October was a very busy month working and planning for all the events we have coming in November and December. 2018 is almost over, but not our projects!! The High Point Association of REALTORS® is still growing and getting stronger. Our new leadership is solidified for 2019, however we need to have more participation from you, the members, to represent the voice of HPRAR. This is the time to take a step forward by participating in HPRAR Committee/ Councils will expose you to many career building and networking opportunities at the Local and State level, and who knows, maybe even the National level. You will meet other HPRAR volunteer leaders and increase your professional development and leadership skills. (See pages 8-9 for Committee/Council Form) Our 2018 RPAC is still ON until December 7, 2018. A reason to contribute to RPAC is to help elect real estate-friendly candidates to public office. If you ben- efit in any way from the real estate business, you have a vested interest in ensur- ing that the individuals who pass the laws believe in private property rights and the free enterprise system. The 2018 NAR Conference & Expo will be in Boston and our HPRAR will be represented by our 2018 President-Elect and EVP. This will be a very important and strategic event that will put us back at the National level. We will all be waiting for all the NAR updates and ideas for the coming year. Please keep working as a unique and personal ambassador for the HPRAR. Wherever you go, share your experience as an HPRAR family member with your clients, with other REALTORS®, and with other professional. Don’t for- get to invite them to join us! Rising interest rates are still a hot topic in the mortgage industry. Not that we need another reason to get our skeptical buyers off the fence, but a “cost of waiting” discussion may be all it takes. Example: A $175,000 purchase price with a 5% down payment and current interest rate of 5.00%, 30-year term equates to a principal & interest payment of $892. In 6 months, with a projected interest rate of 5.5%, principal & inter-est goes up to $944 ($52 per month difference in 6 months). In 1 year, with a projected interest rate of 5.75%, principal & interest goes up to $970 ($78 per month difference in 1 year). Not only are payments increasing, waiting a year would cost buyers appreciation, estimated at over 2% in year 1 alone! Disclaimer: These loan scenarios are for demon-stration purposes only and in no way guarantee what actual payments or results may be. The inter-est rates are subject to change. The forecasts and projections for waiting to purchase are not a guar-antee. Actual results may vary. Your active Lender Council members would be happy to talk with you further about interest rates, and how we can work together to make sure we are serving our clients properly.

The Associa on office will be closed Thursday,

November 22nd and

Friday, November 23rd for the Thanksgiving

Holiday. The office will

reopen at 9:00 a.m. on Monday, November

26th.

Have a safe and

Happy Thanksgiving!

REALTOR® Safety Corner Weekly Safety Content Thank you for helping to keep your community safe! In today’s day and age, social media is an important mar-keting tool for the real estate agent. Unfortunately, it is also an important tool for predators and those who stalk. Remember, if you catch the attention of a predatory or obsessive individual, your best chance of having them lose their interest is to give them little or no material of interest to them. Social Media Do’s • Have separate personal and professional pages • Eliminate or Abbreviate your last name on your personal pages • Use different images on your personal and professional pages • Periodically, use Google© to search for yourself to see how difficult it is to find your personal pages • Use the social media site’s security to help ensure your personal site information is hidden to all who are not your direct friend or contact Social Media Don’ts • Don’t use location tracking • Don’t post your habits (i.e. “I love this coffee shop, I come here every day”) • Don’t post information that could be used to identify your children’s school, spouse’s workplace, etc.
