A few months ago, friends from Sydney came up for the weekend to take a look around. Th ey’d never been here but wanted to invest in property and couldn’t aff ord Sydney, so they were considering buying here instead. As I was chauff ering them around the Coast, they made a very interesting comment about the amount of roadworks that were taking place here. I was quick to moan about it but they were actually quite impressed. To them, the abundance of roadwork was seen as a positive sign. Th ey thought it was great that the Coast was so progressive and easy to navigate via road. I’d never really thought about it that way. Th ere is currently a lot happening in our region, especially when it comes to transport and development. Over the coming weeks, MPR is going to embark on a cover story series on infrastructure, so you know exactly what is happening, where and when. We know that infrastructure can directly aff ect property and prices – aft er all, my friends got on the plane that weekend with a contract on a house in Buderim.

Brisbane is getting its fi rst major road tunnel, the 6.8-kilometre-long CLEM7 between Bowen Hills and Woolloongabba. Th e Gold Coast is getting

light rail as part of a Rapid Transit project, with stage one linking Southport and Broadbeach. So what exactly is the Sunshine Coast getting to reduce traffi c congestion and protect our lifestyle?

Cars remain our most popular travel option in 2009. However, if the Sunshine Coast Regional Council and the Queensland Government have their way, private cars will be spending more time in the garage, as public transport facilities in the area improve.

When the council’s budget was released on June 30, it allocated $100 million over fi ve years to transport infrastructure with a focus on more sustainable options.

Vivien Griffi n, the council’s Integrated Transport portfolio chair, says the “fundamental cultural shift ” means the council is “no longer just a road builder”. And ratepayers are no longer bystanders, with everyone paying a $20 public transport levy this fi nancial year to help get projects off the ground or fast-tracked.

Sustainability is also the buzz word of state ministers Rachel Nolan and Craig Wallace, whose merged departments of Transport and Main Roads has

$7.1 billion to spend in 2009-2010 on Queensland’s critical roads infrastructure, and developing other transport systems.

THROUGH ROADSTo the north of our region, the $10.4 million stage three upgrade of the Bruce Highway through Gympie is now underway. Th e State Government says preliminary work has started on four-laning the stretch from Centro Way to Pine Street, which carries 21,000 vehicles (including 2700 trucks) a day. It’s hoped to be fi nished mid-2010.

Slowly but surely, the Coast’s transport networks are having a makeover worth millions, which will have a profound effect on property prices. Julie Gatehouse fi nds out what’s in the works, in part one of MPR’s series on infrastructure.

and a road bridge. Designed to improve times between railway stations and cater for growth, it’s the fi rst step in a major upgrade of the North Coast rail line, which will be welcome relief for regular and future rail commuters.

Th ings are not moving as quickly on duplicating the next section, Beerburrum to Landsborough, which is scheduled for completion in 2019. It’s currently under planning review and awaiting funding approval.

Warren Bunker says the council is keen to see this track duplication stretch all the way to Nambour to allow for more passenger train services, quicker speeds and better connectivity with other future transport

systems linking into the Sunshine Coast. “It’s very important for us and we’d like to see it done earlier,” Warren says, “although we realise that straightening lines and widening rail corridors have implications for individual land owners that must be considered.”

On July 11 the State Government released an environmental impact statement for the Landsborough to Nambour upgrade, seeking public comment even though construction isn’t due until 2026. Colin Jensen, the coordinator-general of the Department of Infrastructure and Planning, says early corridor

Construction is also due to start later this year on duplicating 12 kilometres of the Bruce Highway between Cooroy and Curra. A spokesman for Federal Transport Minister Anthony Albanese says the $613 million joint project with the state should be fi nished by 2012. Meanwhile motorists on the Nambour bypass will notice pavement upgrades starting in the next few months.

To the south, the fi rst section of the Multi Modal Transport Corridor (MMTC) has been offi cially open to motorists for three months (as has the newly four-laned Caloundra Road). For many drivers, that new road joining Caloundra Road at Little Mountain with Creekside Boulevard at Currimundi is our fi rst hard evidence of the grand integrated transport plan to improve traffi c fl ow by 2026 (see map).

Warren Bunker, the council’s director of regional strategy, likens it to erecting a ladder. “Th e Bruce Highway and extended Sunshine Motorway will be the ladder’s heavy verticals, paralleling each other (one coastal, one inland) and running north-south,” Warren says. “Th en other link roads running east-west, such as the existing Caloundra and Maroochydore roads, will be the rungs on that ladder.” It’s expected this ‘ladder’ will ease pressure on the 70 kmh Nicklin Way linking beachside suburbs between Caloundra and Buddina.

