Mechanical and Electrical SystemsHeating, Ventilating and air-conditioning

The building is designed to maintain indoor summer conditions of 75 degrees F and a maximum of 50% relative humidity and winter conditions of 72 degrees F. A ducts passing through fire rated partitions, where required, have dampers installed meeting code requirements.

The ground floor lobby and the mezzanine floors are provided with separate HvAc systems. For floors 2 though 6 - noted design conditions are achieved by the use of water source heat pumps. For floors 7 and 8 - noted design conditions are achieved by the use of compartmental direct expansion water source air conditions. These compartment units supply conditioned air to vAv boxes for even distribution. in addition, there are fan powered vAv boxes equipped with heating coils opposite the exterior walls for the purpose of supplying additional heating along the floor perimeter.

Fresh outdoor air is supplied to each compartment unit, which in turn, is evenly distributed to all vAv boxes in turn. Above the drop ceiling, space is utilized as a return air plenum.

A computerized central control system is provided for the environmental systems. This system shall permit optimum stop-start features with optional weekend and off-hour operation on a floor-by-floor basis. Approximately 26 zones per floor.

Electrical/Communicaton WiringAll electrical/communication wiring, etc., to be concealed in a column furring or partitions. if floor monuments are required, they shall be fed in conduit anchored to the underside of the floor slab; unprotected wiring and cables are not permitted.

The use of bx cable is restricted to partitions with a maximum of 10’ for any single individual piece extending into the ceiling space and for the final connection of lighting fixtures. All bx cable is to be properly fastened independent of the ceiling hangers and under no circumstances will lay directly on ceiling tile.

Lightingoffice lighting consists of recessed 24” x 48” luminaries with two 40-watt cool white fluorescent tubes and acrylic lenses. Emergency power to selected fixtures is provided and must be maintained to meet code requirements.

The lighting circuits will be modified by the Tenant within the Tenant’s space to maintain the integrity of the system.
