DIRECTORSDIRECTORSDIRECTORS

Fellow Lot Owners/Friends:

I hope you enjoyed last weekend as much as I did.

What can I say about the Amazing Race, except to say "it really was amazing!! I had the opportunity of being at the last station and seeing each team as they finished. The enthusiasm, and genuine joy on the faces of young and old, attested to the enjoyment they all felt. Sincere congratulations to Amber and her team of vol-unteers for their efforts. The challenges at each station were fun and well thought out--no question lots of hard work, and planning went into this event.

The kid's dance is always an enjoyable event to attend. There are the shy wallflowers, the "movers and shak-ers", and everywhere an opportunity to make new friends. I picked up a few dance moves myself by watch-ing—the only problem is that I can't do any of them.

This weekend will bring out the gamblers for the poker tournament. As usual we are expecting a full slate of competitors.

Another great activity for kids, and for the entire family is the Scavenger Hunt. It takes place on Sunday, and all participating kids get prizes.

Please, please make an effort to attend the Special Meting next weekend regarding the proposed land pur-chase. Of course, vote as you see fit, but make certain you are making an informed decision.

Anyone on the committee would be happy to field your questions this weekend.

As we get close to our children being back in school, I hope you are hearing them comment that they had a super summer at Carefree.

The Resort looks great, weather for the weekend looks good—where else would you rather be?

Be good to yourselves, and remember: Be safe, be happy, be "Carefree"

P.S.--Hi Irish, and many thanks--see you in April.

Points to ponder:

To those that think I may be carrying a little extra weight--I am not fat, I just come with airbags because I'm so precious.

Why is Monday so far from Friday and Friday is so close to Monday?

Best regards

Dennis

Land Purchase - Letter from Pete Kitson, Lot 794

I started out thinking that I would vote against the Smith land purchase as I couldn't see the logic behind it. I was also skeptical of the resort being able to fund the ideas which were suggested for possible land use. I had my concerns about the towers and how much of the land would be usable. The earthmoving costs were also an issue. Attempting to find the answers caused me to become confused and frustrated due to the lack of information before me. I felt the decision had to be simplified by looking at facts, not potential. I would like to present some facts both for and against.

CONS

future land use rezoning possibilities unknown

no estimates given for development costs

not all 60 acres are usable due in part to the 10 meter setback from towers

no approach

grazing fees would not be a guaranteed income

development, other than the road, probably would not occur for some time due to the cost as well as the

resorts’ near future needs

PROS

45 acres are usable

an approach will be made by the County or Smith at no cost to Carefree – this could be stated in the

purchase agreement

elimination of compound rent (Smith) and cost of burning brush (Dickson Leisure)

rental income from the towers and other revenue generating possibilities

good chance of renting land back to Smith for pasture – discussed with Smith

options for the future i.e. sewage, storage, fresh water storage, etc.

room to expand other facilities as needed

elimination of the high cost to move surface drainage if requested by Smith

A real possibility exists to create a clay capped road on Smith land for access and usage by the sewer

truck (present paved road would be used in wet conditions). The road could be built by the resort for minimal cost. This would cause less damage to our paved road and would reduce the smell.

combination of reducing expenses and generating revenue would total $5,700.00 per year (compound

rent, access to the burning area, tower income, and grazing fees)

I now feel that the purchase would provide insurance for the future. A decision not to purchase would elimi-nate almost all options. The cost of the purchase appears to be reasonable and manageable and I strongly believe we need to consider the future in our decision.

This is a very important decision and I strongly encourage everyone to vote.

Sincerely Pete Kitson

Letter from Don Shewchuck

Jim Smith approached me a couple of years ago to talk about the rent for our Carefree sign at the range road

25 and the 10 compound stalls that are on his land. His question for me was how much we were paying for

these two items. I told him that we weren't paying any kind of rent on these two items. He said he wanted

$500.00 for the sign and $1500.00 for the compound stalls. The next thing he asked was if we could think

about changing the flow of our surface water that drains onto his property. He has a little piece of land that he

can't access because of the drainage ditch. We now pay the rent on the two items and haven't talked about

the drainage ditch since the conversation.

HELP WE ARE BEING INVADED

Has anyone noticed the lovely accommodations the ants have built near the

shop? We believe they are killing some of our trees in the marina and we have

dumped a whole container of ant killer on their super-sized hotel. This resulted

in more construction. You have to admire their strength and determination but

we would like to encourage them to build elsewhere—many miles away. Does anyone out

there have some experience with getting rid of ants? If so, please send your suggestions to the

above email address. We need to stop this before some child decides to play in their

construction zone.

PLASTIC JUGS STILL NEEDED

We are still in need of colored plastic jugs (not white) such as fleecy and tide jugs. They should

be at least 2.5 litres in size. They are needed during the fall takeout to use as markers. If you

have any, please drop them over the fence into the compound at the marina as soon as possible

as we need to have them filled with foam before the takeout.

REMINDER—Members on Array A and B

Our plan for next year is to replace array “B” entirely with a new system which will result in the

elimination of more slips to accommodate the wider space between fingers. We will replace any of the

shorter fingers on array “A” with the longer fingers from array “B” that are no longer needed. If you

are on array “A” or “B” we encourage you to remove all of your hardware/bumpers at the

end of this season as they will not be transferred to the new docks.

HOUSEKEEPING—2016 Membership Dues

Invoices for the 2016 season will be mailed out the end of February and are due March

31, 2016. For those of you who are lucky enough to spend your winters in a warmer

climate and won’t be around to pay by the due date, you can either send in a post dated

cheque for the same amount as the 2015 dues or leave your credit card number with

Anna Marie and your payment will be put through when it becomes due. For those of

you who have already indicated that you wish your credit card number kept on file, please try to

remember to update with Anna Marie if the card expires or is cancelled. If payment is not received by

March 31st, a $50.00 administration fee is added to the balance. REMEMBER also, if you move, send

in a change of address so you receive your invoice on time.