Th e MMTC is providing the missing links between Caloundra Road and the Sunshine Motorway near Mooloolaba. It’s basically a wide road corridor to allow

for cars now and public transport systems in future. No one has decided exactly what form this may take, but the State Government says it will serve vehicles plus pedestrian and cycle needs and could ultimately be six lanes. In time, the motorway will also be upgraded from the Mooloolah River interchange north to Maroochy Boulevard.

State planners are now preparing for the MMTC’s next section linking Creekside Boulevard to Kawana Town Centre. Th ere’s no construction date yet, but in the meantime, developer Stockland is working with government to build a parallel new road nearby. Th is fi nal 1.6-kilometre section of Kawana Way is costing $3.7 million and should be fi nished by Christmas. One of its goals is to create live, work, play convenience for the residents of new local communities, businesses at Kawana and workers at the planned new Sunshine Coast University Hospital, regardless of a two-year setback to construction of the hospital (now due to open in 2016).

Th e Federal Government is doing another $20 million worth of maintenance on the Bruce Highway between the Coast and Caboolture.

TRACK WORKTrains are now running on the new Caboolture to Beerburrum tracks as ancillary works fi nish off the state’s $298 million duplication project. Construction had started in March 2007 on straightening and duplicating almost 14 kilometres of the line, upgrading Elimbah and Beerburrum stations and adding four new rail bridges continued over >

delineation and acquisitions are vital to its viability. The aim is to cut 17 minutes off the Citytrain time between Caboolture and Nambour. (Submissions at www.landsborough-nambour.com.au are due by August 24.)

Meanwhile, years of planning are continuing on CAMCOS, a rail-oriented corridor which Warren envisages as the “backbone” of our future public transport closer to the coastline. Running north-south from Beerwah to Maroochydore and eventually to the Sunshine Coast Airport at Marcoola, it aims to create a rapid transit network. However, there are ongoing questions about whether this should be light or heavy rail or even new bus technology.

“It’s just a line on the map at the moment, but we’ve preserved it and are looking at land use patterns near it,” Warren says. “The form isn’t locked in but it must be a fast passenger route because there are relatively long distances between our major growth centres of Caloundra South, Kawana and Maroochydore.”

The council budget allocated $55,000 towards studying the most appropriate transit mode for CAMCOS in 2009-10.

ON THE BUSESCoastConnect is the big bus project that’s caused some angst among local residents. It’s the State Government’s plan for improving bus services between Caloundra and Maroochydore through road-based solutions such as new bus/transit and cycle lanes, upgraded bus stops and stations and giving buses priority at key intersections. But community consultation late last year resulted in

criticism of proposals such as creating six lanes along Alexandra Parade and Aerodrome Road.

Now the concept designs have been revised and consultation is underway until August 7. (The last staffed display will be at The Events Centre, Caloundra, on July 30 from 5pm. Go to www.coastconnect.com.au to find out more.) The major changes involve limiting widening of those roads and fewer parking impacts.

But bus passengers are noticing other improvements,

with several million dollars recently spent on more services in the hinterland, better integration with timetables, new buses and extra drivers.

Rachel Nolan last month inspected a new bus interchange, on the University of the Sunshine Coast campus, which is enhancing public transport through Sippy Downs. With three platforms, it’s second in size only to the major interchange at Sunshine Plaza. Translink’s $5.5 million project, which took five months to build, also has a Green Link between the university

and Scholars Drive that is accessed only by buses, cyclists and pedestrians for safety and efficiency. All up, the interchange caters for 8400 extra passengers a week.

Vivien Griffin says the council budget also provides $60,000 this financial year “to plan a congestion-busting bus program” for peak holiday times.

CYCLE OR WALK?To encourage people to leave their cars at home, Vivien says the council’s five-year capital works program has plenty of bikeways and pedestrian paths. Infrastructure such as Caloundra’s Coastal Pathway, a 25-kilometre stretch from Bells Creek to Point Cartwright, is designed for recreation, but faster, dedicated routes are needed for people travelling between home and work or shopping.

