In this issue we have a special feature from the team at Wide World of Lights, starting on page 24. If you’re renovating but haven’t though about the importance of lighting,
consider that it can account for as much as 25 per cent of your home’s total electricity use, so it makes sense to consult a lighting specialist who can help you fi nd stylish, practical and energy-effi cient solutions for your home. Speaking of energy effi ciency, this month we also have tips for saving water by creating an eco-friendly bathroom – that’s on page 12. But if you’ve really caught the renovation bug turn over to our cover story to see whether you can make a living out of your new hobby.

WORDS JARNA BAUDINETTE
Most people will tell you that the experience of renovating a home isn’t one you want
to repeat in a hurry. The renovation process is often messy and stressful, and when it is over you will most likely be glad to see the back of your tradespeople and to relax in your new home.
If that’s the case, why do some people go on to renovate house after house? Chances are they are trying their hand at property ‘fl ipping’, a term which refers to buying a home with the intention of selling it for a profi t.
Flipping can occur with any type of home, but it is most commonly used for ‘fi xer-uppers’ – old or run-down homes that can be renovated and then resold for a higher price. It sounds easy enough – you buy a renovator’s delight for a bargain, spend your pocket money (and your weekends) doing it up,
sell it for a much higher price and make enough profi t to help buy the next home.
However, you shouldn’t be fooled into thinking property fl ipping is simple, because it is defi nitely not something inexperienced buyers or renovators should try without thorough planning or research.
Whether it is your personal home or an investment property, when renovating a residential house the most important thing to consider is how much you want to spend, and how much value you’re going to get out of the improvement.
For your personal home resale value may not be your fi rst priority, but if you are renovating purely to profi t you need to make sure you don’t overcapitalise by spending more cash than you can recoup.

The best way to avoid this is to understand the property market in your area. A good place to start is to speak to local real estate agents and housing bodies for up-to-date information on sales and enquiry, and be sure to ask which styles of home or particular features are in demand. And remember, before making
any decision to purchase you need to consider your own fi nancial circumstances and seek specialised advice.
If you decide to go ahead, the next steps will be similar to those involved in a standard home
renovation. You will need to set a realistic budget and time line, map out what work needs to be done and hire the relevant tradespeople. If you’re handy and the repairs are only on the surface (painting, re-tiling and replacing old fi xtures and fi ttings) you should be able to save money by doing them yourself, but be realistic about how much time and energy you have to devote to the project.
If you don’t know one end of a hammer from the other you will need some professional help, which will increase your budget, and therefore increase the sale price you’ll need to make a profi t.
Usually styling and decorating a home is the most exciting part of a renovation. However, if you are renovating to resell you will need to have some restraint over your personal taste, and instead

opt for a colour and design scheme that will appeal to the greatest number of buyers. This means no kooky wallpaper |or oddly-shaped windows – if you keep the style simple, minimalist and comfortable you are more likely to attract a buyer when the renovation is complete.
And fi nally, if the idea of renovating to resell is overly daunting, you may want to consider holding onto the property as a long-term investment. Rather than trying to make an immediate profi t – which is highly dependent on the current property market, and diffi cult to do when you don’t understand it well – an investment property is more likely to deliver value growth over time. And you can still have plenty of fun doing it up.

hammer from the other you’ll need professional help

Help is on its way
NEW PRODUCTS
On page 18 we have tips for maximising storage in your home, and ASKO’s new range of ‘Hidden Helper’ drawers are designed to help you do this in the laundry, by creating extra work areas in an otherwise tight space. Inspired by sleek, Scandinavian home design, ASKO has crafted a single, pull-out shelf to help load and unload washing, and a deeper pedestal drawer designed to fi t under your washer or drier and store fabric softener, clothes pegs and other items. This adds height to your washer or drier for easier loading and leaves larger cupboards free for your linen. The pull-out shelf is $299 and the pedestal drawer is $549, from asko.com.au.

