Bene� ts of Using Local Realtors

For most people a home is the most expensive purchase that they will make in a lifetime. It is a serious transaction with signi� cant � nancial

and emotional rami� cations for the parties involved. Having proper representation is critical. In recent months I have observed a growing trend in the “hill” community of out of area Realtors work-ing the Idyllwild and outlying communities of Pine Cove and Mountain Center. I have to ask myself what bene� t a seller or buyer feels they would gain by using a Realtor from another area? � is hill has some intricacies that could leave an uninformed buyer or seller in a lurch. My fellow associates and I have all seen o� ers written by out of area Realtors not asking for speci� c inspections that are considered essential to any agree-ment that we would write. Local area disclosures are also an important element of any real estate transac-tion. � ere are hazards in our mountainous area that

most Realtors from down below don’t even think about. Failure to request speci� c inspections or dis-close known hazards, could result in legal wrangling for a buyer or seller or both. All of which could have been avoided by a knowledgeable local Realtor. Another consideration in choosing to use an out of area Realtor is their lack of knowledge of the com-munity. Every home in the Idyllwild area is di� erent. Each has its own unique subtleties that may add or take away from its value. � ere is no dollar per square foot formula that accurately summarizes the value of a home. Any Realtor can tell you that they can sell your home for what you believe it is worth, or for what you want to get out of it. But it will take a local Realtor with local market knowledge to tell you what the true market value is and why. � ere is likely no better person to show a prospec-tive buyer the highlights of this mountain commu-nity than a local Realtor. A local Realtor knows what is going on in the local schools, community events, community projects, entertainment, restaurants, services etc. … Real Estate sales are as much about selling the community as it is the home.
