Remember the’70s sitcom The Good Life? Richard Briers and Felicity Kendal played Tom

and Barbara, a middle-class couple who threw off the shackles of modernity, pulled on some

overalls and started living self-suffi ciently. Posh Poms in gum boots – it made for great TV. But it

also inspired many to toy with the idea of living a simpler life. What would it be like to chuck in

technology (which admittedly back then was just the TV and phone), plough up the back garden

and adopt a goat or two? How hard is it really to make electricity from potatoes? And how cute

did Barbara look with mud-smeared cheeks? She invented shabby chic! Very few have done it

though, because it is a lot of hard work. Thankfully there is a happy medium between

overconsuming and complete self-suffi ciency, and it starts with living in a well-designed home. This week I chatted to local builder Brad Thompson.

Brad and innovative builders, designers and architects like him are creating homes that are sustainable, affordable and very comfortable to

live in. So how can you start living the good life? Turn to page 4 to fi nd out.

A new generation of clever houses is leaner, greener and surprisingly, more

affordable than ever.

The idea of living more sustainably, in an eco-friendly home that gathers electricity from the sun and reuses the greywater for

the garden, is a noble dream for contemporary home owners. But for many of us, it is just that, a bit of a dream. If you’re going to really make a difference, going green at home means parting with a good chunk of cash for eco-friendly products such as solar panels, water tanks and the latest energy-effi cient appliances, right?

Well, not necessarily, and as power bills rise we are all being forced – if not by our eco-conscience then at least by our back pocket – to rethink how much energy we use just to live.

No longer about just being kind to the planet, the need for home owners to reduce energy consumption is now a fi scal necessity. Rising electricity bills are hitting where it really hurts and sticking a few solar cells on the roof is not always the answer. Forward-thinking architects, builders and new-home buyers are calling for a reassessment of the way we design new homes.

Better use of materials and more compact homes save money and reduce the carbon footprint in the planning and building stages. Good orientation and clever design saves on

heating and cooling bills and more passive and effi cient homes will inevitably

become more attractive for buyers when a home owner decides to sell.

Minyama-based Thompson Sustainable Homes is at the

forefront of providing sustainable, affordable

homes to Sunshine Coast buyers. One of the company’s

designs, the Melaleuca, has an incredible BERS (Building Energy Rating Scheme) 10-star energy-effi ciency rating. The company estimates that the home will offer a 50 per cent decrease on energy costs, and it is all done with clever design and carefully selected products. “It gets the 10-star rating without

PV units,” says Thompson Building Group director Brad Thompson. “PV units [solar panels] make them better but you don’t need them with this house. You don’t need to spend the money.”

So how does Thompson create an affordable house that is cheaper to run than conventional homes? For a start, the buildings are cleverly oriented to be cooler in summer and warmer in winter. Heat absorption is minimised through insulation and rooms are carefully located. Clever placement of windows draws in plenty of natural light while the designs allow for maximum cross-ventilation. During construction, the carbon footprint is reduced through effective management of resources and non-toxic materials are used in each build.

Brad is creating houses that are highly energy-effi cient by simply using natural breezes. The homes are contemporary and affordable, but also comfortable and save the occupants money on electricity bills as there is no need for expensive air-conditioning units. It’s an attractive option for many home buyers.

So who buys a Thompson sustainable house? “First-home buyers are back in the market,” Brad says. “People downsizing and, of course, investors.” Investors love these homes, says Brad, because a house that is cheap to run is attractive to tenants.

and for those undertaking a reno, making the jump up those extra stars often requires many expensive additions. No wonder many buyers are attracted to the 10-star Thompson home.

What Jenny’s buyers do want, though, is clever orientation. “Buyers are more aware and will come to you saying, ‘I want a house that faces north’,” Jenny says. “We’ve got quite a few places that you do fi nd more diffi cult to sell, especially in winter, because whoever built them 20 years ago had no idea of aspect, and the people looking now are aware of it.”

Bevan says a lot of his clients are embracing solar power because of the savings this form of energy generation offers on electricity bills. He also believes the cost of water is directly linked to the number of rainwater tanks that are popping up around the Coast.

“In newer estates rainwater tanks are par for the course – if you build a house there you have to put one in. But people are also installing them in older homes. So they are most defi nitely looking at what will save them money, and again this can help to attract potential buyers.”

While saving the planet is important for today’s vendors, saving money is even more so.

DESIGNING LIVES

Want a well-designed home? How about

a green building? Or just an affordable one?

Nowadays the lines are blurred and a well-designed, sustainable

building is often more affordable to buy and certainly cheaper to run than

a home that is not as well designed. Owned by the Australian Institute of

Architects, Archicentre offers building design and renovation advice, and

the organisation endorses this view.

The experts at Archicentre also believe more home builders will be

employing the services of an architect to create affordable green homes.

The organisation says that the Federal Government’s push for

a carbon price is just the beginning of a new trend that will “see the future cost of energy become an

accelerating market force driving a new generation of green homes and

renovations throughout Australia”.

The Queensland state manager of Archicentre, Ian Agnew, says, “Good

environmental design that starts at the planning stage is the foundation

of creating a home which is comfortable to live in and protects

home owners against increasing energy and water costs.”

Better use of materials in the construction of a home, improved

orientation and cutting down on air-conditioners and heaters will

all reduce energy costs, and, says Ian, improve property value.

“We also expect to see an increasing return to the use of the traditional eave in future housing

design,” he adds. “Historically, the eave or verandah was a fundamental

part of Australian homes, however, in the last decade its removal for the sake of fashion and cost has seen the

building of thousands of homes poorly equipped to cope with climate

change demands such as increasing temperatures and storms.”