Going downSo you’ve been to the local tile shop and
have come home with the makings of a new ceramic or porcelain fl oor. What do you do now?
Laying tiles requires some research and attention to detail, but with the right preparation you can easily make over a dated fl oor surface. Before you get started, speak to a tile specialist about the correct materials for the job and make sure you have everything on hand.
The fi rst thing you need to look at is the ‘sub straight’ – the existing fl oor surface you will be laying the new tiles onto. If you have a concrete fl oor you can lay new tiles directly onto this, but if you have timber fl oorboards you will need to use a tile underlay, which is available from a hardware store. If the fl oor has existing tiles in good condition you may be able to lay right over

If the fl oor……HAS EXISTING TILES IN GOOD
CONDITION YOU MAY BE ABLE TO LAY RIGHT OVER THE TOP OF THEM.
the top of them, but make sure you use a tile adhesive specifi cally designed for this, and you will need to score the tops of the tiles using an angle grinder to create a rough surface for the adhesive to stick to.
Before you begin laying the new tiles you need to make sure your fl oor is level. Use a spirit level for this, and keep it on hand as you lay the tiles so you can check your work as you go.
Next you need to fi nd the centre of the room. Use chalk lines to mark across the length and width from the halfway point of each wall, and use a
carpenters square to check the lines. Then begin laying out your tiles from the centre of the room to the walls. Spread your adhesive with a trowel and only work on one square metre at a time. Make sure you press the tiles down evenly, and it is a good idea to use tile spacers or clips to align the tiles for a more professional fi nish.
You will need to wait at least 12 hours for your tiles to dry before grouting them. A good tip is to wipe down the surface of the tiles with a damp cloth as you work, which will make the grouting process much easier.

Future feedsThinking of modernising your kitchen?
There are now plenty of high-tech fi ttings and appliances that can bring your kitchen in line with the rest of your revamped interior. As well as a sleek design featuring plenty of stainless steel, why not incorporate some cutting-edge technology into your renovation.
Induction cooktops heat up faster than traditional gas or electric varieties, as they use a powerful, high-frequency electromagnet under the unit’s surface to generate energy. When a magnetic material (such as a suitable piece of cookware) is applied to the unit, the energy under the surface transfers to the cookware, causing it to heat up. The temperature of the cooktop can be controlled by adjusting the size of the electromagnetic fi eld and this can be done

OR ELECTRIC VARIETIES.
instantly with the push of a button, without waiting for the surface to cool down or heat up.
This may sound complicated, but all you really need to know is that induction cooktops are more effi cient than other varieties and are safer, as the cooktop surface won’t become hot to touch (unless a large pot is left to sit on it for a long time). However, induction cooktops are also more expensive – as well as a higher purchase price you’ll need to budget for new cookware, as only certain types are compatible with the technology.
Other innovations in cookware include self-cleaning ovens (which can heat to a scorching 500 degrees, burning away any spilled grease) and steam ovens, which use water vapour for a quick, healthy cooking method. Dishwashers are now more water effi cient and can be tucked away in sleek drawer styles, or even designed to blend in with your cabinetry. And while the stainless steel, double-door fridge is still a winner for family kitchens, the newest models have easy-to-clean surfaces that are resistant to fi ngerprints.

Waste notIn a majority of Australian homes the bathroom
accounts for more than half of all household water use. Water costs are set to keep increasing, and so if you are renovating your bathroom and replacing old fi ttings, it makes sense to consider incorporating eco-friendly appliances.
In older-style bathrooms, the toilet and shower are the main culprits for water wastage. The Australian government now has a Water Effi ciency Labelling and Standards (WELS) scheme which can help you select water-effi cient appliances for your home, and subsequently cut down your yearly water bill. Each appliance is given a star rating – the more stars, the more effi cient the appliance – so when you are selecting new taps, showerheads and toilets be sure to check how these rate under the scheme.

