DIRECTIONS Travelling west from Bournemouth on the A35 turn onto the A350 to Blandford Forum. After 2½ miles Lot 1, Luscombe Wood, lies to the right of the A350. The rent is fixed for the entire term. The sporting rights are included in the lease, i.e. the purchaser of the freehold will not be able to shoot within the wood. He/she will receive the annual rent noted above until the lease terminates. The crops are in the ownership of the lessee during the lease period. The mineral rights are not included in the lease although the lessee has the right to use them for road building in the wood. The access from point A on the sale plan is included in the sale. As with Luscombe Wood, access is taken directly off the A350 county highway just to the south of Foxholes Cottages. As with Lots 1 and 2, the freehold of the wood is offered. However, at Foxholes Wood 2.19 hectares / 5.43 acres, shown stippled on the sale plan, is offered with vacant possession with the balance, 14.17 hectares / 35.03 acres, being subject to a 200 year lease which commenced on 20th September 1957 at an annual apportioned rent of £5.85 payable in arrears. The sporting and mineral rights are excluded from the lease although the lessee has the right to use minerals for road building in the wood. The purchaser will be able to exercise the sporting rights over the whole wood (40.46 acres) following his/her purchase and will receive the annual rent noted above until the lease terminates. The crops in the area included in the lease are in the ownership of the lessee during the lease period.
