INTRODUCTION
The purpose of this report is to support the Comprehensive Plan Amendment for the property
located west of Haverhill Road and north of Lantana Road in the City of Lake Worth, Florida, as
shown in Figure 1.
PROJECT DESCRIPTION
The site is currently vacant. The current Future Land Use (FLU) is General Commercial with a FAR of
0.20, which allows for up to 40,511 square feet of commercial. The proposed FLU is Industrial with
a FAR of 0.45, which allows up to 91,149 square feet. The project is proposed to develop up to
18,635 square feet of automobile body shop.
A conceptual site plan is included in the Appendix of this report.
ESTIMATED DAILY PROJECT TRAFFIC
The trip rates utilized in this report were obtained from the latest computerized version of “OTISS”
which utilizes the Institute of Transportation Engineers’ (ITE) Trip Generation, 10th Edition, 2017, as
its data base. Based on these trip rates, it is estimated that the proposed land use will attract 580
daily trip ends, as shown in Table 1. The current FLU attracts approximately 3,253 daily trip ends,
as shown in Table 1.
Studies contained in the ITE Trip Generation Handbook, 3rd Edition, indicate that a percentage of
the project trips already exist on the adjacent roadways – passerby capture. Therefore, the new
daily trip ends attracted to the current FLU would be 2,147 trip ends, as shown in Table 1.
Therefore, the proposed land use would result in a net decrease of 1,567 daily trip ends, as shown
in Table 1.

ESTIMATED AM PEAK HOUR PROJECT TRAFFIC
Again, based on data contained in the ITE Trip Generation, 10th Edition, the proposed FLU would
attract approximately 64 trip ends during the AM peak hour, as shown in Table 2. The current FLU
attracts approximately 172 trip ends during the AM peak hour.
As previously stated, studies contained in the ITE Trip Generation Handbook, 3rd Edition, indicate
that a percentage of the project trips already exist on the adjacent roadways – passerby capture.
Therefore, the new AM peak hour trip ends attracted to the current FLU would be 114 trip ends.
Therefore, the proposed FLU would result in a net decrease of 50 AM peak hour trip ends, as shown
in Table 2.
ESTIMATED PM PEAK HOUR PROJECT TRAFFIC
Again, based on data contained in the ITE Trip Generation, 10th Edition, the proposed land use
would attract approximately 58 trip ends during the PM peak hour, as shown in Table 3. The
current FLU attracts approximately 278 trip ends during the PM peak hour.
As previously stated, studies contained in the ITE Trip Generation Handbook, 3rd Edition, indicate
that a percentage of the project trips already exist on the adjacent roadways – passerby capture.
Therefore, the new PM peak hour trip ends attracted to the current FLU would be 183 trip ends.
Therefore, the proposed land use would result in a net decrease of 125 PM peak hour trip ends,
as shown in Table 3.
CONCLUSION
Given that there is a reduction in the net new daily trips for the proposed FLU, no other analysis is
required.