In older-style……BATHROOMS, THE TOILET AND SHOWER ARE THE MAIN CULPRITS
FOR WATER WASTAGE.
This is especially important if the home is an investment property, as appliances must meet certain WELS standards before you can pass on water usage charges to your tenants.
Water-effi cient showerheads can also trim your electricity bill. An eco-friendly shower uses less water per second than a standard one, which means less electricity to power your hot water system. Or you could install a solar hot water system, which will heat your water naturally using energy from the sun.
If you are really concerned about water conservation you
can incorporate recycled or ‘grey’ water into your bathroom renovation with a fi ve-star WELS rated toilet. These small toilets incorporate a hand basin and use the grey water left over from hand washing to fl ush the toilet – perfect for an ensuite or standalone toilet off the garage or laundry.
Keep the design of your bathroom eco-friendly by using natural materials such as wood, stone and ceramic tiles. Opt for easy-to-clean surfaces that won’t require chemicals, and design the bathroom with windows for natural light and ventilation.

Up the wallPainting the exterior of your home is a simple
way to update its overall look. Painting an entire home is a big job and if you are low on skills or patience it is best left to a professional, but if you would prefer to tackle the painting yourself, visit your local paint shop to determine the right sort of paint for the job.
Advances in paint technology have meant there are now a variety of weather- and sun-resistant products available in a huge range of colours. Before selecting a shade, look at your home critically to decide how a particular colour will look alongside the other properties in your street. While you want your home to stand out from your neighbours, you don’t want it to become an eyesore – stick to a calm, neutral tone that won’t clash with the colours around it.

While you want……YOUR HOME TO STAND OUT FROM
YOUR NEIGHBOURS, YOU DON’T WANT IT TO BECOME AN EYESORE.
Preparation is the key to a long-lasting paint job. Remove or cover any plants or furniture around the home so they don’t get damaged (try to use canvas drop sheets rather than plastic tarps, which don’t breathe well and may suffocate plants).
If you have a painted brick or rendered facade the next step is to thoroughly scrape, clean and sand the surface, which will ensure the new coats of paint adhere to the walls properly. This requires specialised equipment – including a high-pressure hose for cleaning off any dirt, grime and loose
paint – and again, if you are unsure of the correct tools or process you should consult a paint specialist. Even after pressure washing you will still need to hand scrape certain areas and sand back the walls.
Before applying the new paint you will need to ensure the walls are completely dry, which can take several days. Painting over walls that are still damp can lead to cracked and peeling paint, and make sure you invest in a good-quality undercoat to ensure a professional fi nish. Finally, all you have to do is paint the house.

PREPARING THE TIMBER FOR COATING.The best practice is to allow your correct weathering period
to expire, and then water blast down the timber using medium pressure.
• Tip – To rejuvenate the original look use an oxalic acid preparation, which will restore the original colour and clean off any remaining extractives. Be sure to thoroughly wash off the timber to remove the acid.
APPLYING THE DECK COATING.Always apply the coating as per the manufacturer’s
specifi cations. Your paint supplier can also assist here at the time of sale. Apply the coating in the direction of the grain (lengthwise), usually two at a time, ensuring a wet edge is kept at all times. Keep to the recommended re-coat time.
• Tip – Do not coat in extreme conditions such as on a hot windy day, in the midday sun or in cold, rainy weather. Always apply a liberal coat, not just colour to the timber.Using a brush will help ensure a fi lm is applied. Most manufacturers do not recommend using a spray gun or roller application. Lambs wool applicators must be used with a special technique.
MAINTENANCE OF YOUR DECK.Ongoing maintenance is important for keeping up the
appearance of your deck. Often this step is forgotten, meaning costly and painstaking restoration is required.Follow the manufacturer’s times and most importantly your own instinct – what works in one situation will not work everywhere. Regularly check the condition of your deck coating and redo if necessary, before it’s too late. This will save time and money and ensure the lifetime of your investment.
• Tip – Sprinkle some water onto the timber. If the water beads up the coating is doing its job. If the water soaks in to the timber, there is a good chance the coating needs to be rejuvenated.
• Utilise the expertise of your paint supplier to assist you with the best methods for maintaining your deck.
• How much maintenance you are willing to put in will determine the longevity of your favourite place at home – your deck.
Paint City’s fi ve stores on the Sunny Coast have staff willing to assist you with your next deck project. All stores stock an extensive range of timber coatings from respected manufacturers. These include – Intergrain, Feastwatson, Sikkens, Spa n deck, Quantum, Haymes.