Warren says, “Our coastal areas are fairly flat, which is ideal for cyclists, but if they’re journeying to work they need on-road allocated space to ensure safety too.” This is currently being planned around the employment centres of Noosa, Maroochydore, Caloundra, Sippy Downs and Kawana. The council is requiring all new commercial buildings to have ‘end of trip’ facilities, such as showers and bike racks.

Warren says population growth may have slowed in the past year, but it’s only a brief reprieve for South-East Queensland planners trying to catch up on infrastructure. Almost half a million people are still expected to call the Coast home by 2031.

Agent: Or more correctly, ‘real estate agent’, is a person authorised to act on behalf of another person, usually the seller. Th is authority must be in writing.

Auction: A method of sale, which is open to the public, where prospective buyers bid against each other until the highest price is reached.

Chattels: Removable items in a property, such as white goods, that are not included in the sale unless listed.

Conjunction: Th is is a situation where an agent allows another agent to introduce a buyer to the property. In this situation both agents share the commission.

Conditions: Part of the property’s contract of sale, the conditions set out the terms of that sale.

Cooling-off period: Th e period during which the buyer can cancel the sale. In Queensland the standard cooling-off period is fi ve business days, which commences immediately aft er contracts are exchanged. No cooling-off period applies to properties that are bought at auction.

Deposit: An amount of money paid by the purchaser to secure a property and show good faith that they are prepared to go ahead with the transaction. Th is amount is usually held by the agent in trust and once the purchase is complete, is paid towards the purchase price.

Easement: An easement can fall on a property and mustn’t be built over. It gives the right for someone other than the property owner to use the property. For example to widen a road or to access underground pipes.

Encumbrance: An interest that may lessen the value of the land but does not prevent transfer of ownership. Encumbrances include covenants, easements or caveats.

Equity: Th e diff erence between the market value of a property and any loans that still have to be paid by the owner.

Exclusive agency: Where the sale of the property is in the hands of just one real estate agent.

Expressions of interest: Similar to a tender but less formal, this is a method of off ering a property to market without a set list price, but instead asking for potential buyers to nominate the price they would pay.

Fixtures: Th ese are the items that, unlike chattels, are fi xed to the property and form part of the sale. If an item is fi xed to the land or property in a way that would cause damage if removed, it is generally considered a fi xture.

Inventory: A list of items that are included in the sale of a property.

Listed price: Th e amount that the seller of a property asks the market to pay for the purchase of that property.

Listings: Th is term refers to all the properties that an agent has to sell or lease.

Mortgage: An agreement under which a person borrows money to buy property. If the mortgagee fails to adhere to conditions of the agreement, such as making loan repayments, the lender can take possession of the property.

Passed in: If a property has gone to auction and the price reached is below the amount the owner is willing to sell it for, and the property is not sold, it is said to have ‘passed in’.

Price indicators: Th e amount shown as being an acceptable range that the owner of a property will consider to sell that property.

Rent roll: A list of properties that an agency manages for his or her lessors.

Reserve price: At auction, this is the price that the owner sets as being the minimum amount they are willing to accept before off ering the property for sale.

Settlement: Th e settlement date is the day on which a purchaser fi nalises payment and takes possession of the property. Th is day marks the completion of the property transaction.

Tender: A type of sale that calls for off ers from prospective buyers to submit a written application to purchase a property, usually by a closing date.

Title deed: A document that shows a person’s legal right to own a property. Th is document also shows details of any mortgages or encumbrances on the land.

Trust account: A bank account that holds money received by an agent on behalf of another person, such as a seller or lessor.

Vacant possession: Th is means that there will be no one occupying the property at the time of settlement.

Valuation: A written report, prepared by an accredited property valuer, that shows how much the valuer believes the property is worth.

Zoning: Th is is prescribed by the government or other authority and shows how the land can be used by the owner of the property, such as ‘residential’ or ‘commercial’.

A large segment of the baby boomer market is downsizing the big family home for the apartment by

the sea, but wannabe unit dwellers be warned – the body corporate is watching.

Before signing the contract for your beautiful new downsized unit that is just perfect for your needs in every way, be sure to acquaint yourself with the body corporate bylaws.

More to the point, check to see just how zealous that group of fellow unit owners are about ensuring the rules are properly enforced.

If you hear jackboots in the stairwell or see someone goose-stepping to the mail box, then sign on the dotted line at your peril.

I am not saying that there shouldn’t be some sort of behaviour code, call it bylaws if you like, to set the ground rules if large groups of people are to live peaceably under the same very large roof.

