MISSION LINEN BUILDING

Unique Architectural Landmark In part because of its height, but also because of its architectural uniqueness, The Mission Linen Building stands as the most recognizable building in downtown south. This property allows for redevelopment of a high-end use with a creative, open floor plan while maintaining the upcycled modern-industrial design language that can only come from a converted WWII era warehouse (high ceilings and exposed trusses).

Las Vegas Arts District From a small collective of artists, the Arts District has risen to become Southern Nevada’s cultural core. It’s upward trajectory continues unabated with the near monthly opening of a restaurant, brewery, gallery or retail shop. Low-rise residential projects now in the works seek to meet pent up demand for housing in the area from those who want to begin and end their day in the region’s developing 24-hour, live/work, urban neighborhood. The City of Las Vegas seeks to sustain this revitalization within the Arts District through cooperation with qualified tenants at catalyst projects.

PROJECTS FUELING LAS VEGAS GROWTH

Las Vegas StadiumLas Vegas Stadium is the working name for a domed stadium under construction in Paradise, Nevada for the Las Vegas Raiders of the National Football League (NFL) and the UNLV Rebels football team of the University of Nevada, Las Vegas (UNLV). It is located on about 62 acres west of Mandalay Bay at Russell Road and Hacienda Avenue and between Polaris Avenue and Dean Martin Drive, just west of Interstate 15. Construction of the $1.8 billion stadium began in September 2017 and is expected to be completed in time for the 2020 NFL season.

Wynn Paradise ParkSteve Wynn announced in April 2016 the development of a new $1.5 billion expansion project, currently called Wynn Paradise Park, which will include an additional hotel property holding 1,000 rooms and a which will include water skiing and other water sport activities. A 4,000 foot (1,200 m) boardwalk is anticipated to surround the 1,500 foot (460 m)-foot-long lagoon, along with white sand beaches, bars, and other food service. Waterfront convention and meeting space will be available for business uses. Other features are expected to draw additional traffic to the hotels. Fireworks shows are anticipated at night. Construction is expected to start in late 2017 or early 2018 for completion in 2019. Steve Wynn called the “Disney-style” attraction the “most fun project in my 45 years.” The project is expected to improve conservation and reduce water usage of the property by replacing the irrigated golf course.

PROJECTS FUELING LAS VEGAS GROWTH

Interstate 11Construction of the first 15 miles of Interstate 11, which will link Las Vegas to Phoenix and could eventually stretch from Mexico to Canada, is making progress.

The Nevada Department of Transportation is in charge of the 2.5-mile phase one, while the Regional Transportation Commission is heading the 12.5-mile phase two. Both phases have been under construction since 2015 and are expected to be completed by 2018.

The first phase of the $318 million Interstate 11 project is about 60 percent complete, according to the Nevada Department of Transportation.

Convention CenterThe $1.4 billion Las Vegas Convention Center expansion and improvement project authorized in a special session of the Nevada Legislature in October took a big step forward Tuesday.

The Las Vegas Convention and Visitors Authority board of directors approved the second phase of the project by unanimously authorizing an eight-month $1.28 million contract extension with its builder representative, Cordell Corp., to begin the process of designing a 600,000-square-foot exhibit hall.
