Introduction • An old stone built cottage on the Hafod Y Llan Estate, 3 miles from Beddgelert• The Cottage can accommodate eight people plus a cot• Under floor ground source heating and radiators.• There is a small graveled garden in front of the cottage with furniture.

The accommodation is arranged as follows:

Ground floor Hallway leads to the lounge and dining room, kitchen; bathroom with shower over the bath to the rear of the property. Access to the annex double bedroom is via an external stone staircase next to the utility door.

First floor Landing, 4 bedrooms (1 Master double, 1 x twin, 2 x single rooms)

Approach • The Cottage is approximately 3 miles from Beddgelert. The track to the cottage takesyou up a driveway through a farmyard and an open farmland with grazing animals. Guestsneed to follow the instructions sent with the booking information with care.

Arrival & Parking Facilities • There is a parking for two cars adjacent to the cottage.• The keysafe is in a black box outside the front door to the right (as facing). It is operated by

a push button mechanism. A torch is recommended, especially if arriving in the dark, as thenumbers on the box can be difficult to see. The key is returned to the keysafe on departure.

Getting in (and out) of the cottage • There is no step into the cottage.• There is a step to the back door which is 14cm. The back door width is 79cm. To the back

garden there is a short 5cm slope then a 7cm step.• The front door has a clear opening width of 91cm.

Getting around the cottage • Uneven flagstones throughout the ground floor, lounge, bathroom and kitchen, dining room

has a wood floor.• There are three internal doors, the clearance of each is: kitchen is 68cm, dining room is 80

cm and the bathroom is 60cm.• Staircase (66cm wide) to 4 bedrooms with the height of the first risers ranging from 19cm to

22cm• Banister rail to left hand side at height of 96cm

Additional Information • Assistance dogs are welcome at all our cottages• Pets other than assistance dogs cannot be accommodated here• There is no TV or radio at this cottage• In the event of a fire, it is the responsibility of the guests to evacuate themselves. Vibrating

fire/smoke detectors are available if requested at time of booking. Please contact us ifyou required any specific access requirements in this respect.
