-four years in this

residential area.

Recently, the NCRPB's technical committee cleared a revised draft of Greater Noida's Master Plan-2021.

The NCRPB is at the centre stage after the Allahabad high court dismissed the review petitions of the

farmers and the Noida and Greater Noida authorities. The NCRPB reviewed Greater Noida's Master

Plan-2021 following the October 2011 order of the Allahabad high court, which put a stop to all

constructions in areas for which the plan had not been approved by the board.

This is a welcome relief for homebuyers, developers and promoters, who had been facing immense

hardship and huge losses after work stalled at Noida Extension following the agitation on land

acquisition and the court orders in their wake.

The major players, in terms of land banks, are Amrapali, Supertech and Ace Golf Shire. In addition, many

top developers and builders are queuing up for their projects. Noida Extension will give a tough fight to

other localities in the NCR, primarily in terms of price and location. This has spurred commercial and

corporate activity in the area, as rates are far less compared to the developed sectors of Greater Noida

and Noida.

Spread over nearly 3,635 hectares, Noida Extension is around 4-5 km from Sector 121, Noida - that is,

the road from Sector 121 will cross Hindon river and reach Sectors 1, 2, 3, 4, 16B, 16C, 10, 12, Techzone,

Knowledge Park 5, etc, in Greater Noida.

Big housing projects like Supertech's Eco Village 1 and Eco Village 2, Antriksh's Antriksh Forest, Ajnara

Group's Ajnara Home, Amrapali Group's Laser Park, Laser Valley, Dream Valley, Jaypee Wish Point, Earth

Infrastructure's Earth Sapphire Court and Earth Towne, etc, are coming up here.

The nomenclature being used for the area is Noida Extension. This is to differentiate it from both Noida

and Greater Noida, and also to make it clear to potential homebuyers that it's close to Noida and not as

far away as Greater Noida.

The new projects coming up here are located adjacent to Noida's Sector 121 and face the 130m road,

now known as the Noida-Greater Noida Link Road. This stretch is currently under construction, with the

first 10km likely to be operational soon. A 60m road connecting NH-24 also passes through the area.

Sonika Khurana, planning head of Vardhman Real Estate Ltd, says: "We have also launched our

commercial projects in Noida Extension because this area has now turned into a full-fledged hub for

affordable and luxury developments. The roads leading to Noida Extension may not be packed with

buyers yet, but we are excited about the expected rush over the weekends once the NCRPB gives its

final approval."

The area consists of 13 villages like Khera Chauganpur, Khairpur Gujjar, Tushyana, Amnabad, Shahberi,

Saini, Bisrakh, Patwari, Haibatpur, Etehda, Roja Yakubpur, Chipyana Khurd and Yusufpur (Chak

Shahberi). According to the plan approved by the Greater Noida Industrial Development Authority

(GNIDA), the authority is allocating land for all round infrastructural development like roads, sewerage,

electric sub-stations, etc. Before launching large group housing and builders' residential plots, GNIDA

allotted over 4,000 residential plots to individual allottees.
