information about the prospects for development of multifunctional complex at the Site on long term

lease.

CITY PROFILE

1.1 INTRODUCTION

Nellore city is a municipal corporation and also the headquarters of the Potti Sri Ramulu Nellore District situated in Andhra Pradesh. Nellore is a combination of two Tamil words Nel + oor which translates to

Village of Paddy fields.

The city is located on the banks of the Penna River. The Bay of Bengal runs past its eastern periphery. Prakasam is the district that lies to the North of the city. To its west lies another district called Kadapa and Chittor is on the southern boundary. Asia’s biggest port known as Krishna Patnam port is around 25 kms from the city. The port is comparable to the Singapore sea port.

A large part of the population is agrarian. Their way of life is more traditional although they are progressive in thought. The city is famous for its sea food ranks no.1 in the state for its food.

The tourist spots close to the city are Narasimha Konda Temple, Mypadu beach and the Ranganayakula Swamy Temple.

1.2 EXECUTIVE SUMMARY

Location - The Site is located opposite to Nellore Railway station. Land Area proposed - 450 sqm. (Approx.),(30m x 15 m) Built up Area 675 sqm. (Proposed) Existing development at site: Site has no encroachments except an operational cycle stand

which has been allocated by the Commercial Department. Surroundings - North: Strip Garden (Open Space)

1.3 LOCATION AND CONNECTIVITY

Nellore is well connected to all the major cities of the state. It is just off the National highway 5 that runs

along the east coast of India through the states of Orissa, Andhra Pradesh and Tamil Nadu. It is 177 kms

away from Chennai.

Roadways

Nellore boasts of a well laid out network of state and district roads. The national highway 5 traverses through the city and connects it with the other parts of the state. Regular buses ply from Chennai and Hyderabad to Nellore as well.

Railways

The Nellore railway station lies on the Waltair-Chennai broad gauge line. It is thus connected to the major cities of the state. The city is 3 hours away by train from Chennai and about 10 hours away from Hyderabad.

Airways

The nearest airport is the Chennai Airport that is 170 kms. from the city.

1.4 DEMOGRAPHY

As per the census of 2001, Nellore had a population of 827443. Male and female each constitute 50% of the population. Male literacy rate in the city is 76% while the female literacy rate is 68%.

1.5 RAIL PASSENGER TRAFFIC

Nellore Junction falls in the South Central Railway zone of the Indian railways. It is situated on the Chennai-Howrah and Chennai-Delhi rail line.

i) No. of Passenger Trains per day – 35 pairs.

ii) Average No. of passengers per day at station- 12,000 Nos.

iii) Average Passenger ticket earnings per day: PRS - Rs. 3.5 lakhs and Non PRS – Rs 3.8 lakhs.

1.6 SITE LOCATION AND ATTRIBUTES

The Site is a 450 sqm. plot close to the Nellore railway station. The Nellore railway station building lies to

the East of this property. To the west is the railway boundary. To the South of the plot lies the approach to

the railway feeder road. There is an open space to the North of the site. At present, on the site DSRP

office is existing which will be shifted by railway or developer.

In close proximity to the site a restaurant a cinema hall and a community hall are already under

construction.

1.9 PLOT DETAILS AND AREA STATEMENT

The area of subject land plot is approximately 450 sq m, which is suitable for commercial (retail) and budget hotel development.

1.10 RETAIL/REAL ESTATE MARKET

The factors which have aided the economy of Nellore to flourish are proximity to the sea and fertile land towards the eastern part of the district. The district has a cultivable area equal to 41.3 percent. The predominant occupation of the people of Nellore is agriculture and the crops which are most commonly grown in the district are Paddy, Jowar, Bajra along with Tobacco, Chillies, Groundnut and sugarcane. Based on these crops a number of agro based industries have come up in the district like rice bran oil plants, rice and parboiled rice mills and sugar factories.

Aqua culture in the district is also of prime importance. It includes prawn and fish culture. Many people in the district depend on aqua culture for their subsistence.

The handloom sector of the district is also a major small scale industry of the district and a large number of people depend on it for living. Some of the important industries of the region are Mica Mines and thermal power plant. The Krishnapatnam port which is located 20 kilometers from the district serves as a major center for economic activity of the district.

Handmade gold jewelry studded with precious and semi precious stones is the main small scale industry in Nellore. Jewelry made here is supplied to all south Indian markets. It’s one of the biggest small scale industries in Nellore and provides a significant contribution to the economy of Nellore.

Dairy is an upcoming industry in Nellore district.

The hotel room rentals in the city range from Rs.300 to Rs. 2600. Some of the hotels in the city are Abhiram Hotel at Achari Street, Hotel Uthama at Dhanaduyapuran, Venkatesh International, Chinni International etc.