One would hope that most people, as a matter of common decency, would know to do unto others as you would have them do unto you, but considering there are places on the Coast where wayward occupiers are not necessarily owners and don’t have a lot to lose, a set of basic rules doesn’t go astray.

However, there is an element of human nature that can creep in and there are those among us who take it upon themselves to become the unit police and ensure those rules are observed to the letter.

Th ere are some horror stories out there, tales of unit police so eager to enforce the rules for all without question or room for negotiation, that they can make life somewhat unpleasant for those around them.

I am not suggesting that we must love our neighbour or forge friendships over a sherry each evening, although some might fi nd that quite pleasant too, but it doesn’t hurt to at least be polite, pleasant and most of all tolerant, to those who share our boundaries.

Clearly I have lowered the tone of my own neighbourhood, as I am now seriously in the bad books with the body corporate, having received warning letters for three anti-social actions in just under a year.

Not a bad eff ort and of course, not a very warm welcome to receive from those around me, the fi rst letter arriving a week aft er I did.

Unwittingly, I had had the gall to hang a rather nice canvas of a beach scene fringed by frangipani on the wall behind my balcony table. Heaven forbid, thou shalt not hang anything on exterior walls for which the body corporate is responsible.

A short and sharp request for it to be

immediately removed arrived by mail two days aft er the painting went up.

Th en, a few months later, it seemed a nice idea to put a pot of jasmine wound around its climbing frame, on the balcony so its scent could waft in with the late summer breeze. Although the

fl owering season doesn’t last long, it was long enough to get the warning letter. Th ou shalt not allow plants near balcony railings.

Oh dear. Missed that rule too, and for the sake of peace, it wasn’t worth arguing that its life span was limited once it had fi nished fl owering.

And now, another few months on, yet another letter has arrived, this time

warning of excessive noise from the roof garden, presumably generated by a handful of teenage male voices (grating I know).

Bear in mind I do not live in a retirement village, at least not yet, but in a busy Maroochydore street.

Sirens wail, hoons do burnouts, a neighbouring apartment block has a learner drummer who practises at all hours of the day and night, footballers train twice weekly under glaring lights and play night carnivals, holiday-makers celebrate loudly and there’s a steady

fl ow of raucous passing pedestrians.It simply never occurred to me that

a Saturday night rooft op gathering of a few rowdy teenagers who left at 10.30pm would be a big deal. But it was.

So my fellow downsizers, read those rules carefully and abide by them closely because like it or not, your every move is probably being watched by a body corporate of Orwellian proportions.

I am not alone in this fear.One fellow unit dweller was most

upset as the palms planted in the common gardens had grown out of a delightful tropical setting to completely impede the view of the river for which he had paid so dearly.

He wrote to the body corporate asking that the trees be removed as they were no longer very attractive and those in front of his windows would not be greatly missed. While his neighbours were sympathetic, they were tenants and could do nothing. Most of the owners were absentee and quickly lodged their vote that the trees should stay.

Th e nice solution to unit police I have heard, was from a friend who owned the penthouse and was keen to put a little gazebo on the roof.

Knowing there was no chance of winning neighbourhood support for the proposal, she bided her time and within two years, she had worked her way up to become chairman of the body corporate. Th e gazebo went up the next week.

Th e moral is clear. If you can’t beat ’em, join ’em.

It is an all too common tale of woe – a

unit buyer uses a cut-price conveyancer to purchase their unit and something gets missed.

Imagine, aft er a long and weary search, you fi nally fi nd ‘the’ unit. A big drawcard is the ‘exclusive-use’ double car park it comes with. Th e purchase is

completed and years later you put the property on the market. A buyer is found but midway through the sale your buyer informs you that the car parks aren’t allocated to your unit. Your lawyer checks and the buyer is right!

How could this happen? Th e answer is simple. Without a proper review of the body corporate documents, including the exclusive-use by-laws, no one can be

certain of what legal rights and privileges attach to a unit. It is all too common in reality to see not only this car park example but also ‘missing’ courtyards and storage areas. Just because the current owner uses an area does not mean their rights are enforceable.

Th e missing car park example above is not fi ction – it occurred in Brisbane a couple of years ago. Th e ending for that

unit owner was certainly not a happy one. Th e owner had to drop the sale price by $30,000 to compensate for the missing car park.

Avoid being caught out by getting your lawyer to check exactly what you are buying, and what you are not. When your lawyer has given you that advice, compare it to what you have been told by the existing owner or their agent.