Belle Property Buderim. He says that while a home’s sustainability features may not necessarily be what closes a deal, they do help attract potential buyers. As a result, vendors whose homes boast extra green credentials may see a payoff in terms of resale value.

“I don’t know that they’ll make a profi t out of it, but what they will do is broaden the appeal,” says Bevan. “Buyer and seller alike, everyone wants to feel as though they’re doing something to help the planet. And everyone likes to save a dollar. So if a house goes well on the sustainability declaration, it just broadens the appeal of that property.”

Hinterland buyers have their own view on these things, says Jenny Tatton from Montville Real Estate. “I think people will appreciate solar panels on the roof or solar hot water, but it still doesn’t seem to be in people’s psyche to be committed in the long-term future,” she says, adding that in terms of sustainability, the focus seems to be on self-suffi ciency rather than on saving energy.

“What we do see a lot of up here in the hinterland is people who want room for vegie gardens or fruit trees, and for chooks, that sort of thing. We’re all on land water and so you’re not held to utilities, so with acreage we probably see more of that side of things.”

Rates down again

Christmas came early for some home owners on Tuesday, when the Reserve

Bank of Australia announced it had lowered interest rates by 25 basis points to 4.25 per cent. Following on from November’s decrease, this is the fi rst consecutive drop in interest rates since early 2009 and was supported by the Real Estate Institute of Queensland, which said the rate adjustment would help ease the burden on buyers and owners. “With the Federal Government’s continued determination to record a budget surplus now dependent on spending cuts, only the Reserve Bank remains capable of stimulating spending and restoring some confi dence to the market,” REIQ managing director Dan Molloy said. The RBA meets again in February 2012.

For the new owners of 574 Mountain View Road, Maleny, Sunday morning’s auction was almost a formality – agent Julie Reimers from Maleny & Hinterland Real Estate says the buyers, who are from Toowoomba, were so set on purchasing the modest brick home on one acre that they had been planning their renovations since their fi rst inspection two weeks earlier. However, fi ve other parties also saw potential in the property and registered to bid on the day, giving auctioneer Gordon Macdonald from Jason Andrew Auctioneers a chance to negotiate before selling the home under the hammer for $380,000. Gordon sold fi ve of his nine auction properties over the weekend, leaving him with a clearance rate slightly higher than the 48 per cent average JAA recorded for South-East Queensland. This included the three-bedroom home at 9 Flinders Street, Currimundi, which agent James Reynolds from RealWay Caloundra says sold to a buyer from Brisbane. “I think the buyer will eventually move to the Coast, but for the moment it’s an investment,” James says. “We had three registered bidders and 27 inspections.” JAA’s data shows that clearance rates have been steadily climbing over the past three weeks, which bodes well for Next Property Group, which will hold its fi rst cinema in-room auction event this Friday night at Birch Carroll & Coyle Cinemas in Maroochydore. Principal of Roger Loughnan Real Estate, Roger Loughnan, describes Dulong as “undiscovered”. “We sold a huge property a few years ago to a bloke who wanted acreage up on the range and one of my staff wanted to take him to Dulong,” he says.

“He hadn’t even heard of the area. And he still has the smile on his face today because he bought one of the best farms on the Blackall Range.”

Dulong is a rural-residential area that is subdivided into mostly three- to fi ve-acre blocks or 10- to 30-acre sites, although a handful of large farms used for small crops and livestock still exist.

Over the years, the land has been cleared, leaving a canvas of rolling green pastures on rich basaltic soil. It’s also one of the few remaining areas in the hinterland where you can still buy

Glenhaven, which is on 61 acres and offers a contemporary, sprawling homestead with coastal views toward Moreton Island, Buderim and Maroochydore. Both properties command upwards of $1.7 million.

“The property used to be owned by Grant Ledger and his family and was a dairy farm for many, many years,” Roger says. “The current owner did an adjustment and put the farm on two titles.

“It is some of the most beautiful countryside with two signifi cant spring-fed dams and a couple of minor dams as well,” he adds.

Roger says Dulong attracts a mix of residents including families and retirees, and some property owners who spend more time overseas than in Dulong. Many who choose to live there are attracted by its location.

“Strategically people fall in love with the area,” Roger says.

“I love Dulong because it’s in the middle of the range, so it’s a bit closer to the coast if you want to go to the beach, yet you are still only a fi ve- to eight-minute drive back up the range to Flaxton, Montville and Mapleton where you can enjoy all the cafes, restaurants and gift shops.”

Strolling through Montville is a pastime many property owners regularly enjoy and one that Carmen, an owner who is now selling, says she’ll miss when the time comes for her and her husband to say goodbye to their six-acre Dulong property. The pair is selling a beautifully designed 12-year-old home, currently listed with Riddell Real Estate, so they can downsize and travel, although they still have a strong desire to stay in the area.

“We are really going to miss the peace and serenity,” Carmen tells MPP. “We do

Australian property investors are looking further afi eld to buy commercial sites,

according to property service provider Burgess Rawson.

The company has developed an auction system where properties around the country are auctioned from one spot while investors participate in the process remotely. As a result of this unique selling process, the number of interstate sales the company is transacting has increased.

The company reports that a Tasmanian investor who had owned a Woolworths in the NSW town of Dural since 2003 sold it to a Victorian buyer. In another recent transaction, a Melbourne investor bought a Salvos store near Hobart.