Going troppoIf you want to feel as though you’re on holidays
all year round, designing a tropical, resort-style pool area as part of your backyard renovation is a great place to start. Tropical-themed designed suits our temperate climate, and it is easy to incorporate elements of this style into any size pool area.
If you are installing a new pool, and space permits, opt for a fl owing, free-form design that mimics the natural shape of a tropical lagoon or pond. Tiling the bottom of the pool with pebble tile can create a beach-like effect, or choose a rich blue pool tile with decorative mosaics which will add a touch of luxury to the space.
If you have an existing pool you can focus on updating the surrounding area. Adding timber decking around the pool will give your backyard

a resort feel, or you can opt for non-slip paving tiles in a natural, sandy-coloured material. Add some contemporary wooden pool furniture with white fabric cushions, or even a day bed for the ultimate in relaxation.
If you are planning to spend a lot of time in the pool area consider adding a covered or enclosed patio for outdoor entertaining. Several local companies specialise in Balinese-style pool huts with thatched roofs for added visual effect. You can also buy large stone pots or statues which will add character to your pool area,
and when landscaping your garden aim for lush greenery with plenty of bright, glossy leaves. Speak to your local nursery about which plants are best suited to your yard.
Finally, while it is important that your pool area looks great remember safety should always be your primary concern. You will need to make sure you comply with local council regulations on pool fencing, but you can still follow the resort-style theme by choosing a contemporary, frameless glass fence with natural stone or timber detailing.

A place for everythingWe all dream of open-plan
homes with plenty of living and storage space, but if yours is a beach shack or cosy unit there will be limited room to create your ideal abode. Be sure to factor adequate storage into your renovation – the last thing you want is for your stylish new interior to be overtaken by piles of clutter.
In your living spaces, use wall shelves to display decorative items and install built-in cupboards wherever you can. If you’re after a more inconspicuous option you can also build smaller, cubby-style holes into your walls and cover these

with cabinet doors – a handy way to store keys, phones or mail so these won’t get lost in the clutter.
A small kitchen poses big challenges, so get creative with your storage options. Hang pots and utensils from a row of wall hooks, and small wall shelves can house spices or packaged foods.
If your home doesn’t have built-in wardrobes and there isn’t space for them, add some exposed shelving. Furniture suppliers offer compact wardrobes and shelves so think outside the square and install these beneath a window, in a corner or even under the bed.

Let’s go alfrescoIf you want to make the most
of outdoor living but don’t have a space, add an alfresco area as part of your renovation. Your builder can open up the back wall of your home to create fl ow between the indoor and outdoor spaces, using bifold or glass sliding doors for easy access and plenty of natural light.
The best place for an outdoor area is adjacent to the kitchen or main living room, allowing you to easily prepare meals and entertain. To determine the dimensions consider how you want to use the space – will it be for everyday family use or larger barbecues and

parties? If you are inexperienced consult your builder or even an architect, who will make the most of the available space and consider things like elevation and aspect.
Aim for continuity with the style of your interior. If your kitchen and dining area have timber fl oors opt for a timber deck, and if you have tiles choose weather-proof pavers in a similar colour.
To cover your outdoor area you can use the same material as your existing roof, opt for weatherproof Colorbond, or if the area is well sheltered you may only need a shadesail to block the sun.

SPECIAL FEATUREOften, choosing the right lighting for
your home is not as simple as it seems. You need to consider the amount of light you will need in different areas of the home, choose fi ttings that are stylish and practical, correctly place these for maximum effect and select the right switches and wiring for the job – before you even consider eco-friendly or high-tech options.
If you are renovating your home the right lighting will allow you to show off the fi nished product, so it shouldn’t be an afterthought. While the vast ranges of fi xtures and styles available can be overwhelming, one locally-based lighting expert is ready to help stressed renovators choose beautiful, contemporary lighting options that are still practical and affordable.
Wide World of Lights was started on the Sunshine Coast and has been family-owned and operated for more than 18 years. General manager Stephen Camilleri says he and his fellow owners work in the business to ensure they understand their clients’ ever-changing needs.