Before I was a real estate agent I was: Regional marketing manager at indoor sports centre Ozsports for 12 years.That involved: Initially setting up new centres. From due diligence on location, building, marketing, staffi ng and getting the centres up and running.

I started in real estate because: Kylie and Stuart Border from Raine & Horne were onsite managers of Gemini Towers in Golden Beach when my husband and I had a unit there, and over the years Stuart and I did a lot of marketing together to promote Gemini and my sports centres. He saw potential in me and off ered me a job running his property management department. Th at was nearly seven years ago. I moved into sales in April and just completed my eighth sale. I love it!

My greatest assets are: My fi ve children.

I’m afraid of: Failure, and cold calling.

I live by the motto: Please God if you can’t make me thin, make my friends fat!

If I won $1 million tomorrow I’d: Pay off my daughter’s mortgage and take the family to Whistler for Christmas!

When I grow up, I want: Good health to enjoy my friends, family and a nice red.

The biggest challenge I’ve had in life is:

Staying married for 26 years. Rearing fi ve kids. And working for Stuart.

The most inspiring thing to happen to me is: Watching my then 17-year-old daughter complete her fi rst Coolangatta Gold last year. Th e youngest in the fi eld and competing as an open competitor. She also works as a property manager here at Raine & Horne.

Naamba Ridge is bringing environmentally sustainable design to the hills of Nambour.

High on a hillA new eco-community high on

the slopes south of Nambour is off ering some of the best buying

around, with a four-bedroom home on 600 square metres selling for $389,000 – but only until the end of July.

Naamba Ridge, off Erbacher Road at the southern entrance to Nambour, sits on a ridge with views of the range, north across Nambour and south towards the green hills into Woombye.

Th e estate’s name is the Aboriginal word for ‘red fl owering tea-tree’ from which Nambour is derived, and its streets have also been named aft er local fl ora, such as mimosa and senna.

“All 12 Naamba Ridge homes have been created with the earth’s wellbeing in mind, and each unique dwelling combines functional modern aesthetics with environmentally sustainable design,” says estate representative Andrew Davies. “Th e focus is on smarter production and less consumption, using fewer materials

and producing less waste. It’s better for the environment and your back pocket.”

Design features of the enviro homes that embrace ecologically sustainable development principles include use of renewable and recycled materials, fi ve-star energy rating, reduced waste, durability with low maintenance and the ability to add more rooms easily and inexpensively.

“Th en there’s the aesthetic design and build that’s both modern and functional,” Andrew says. “Recent world events have spelled the end for the huge mansions of the past decade and the move is back to smaller, smarter spaces.

“But we don’t just want smaller, we want really smart, built well by people who care about the earth.”

Th e homes have been designed by teams of architects from Mondo Living, a design studio that prides itself on being at the forefront of Australian home design.

Prices start at $379,000 for a three-bedroom home on allotments that range from 600 to 2837 square metres.

“Th ese are homes you can really live in,” Andrew says. “Th ey are homes so aff ordable that you’ll actually have time to enjoy being at home.”

Th ere are only 12 house and land packages available at Naamba Ridge and to celebrate the new release, it is possible to invest in a fourth bedroom for just $10,000 until July 31.

Th e estate is only a few minutes’ drive from the centre of Nambour and is handy to the TAFE college and Burnside schools without the need to enter any of the heavy traffi c zones.

Daphne Smith has retired as licencee of Harcourts Nambour, handing over the reigns to Peter Grant.

Daphne, who had been working as a team with her husband Bob, aims to spend more time with family, although colleagues expect she will continue to turn up in the offi ce from time to time.

Th e offi ce has also welcomed former golfi ng pro Andrew Mellish as a sales consultant. Andrew, who was the pro at Nambour Golf Club from 1980 to 1992, knows the area well and has been enjoying some success since his arrival.

Aft er leaving Nambour, he worked as a golf pro at the Darwin Golf Club until joining his brother John, at the Beerwah Golf Club four years ago.

“I’ve now been in the real estate business for fi ve months and enjoying it very much,” he says. “It’s dealing with the public and that’s what I’ve done all my life. I just treat people as I would like to be treated myself.”

Welcome to the stone ageFor many of us the words ‘dream kitchen’ conjure up images of a gleaming contemporary room complete with the latest gadgets and sleek stone benchtops. Quality stone benches are strong, beautiful and timeless. So which one will you choose?

