Nendaz is a typical Walliser mountain village situated on a sun terrace above the Rhone Valley, close to Sion, and offers

a phenomenal view over the valley and the Bernese Alps. A modern holiday resort has been created around the small

centre of the old Walliser village with its traditional houses, barns and storehouses. Nendaz is in the heart of the 4-Vállees,

and with 92 ski lifts and more than 400 kms of pistes, ski enthusiasts will want for nothing. Verbier and Veysonnaz can be

reached quickly from the village via the slopes.

The village is full of atmosphere with many restaurants and bars in the pleasant center. In the afternoon you can go

shopping in the pleasant center of Nendaz or in the evening enjoy a delicious dinner in one of the many restaurants or

have a drink in the lively bars and discos in Nendaz.

Do you want to relax after a day’s skiing or snowboarding? Then you can make use of the spa area of an adjoining luxury

hotel. This luxury hotel offers a variety of culinary options and you can also benefit from a 2200 m2 wellness area, the

outdoor swimming pool, steam room, sauna‘s, Jacuzzi‘s and a special children’s area. In this relaxation oasis there are

also 2 private wellness areas!

Nendaz is in the vast 4-Vallées ski area, which also includes the fashionable ski village of Verbier. There’s no shortage of

pistes here: with well over 400 kms, you will have a wonderful time. In total, this area has 135 kms of blue, 170 kms of red

and 105 kms of black runs. There are 92 ski lifts. The pistes are in pristine condition from December to April and in the

summer you can visit the glacier.

There are beautiful slopes for skiers of all abilities. Nendaz is a paradise for freeriders with countless possibilities to go

off-piste. The glacier guarantees snow in 4-Vallées and so you can also enjoy a visit at the beginning or the end of the

season. From Nendaz you can reach the summit of Tracouet (2,200 m). From here you can continue on to the higher ski

areas where the routes go in different directions. For expert and advanced skiers, Verbier has the best slopes, especially

the pistes from Attelas and Ruinettes. The ‘Mont Gele’ Glacier has several black runs that are enough to make even the

ski-pros quake in their snow boots.

The closest airport is Geneva, with daily flights from many international

airports. In the winter, charter flights land at Sion airport. Both Geneva

and Sion are easily accessible by train.

Geneva is 165 kms away. If you are travelling by car, leave the motorway

at Sion and the village is 15 kilometres further.

It’s a great place to stay in the summer too. The days are warm and sunny and you can go on fun outings in the area. For

nature lovers and hikers, the Rhône Valley, with its beautiful side valleys is a real paradise.

Sion, the capital of the Valais canton, is nearby in the warm Rhone Valley. You can see it, surrounded by vineyards, from

far away thanks to the two castles built on the rocks, high above the town. The historic town centre, with plenty of culture,

restaurants and shops is lovely to visit.

The renowned 18-hole Golf Club de Sion is also close by.

The apartments are in a beautiful location on the edge of the forest and directly on the ski slopes, with a phenomenal view

of the impressive mountain world. The access to the residence is a private road, and in just a few minutes you can walk to

Nendaz’s delightful village centre.

The design combines modern style with traditional architecture. The result is surprising and contemporary. The residence

has a total of 22 dwellings with multiple bedrooms and bathrooms, varying in floor space from 49 m2 to 240 m2.

There are rules governing the purchase of

real estate in Switzerland by foreigners.

The chalets in Nendaz have permission to

be sold to foreigners.

Referendum, 11 March 2012

The Swiss population voted in a refe-

rendum against the construction of new

chalets or residences from 1 January

2013. The apartments in Nendaz have a

permit that was issued before the date of

the referendum. This means they are one

of the last chances to obtain a newly built

apartment in a top ski resort.

Prices

The prices for a 2- and 3-room apartment

range from SFR 350,000 – SFR 690,000.

The 4-room apartments range from

SFR 995,000 – SFR 1,300,000.

The apartments and the penthouse on

the upper floors range from

SFR 1,100,000 – SFR 3,0§00,000.

Prices include 8% VAT. The sales price

includes a reserve for the bathrooms,

kitchen and fireplace. In consultation

with the construction company, you can

carry out the work according to your own

wishes.

Additional costs

In the canton of Valais, the total additional

costs amount to approx. 3% of the value

of the property. The additional costs are

for a notary, land registry and transfer tax.

Mortgage

Swiss banks provide mortgages up to

70% of the value of the property.

This mortgage is a form of annuity and

the annual repayment term is 1.5% of the

mortgage amount.

Fixed intrest rates 2017:

• 3 Years: 1.14%

• 5 Years: 1.16%

• 10 Years: 1.22%

An interest-only mortgage is also

possible, up to 50% of the value of

the property.

Rental and own use

The apartments in Nendaz have no rental

obligation. If you want to reside (semi) per-

manently in Switzerland and you have a Per-

mit B or C, the chalet can be used as your

main residence. If you are resident outside

of Switzerland, you are permitted to use the

chalet as a second home (foreigners permit).

This requires you or your family/friends to

stay in the apartment for a minimum of 3

weeks per year. It is permissible to rent the

property out for the rest of the year.

If you decide to (partially) rent the proper-

ty, you can organize this yourself or make

use of property management companies in

Nendaz. There are various possibilities and

combinations, which we are happy to advise

you about.

Viewing

Nendaz is easy to reach by car, train or from

Geneva airport. For more information about

flights from the Netherlands or Belgium, you

can consult www.skyscanner.nl.

If you know when you want to come and

take a look, we can organize an on-site vie-

wing and help you book a stay.
