• P&Z is now recommending to Council– Adding “Dark Store” Rules– No Size Cap No Size Cap promotes a

structural dependence on the auto.

• Rather than zoning for use, zone for the size, shape, streetscape and density.

• This allows mixed uses, lets jobs and services be in neighborhoods

• Central Business District approximates this idea now.

Action Needed:Put Forms-based codes into the Comprehensive

Plan. Do the first experiment in the RR lands - they

need to be rezoned.