Rock onGranite is a common igneous rock with a medium to coarse grain. Depending on the rock’s chemistry, it is usually coloured a pink to dark grey, though some black granite is available. It is a very hard, durable material, so has been widely used in building for a long time. Granite benchtops are a favourite for home owners who want that natural, stylish look of stone. Because it is one of the hardest materials available, it can handle heat and is very diffi cult to scratch. On the downside, granite is porous, so needs to be resealed regularly and usually has joins, which may trap dirt. Sometimes the colours and patterns of the stone that arrives at your door diff er from the showroom sample, so be sure to choose the actual slab before you have it installed, rather than relying on the sample alone.

Polished performerMarble is a metamorphic rock that results from the recrystallisation of limestone. Used widely in sculpture, it is also a popular building material, appearing as fl oor and wall tiles, and bathroom and kitchen benches. Most of us probably associate marble with bathrooms rather than kitchens and for good reason – while it looks beautifully solid and robust, marble doesn’t have granite’s durability and tends to stain and scratch. In the kitchen it requires regular resealing and can be damaged by acidic foods and many household cleaning products. However, if you’re a budding pastry chef, marble is a

great surface for rolling dough and making pastries. If you want to use marble in the kitchen, it might be an idea to have the marble inset into granite or other benchtop, however, this will create a join which can trap food and dirt.

New and improved Products such as CaesarStone and SmartStone have become increasingly popular in recent years. Th ese products fall under the category of reconstituted or engineered stone. Made up of quartz or granite granules or marble dust mixed with a resin or polyester, these stones are durable – usually resistant to staining, heat and cracking – and diffi cult to scratch, making them popular for kitchen benchtops and bathroom vanities. Unlike other stones, many of these products are low maintenance or maintenance free and can be used on large areas. Th ese products come in a huge variety of colours and patterns and have a very uniform appearance, which may not suit those home owners who want an earthier, natural look.

Limestone: is a sedimentary rock and in its pure form is white or almost white. Limestones that have impurities such as clay, sand and iron oxide exhibit other colours. Th is material looks great in landscaped gardens, in

Q of the bath and shower. It doesn’t fully enclose the bath but still stops the water from spraying and lets you fi nally get rid of the horrible curtain. It’s not really a DIY project, though – you’ll need to call in a professional to install it. Dave: Sheree, I hear you loud and clear! I think the person who invented shower curtains also invented the Leyland P76, Collins class submarines and nachos in a can. Don’t get me wrong, I’m a huge fan of a bath. It’s where my wife and I ended up aft er our fi rst date 13 years ago, so they hold a special place in my heart. But the bath deserves to stand on it’s own, not share space with a shower and be humiliated by shouldering a mouldy curtain. It’s like two-in-one shampoo and conditioner. What ARE you? You can be one or the other, you can’t be both. Sheree, I think you have to separate the two. Leave the bath as is and scout around for an old Telecom (pre-Telstra) phone box. Th is will become your new shower and you can drop it anywhere. Plug hole at the bottom, rose over the top and voila! New shower. And you’ve protected the integrity of your bath. Th e

same can’t be said for your own, but you’ll feel like Superman every time you step out of the shower.

Todd: Hi Sheree my fi rst thought is WET BARth. So, turn the shoddy old ‘sharth’(that’s half shower half bath) into a wet barth! Begin by ditching the grubby shower curtain, which I’m sure is fi lthier than Kevin Bloody Wilson on the sauce, install a fi breglass bar complete with bar fridge at the far end of the sharth, change the fl uoro above the vanity to a neon Corona sign, whirl a coupla stools in front of the bar, whip up a cheeky little

Cosmo cocktail and hop in! You can also turn the new addition into an entertainment mecca and invite your

buddies over to join you in the wet ‘barth’. Maybe you can get Brad ‘Freddie’ Fittler round for the grand opening soiree. He loves a drink and he’s at a bit of a loose end at the moment. Showering’s overrated (just ask the Poms) so turn the whole process into a bit of fun, and just quietly, Sheree, it’ll be more than your milkshakes bringing all the boys to the yard! Onya.

Alexander Native to Australia, this variety is hardy and can be grown in full sun, provided you keep the soil moist. It has a pretty green crown stem and light brown trunk. Bangalow Native to Australia, the Bangalow is

similar to the Alexander but can also be grown in cooler climates. Great for

a tropical garden, Bangalows can be planted in clumps. It can tolerate the harsh summer sun and dry winds, if you make sure to water it. Th is one can be grown indoors as long as it has lots of light, and like the Alexander, grows to about 15 metres. It likes a good fertiliser in spring and lots of mulch.

