Part of the multi-million pound government programme to deliver world class facilities for today’s young people - the £4.6 million contemporary facility was opened to the public in June 2012. As Havering’s first zero carbon building and one of a few across London with this rating, MyPlace was very much a community project, with a local youth board who worked closely with architects from Jacobs to ensure the scheme met their specific needs. “The ambition outlined in the brief, was to create a landmark building - a state-of-the-art youth facility, contemporary in design with impeccable eco credentials,” said Nick Milestone, MD of B & K Structures. “All of which clearly confirmed the requirement for an optimised hybrid solution, to meet the brief and deliver an architecturally significant, zero rated building.” By selecting the most effective combination of systems and materials, together with the performance benefits associated with offsite manufactured solutions, B & K Structures presented cost certainty via an optimised structure and construction process. B & K Structures’ dedicated team of engineers and 3D draughtsmen, assisted in developing the project’s specification and design of the complex geometry for the roof form. Having constructed a MyPlace facility previously in Hinckley, Leicestershire during 2010 - as a fundamental part of the delivery team, B & K Structures’ construction services for the Havering project included, design, supply, project management and site construction services.

The unique armadillo engineered timber and steel structure, incorporated individual glulam members, each a different size, built onto concrete buttresses with a steel mezzanine floor. This could have presented a major challenge however, the application of Building Information Modelling (BIM) to this project enabled each unique glulam member to be identified and labelled at the time of manufacture, facilitating a rapid and accurate construction process.

The structural support was provided entirely by the frame while the roofing solution was provided by the Kalzip system. Flexibility of the internal space arrangements could therefore be made both at the time of the build and into the future without structural considerations being required.

Nick concluded, “Most importantly for all contributors, is the delivery of an astounding youth facility. Young people now have a safe and exciting place to go to participate in positive leisure time activities and have access to information, advice and support services. MyPlace really is their place - with a large performance hall, recording studio, computer suite, café, games and arts rooms.”

B & K Structures developed this scheme in mutual collaboration with the engineer and architect for optimal structural performance and impact, to deliver a visually outstanding building with a simple form that facilitated the vision of the My Place programme.
