About us

Newground is a London-based architecture and design practice established in 2013. The founding directors had worked together for over a decade previously and our growing team has years of experience on complex residential and mixed-use schemes across the UK.

Our name represents our objective to contribute to the intricate and evolving built environment with inventive solutions that are rooted in experience. Our expertise lie in:• high density and mixed use urban housing• purpose designed housing for private rental sector• specialist housing for students, minority groups and aging people • short-term family housing for health and local authorities• interior design• masterplanning• consultancy on complex regeneration projects

We design with delivery in mind and wherever possible aim to remain involved throughout all stages of our projects from concept to completion.

Since setting up Newground has been rewarded with commissions from both past and new clients and our current projects range from large scale PRS projects, to urban infill sites, extensions, refurbishments and one-off houses.

Well resolved design solutions achieve a sense of inevitability. We set out to produce practical, legible and inventive solutions to complex design challenges, by engaging with the specifics of each project.

Rehearsal RoomsNorth Acton, London

Client: Hub Residential, M&G Real EstateStatus: On Site, Completion December 2016

This private rented sector scheme is a joint venture between developer Hub and end user M&G, and one of the first purpose designed PRS schemes to near completion. The 152 flats are tailored to PRS use, with open plan flat layouts, spacious bedrooms of equal size each with own bathroom and attractive robust finishes and fittings. The rational design concept is clearly reflected in the architectural expression through use of a small range of materials and simple detailing of timeless quality

Client: Hub Residential, Fizzy LivingStatus: On Site, Completion October 2017 Shortlisted for Housing Design Awards 2016

Developer Hub and end user Fizzy Living have joined forces to develop this 189 unit scheme for private rental sector.A central landscaped podium above two levels of parking is surrounded by an innovative three storey 3 bedroom unit type for families and sharers. These have individual entrance doors to animate the street and level access from the podium level. The design includes generous internal accommodation and external amenity, lock up stores and refrigerated storage for food deliveries. The scheme forms part of the regeneration of the historic Old Vinyl Factory Site at Hayes.This scheme has been shortlisted for Housing Design Awards 2016 with results to be announced in June.

Rubicon CourtKings Cross, London

Client: ArgentStatus: Completion 2012

The mixed tenure block of 117 apartments was the first completed residential building on the King’s Cross regeneration site. Newground directors won the design competition and led the project through all stages of design development and delivery in previous employment working for PRP.

This project for prefabricated housing, is unique in proposing only one volumetric module type, which can be arranged in a variety of ways to provide any number of unit types and configurations. Prefabricated external and internal components (cladding, windows, doors, porches, balustrades, stairwells, kitchens, bathrooms) allow buildings to be customised to particular sites or client requirements

Lime Tree House Notting Hill, London

Client: Women’s Pioneer HousingStatus: Planning Consent

The highly constrained site in a conservation area has generated a design that uses a small courtyard for light and air to all internal spaces to maintain an external appearance of end of terrace garden wall. The plan occupies the entire site footprint and is arranged on two floors including one below ground level. The scheme has received planning consent from RBKC and due to start on site in 2016.

White City Towers White City, London

The project proposes two residential towers on a prominent site in an emerging opportunity area. One of the towers accommodates flats for a social housing client who caters for a special user group. The second tower provides market sale housing to cross fund the development.