Chinese FanComing from China and Japan, the Chinese fan is a common species in South-East Queensland. It has broad, glossy, fan-shaped fronds and is slow growing to 10 metres. Th is variety likes a sunny or semi-shade spot. It needs to be well-watered during hot, dry weather. An attractive fan palm, this one attracts lots of birds. Fertilise it in spring and give it lots of water in summer, and keep the mulch around this one.

Golden caneComing from Madagascar, the golden cane is a popular palm. A clumping plant, it has golden stems with vivid green to golden fronds. It is easy to grow and is well-suited to use as a privacy screen. It likes the sun but can also handle a shaded area. Th e stems grow to around six metres and the plant can also be grown in pots on the balcony or around pools or indoors. Use a well-balanced fertiliser and mulch well.

MacarthurNative to Australia, the Macarthur is a clumping palm that is great for screening with feather-like leaves. It has a slender trunk and cream-coloured fl owers with small red fruit, which the birds like. It grows to about six metres in full sun to part shade and needs a well-drained soil to thrive. You can have it indoors, though it will need to spend some time outside. Fertilise in spring/summer with an organic fertiliser and mulch well.

Canary Island DateNative to, as the name suggests, the Canary Islands, this palm can grow to 20 metres, so it makes a great landmark tree. It likes a lot of sun and good drainage and is slow to grow, so many people buy already matured trees. Th e Canary Island Date’s trunk can grow to one metre in diameter and the leaves up to six metres long. It is reasonably drought tolerant and needs a good mulch to keep its root area cool.

Dwarf date Native to India and Burma, the dwarf date is a popular little palm that is great for decks and verandahs in full sun or part shade. In pots it grows to 1.5 metres, but in the garden it reaches three metres. It looks good, though the spikes on the trunk end of the leaves can cause injuries, so keep away from traffi c areas. Th e dwarf date looks great around the pool. Use a well-balanced nitrogen-rich fertiliser or an organic one.

Jelly Native to Brazil, the jelly, wine or pinto palm is a small hardy plant that grows to about four to six metres. It has a short trunk and curving greyish blue leaves. Th e fruit is edible and can be used to make jams, or can be eaten raw. Small mammals and birds like the fruit, too. Th e plant is drought tolerant, and can grow in full sun or partial shade, and can handle the wind. Fertilise this palm is spring and summer and mulch it well.

Pony TailHailing from Mexico, the slow-growing pony tail palm grows to an average height of four metres. It is a lush plant that looks great beside the pool or in a rainforest setting. As a feature plant, it also looks good in a pot on sunny balconies or decks. Its striking grass-like leaves fl ow from the head of the plant to its base, looking like a pony’s tail. It is drought tolerant and therefore great for hot spots.

Last time we spoke about the building contract, which is a legally binding agreement

between the client and the builder. Th is contract must be dated and in writing, include details of the work to be done and be signed by both parties.

The building contract will refer to:1. Drawings, which includes the house plan (elevations, top view, detail layout drawings of kitchen, bathrooms and laundry), site plan (showing the location of the house relative to the block of land), electrical and plumbing plans.

2. Standard specifi cations and colour selection, which shows the materials to be used and the quality or fi nish of the work to be done.

3. An addenda, or written description of work and materials to be used, PC

Sunshine Coast builder Ryan Designer Homes won the Sunshine Coast region’s Queensland Master

Builders display home of the year for the second year in a row at the association’s awards at Twin Waters last Friday night.

Th e major award was for best display home (Sunshine Coast/Wide Bay) over $700,000 won by Latitude 26, the Ralph Lauren-infl uenced, Singaporean resort-style display home on the waterfront at the Pelican Waters display village in Caloundra.

Th e company’s owner and builder Pat Ryan and wife Petrina had designed the home for themselves and planned to build it in Mooloolaba, but the opportunity came up fi rst to redesign it for the waterfront land at Pelican Waters.

“Th e home is very open and connects the living spaces to the water from every angle, the moment you step inside,” Pat says.

“It also maximises the use of natural light and breezes so that living indoors or outdoors is virtually seamless. A lot

of people who have come through it remark that living here would rule out any need to go away for holidays again when you could come home each night to this house!”
