From May 11 th (Mother’s Day) to October 1 st , homeowners should water their lawns using the following guidelines. As a reminder, the following rules are in place in order to control our water expense during the warmer months... 1. Automated sprinkler systems should be set to run: - For even numbered homes on Monday, Wednesday, and Friday - For odd numbered homes on Tuesday, Thursday, and Saturday 2. No automated cycle should run for longer than 20 minutes. 3. Watering is only permitted to occur between the hours of 9:00 PM and 6:00 AM. We are in an area with clay dominating the soil content. Area recommendations indicate that homeowners should water no more than 21 minutes per watering 3 cycles in the early morning every other day and follow this schedule through the summer. The sprinkler control boxes that Richmond American installed can be set up for this type of schedule. For information on how to best water your lawn and save money doing it, go to www.slowtheflow.org. They also offer a FREE water check. Call 877.728.3420. Also, for the best fertilizer options, go to ww.biograss.com. Scott’s brand is also recommended. LAWN WATERING POLICY All pets that are not gated inside your yard must be on a leash AT ALL TIMES, even if the pet is on your property. All garbage cans need to be brought in by Wednesday morning. Please keep your garage doors closed when you are not coming and going or outside in your yard. We have found that by keeping garage doors closed, it helps to deter crime in the neighborhood. We have had several thefts in the past where people were home but had left their garage doors up when they were inside their house. Thanks for your cooperation. WATER LEAKS AT HOME MAIN WATER VALVE & STOP AND WASTE FOR SPRINKLER SYSTEM There is a main water valve at each home usually in the grass near the side walk . This is identified by a cast iron cap that has a hex shaped nut in the middle. The main water valve is connected to a line that comes from the subdivision’s main water line t hat is buried in the street. Connected to the main water valve is a tee. From the tee, a water line runs to the home and also connect- ed to the tee is a stop and waste valve for the sprinkler system. Stop and waste valve access is usually identified by a yellow cap on a white PVC pipe located near the main water valve near the side walk. All these lines were installed by the builder at the time the home was built but once ownership is taken, a Home Owner becomes responsible for maintenance of the water system from the home’s main water valve.

PARKING RULES REMINDER

HOMEOWNERS WITH RENTERS

As a reminder, homeowners are responsible to communicate and remind their tenants about rules and regulations. For a copy of the CC&Rs and Other Policies, see our website at http://parker-brown.com/thevillasatjordanlanding under Resources or contact Will Giorgis at [email protected] for copies.

The  HOA  is  responsible  as  per  the  CC&R’s  to  provide  and  maintain  culinary  water  distribution  to  the  common  areas  and  to  each  individual  lot  in  the  Villas.  This  will  include  the  water  line  from  the  street  to  the  main  water  valve  at  each  home.  The  HOA’s responsi-bility ends at the main water valve at each home and this includes the valve. Any failure after the water valve that feeds th e home, is the Home Owners responsibility to make and pay for repairs. The Homeowner is responsible for repairs to pipe fittings, nip ple fittings, compression tee fittings, the sprinkler stop and waste valve, sprinkler piping and the water tubing that brings wat er into the home from the valve that feeds the home. If repairs need to be made the Home Owner needs to make the repairs as soon as possible. When a leak is detected the first th ing to do is shut your sprinkler system stop and waste valve off. If this does not stop the leak shut off the main water valve to the home. If both valves being shutoff does not stop the leak then the main water line buried in the street will need to be shut off. Please con-tact Ray Brusik, the HOA Board Member over Streets and Landscape. If he is not available contact another Board Member. The Home Owner can do the repairs or contact a plumber or landscape contractor to make the repairs.