“The combined experience of the founding members is 155 years,” Camilleri says. “This means we are able to make informed decisions to assist our clients, which gives trade clients such as builders, electricians and architects the competitive advantage.”
Wide World of Lights has two of the largest lighting and cooling showrooms in Australia, with one here on the Sunshine Coast at Currimundi and one at Morayfi eld. Camilleri says Wide World of Lights supports more than 100 Australian brands and imports direct from international suppliers to bring new and innovative products to its showrooms.
“This ensures our clients enjoy the latest products at rock-bottom prices,” he says. “It’s quite often said by clients that if you cannot fi nd a particular light or fan at Wide World of Lights you won’t fi nd it anyway.”
Camilleri says his team is aware renovating can be a stressful and has a ‘can-do’ attitude toward helping its clients.
“Service is a word frequently used in the marketplace, but at Wide World of Lights we take it very seriously by having an after-sales continued over >
service team to assist our clients with any issues which may come up. For example, unlike other businesses we offer in-home warranties on all products supplied, whereas others may only supply a replacement warranty, which leaves the
client out of pocket for the electrician costs.” As well as home owners and renovators
Wide World of Lights deals with more than 200 active trade clients including builders,

electricians, architects, landscape designers, developers and interior designers. It also wholesales to many other businesses around Australia.
Camilleri encourages anyone who is building or renovating to sit down with one of his consultants, who can walk you through your lighting requirements.
“This is a free-of-charge service, and we also have an in-home service – for a small $50 fee, which is refundable off your purchase, we can come to you,” he says. “Coming into the showroom is without doubt the best option, and it does not matter how large or small the project – we have a light to suit your needs and budget while staying green.”
Camilleri says Wide World of Lights has regular visits from clients who live far away and make the trip just to see the range, “because if you are going to the extent of renovating or building you are better off doing it one time – the fi rst time”.

Switch and saveAmid growing environmental
awareness and rising electricity costs, over the past few years many of us have become more concerned about energy effi ciency in and around our homes. One of the easiest ways to reduce your home’s carbon footprint is to invest in energy-effi cient lighting.
Steve Camilleri from Wide World of Lights says LED lighting will save up to 90 per cent more energy and will last up to 50 times longer than fl uorescent or incandescent bulbs. LED lights also have very minimal UV or heat emission.
Wide World of Lights has a simple strategy for anyone looking to update their light fi ttings to more energy-effi cient varieties: all you need to do is collect the ineffi cient lamps from your home and take photographs of the existing transformers or fi ttings, so a lighting sales specialist can easily help you replace these with LED bulbs.
You may want to consider a new look for your home while you’re at it – as well as being eco-friendly, LED lights are available in a wide range of colours.
Winter is fast approaching, and if you’ve been noticing a chill in the bathroom over the past few mornings it may be time to invest in some heating. While your renovation may involve upgrading your home’s insulation and general heat retention, to stay extra toasty when you jump out of the shower you’ll need a bathroom heater.
Wide World of Lights stocks several varieties of bathroom heater, including a slimline, stainless steel single or double

style than will suit your home’s contemporary decor. There are also wall and fl oor heaters to warm up the rest of the home, and don’t forget to budget for a heater for your outdoor area or deck, so you can enjoy this space year round.
Here on the Coast we are lucky enough to have a relatively short winter, so when the heat hits again you will need ceiling fans to help keep you cool. Camilleri says he has seen studies which suggest having a fan operating in a
room improves the occupants’ productivity, simply by moving the air around.
Wide World of Lights stock more than 100 styles of ceiling fan, including several retractable styles that can easily be converted to a standard light fi tting when not in use. Three-blade fans are the most effi cient style, and there are now marine blade or plastic-bladed fans that won’t rust, which is important in our coastal climate.
