Hyderabad emerges as a premiumreal-estate investment destination

As realty markets inMumbai, Delhi and Kolkata be-gin to stabilise post-demonetisation, GST andRERA, it emerges thatHyderabad was unaffected byall three factors. Data fromproperty consultants Anarockshow that Hyderabad sawhousing unit sales grow bynearly 32% in the period be-tween 2013-14 and 2017. Thedata also indicates that the num-ber of unsold stock in that cityhas declined from 35,600 unitsin 2016 to nearly 28,000 in 2017.This steady growth is a result

of a culmination of factors, analysts say - a positive outlook after the formation of Telanagana in 2014,aggressive infrastructure projects, relatively low rents, and incentives for business. The long-awaitedHyderabad Metro began operations in November, with 72-km runs across the city. The eight-lane, 158-kmOuter Ring Road has eased commutes too. Hyderabad now joins Ahmedabad, as the only infrastructuresurplus cities in the country, says Ashutosh Limaye, head of research and real estate intelligence servicesat JLL.

“New housing or commercial real-estate does not act as a burden on the city. Traffic movement is fastand one can commute from one end to the other in less than 40 minutes,” Limaye says. This push haspositioned Hyderabad as one of the most active residential and commercial markets in recent times, addsAnarock chairman Anuj Puri.

As roads in Cantonment open, real estate rides a wave of hope

The reopening of roads in Cantonment area has lifted the spiritsof real estate firms operating in the Sainikpuri-Yapral belt. While prop-erty prices in these pockets of Secunderabad have been on a slowyet steady rise - of Rs 200-Rs 300 (average) per square feet - overthe last one year, developers believe that the latest stance of thedefence ministry will further bolster the earnings of the

“Though the move might not have a direct impact immediately, indirectly it is certain to lift the morale of residents and prospectivebuyers,” said Tapas Patel, CEO of Om Sree Builders and Develop-ers, a leading name in this part of the city. Mapping the growth of thebelt in recent times, Patel said that it has seen the sprouting of

multiple gated communities with costs ranging from anywhere between Rs 2,800 and Rs 4,000 per sft. Hehoped for a further upward revision in rates in the near future.

And that’s true of the commercial sector as well, builders said, pointing out how prices along certainstretches - particularly the Sanikpuri- ECIL crossroad stretch (A S Rao Nagar main road) - have alreadytouched Rs 7,000 to Rs 8,000 per sft. “This is the most successful micro-market of the area, with all leadingbrands setting shop here. It IS sure to evolve further over time,” said Ashwin Rao, director, ManbhumConstructions.

Durgam Cheruvu gets new lease of lifeThere was a time when Durgam

Cheruvu used to be associated onlywith the nauseating stink emanatingfrom it. Recent rejuvenation works, however, have helped break that im-age to some extent. People living nextto the lakefront are upbeat about newfacilities that are coming up at this once-neglected lake. However, works are farfrom complete. While a 2.2 km walking/cycling track was proposed to be builtin the first phase of works, only 800metres is currently ready for use. Park-

ing facilities and other amenities are still being constructed. Until about a year ago, Durgam Cheruvu, anatural lake resembled a massive septic tank with sewerage from Madhapur catchment area flowing into it.

The rejuvenation was proposed as a CSR initiative by real estate developer K Raheja Corp, along withfinancial support of TSIIC, GHMC, TSTDC and HMWSSB in 2017. The first phase of works, according toofficials Express spoke to, included diversion of sewerage pipes to Malkam Cheruvu (unfortunate forresidents living there) and removal of hyacinth that had covered the waters. When it opens to public, thelakefront will have benches, cycle stands, children’s play areas, a yoga corner, and toilet facilities. “We havecompleted 800 metres of the cycle/walking track. The rest can only be completed once the bridge construc-tion is over and trucks can enter the site,” said a site supervisor. “The yoga corner is ready but there areminor works remaining, the cycle stand facility is also ready but the car parking facility is not ready yet,” headded.

11 July, 2018MIDNIGHT REPORTER

Germany is eyeing two million Indian tourists by 2030, and what better way to promote the country in India than through Bollywood. Films shot in any country "can do wonders" for its tourismbusiness, said Romit Theophilus, the German National Tourism Organisation's (GNTO) India director, explaining how the European country, as part of its strategy to court visitors from theworld's second-most populous nation, was encouraging Indian filmmakers to shoot in Germany. "For this, we are trying and meeting production houses (in India). We try and put them in touchwith German states and their film commissions so that they can talk among each other, figure out locations, financial subsidies, local technical help that they need," Theophilus told IANS.

He recalled how the 2011 Shah Rukh Khan actioner, "Don 2", was short in Berlin and how the German hospitality industry was now "hoping to see if we can get some more movies shot inGermany. "We are trying to work on that," he said. Theophilus cited the 2011 multi-starrer "Zindagi Na Milegi Dobara" shot in Spain and produced in collaboration with the Spanish tourismpromotion agency, Turespana. The Zoya Akhtar directorial, starring Hrithik Roshan, Abhay Deol and Farhan Akhtar, tells the story of three friends on a pre-marriage road trip across Spain. Itis said to have boosted Indian arrivals in Spain by about 32 percent.

"People didn't see Spain in the sense in which they saw it in this movie. Now, everybody wants to visit the country. A movie like that does wonders to a country in terms of tourism," Theophilussaid, adding that the tourism organisation will invite German film commissions to India to push Germany among Bollywood directors and producers as a film destination.

"The second step is to invite Indian filmmakers. We are in the process of planning it. We wish to start working on this next year," said the head of the organisation that works with thegovernment of Germany on tourism promotion. He said the art and culture ties between the two countries were great with Bollywood movies being screened with German subtitles over theweekend in Berlin. "When Bollywood stars go to Germany for the Berlin International Film Festival, they are surprised to see how many people from Germany, Austria or Switzerland know them, know their movies, and are fans of theirs.

Germany wants to tango with Bollywood to promote tourism

Turkey's tourism hits new all-time high:11.8M tourists in first 5 months

"Tourist numbers are up over 30 percent compared to the same period of 2017. This is anall-time high. At the end of 2018, we will hopefully break a new record by hosting 40 milliontourists and earning $32 billion," Kurtulmus said after the meeting of Tourism ConsultationCouncil in Istanbul. The government had set a figure of 40 million tourists as a target for 2018,the minister said, adding that the figures they obtained show that they will exceed the saidtarget. "We will have an opportunity to revise up our 2023 targets of 50 million tourists and $50billion." The minister also said the Tourism Consultation Council will ensure the synergy thatemerges in the tourism sector will continue to increase and will give the tourism sector a greatdeal of vitality.

More Indians visiting Switzerlandafter Ranveer Singh's appointmentas brand ambassador

From Sangam to DilwaleDulhaniya Le Jayenge and Jab TakHai Jaan, Bollywood's fascinationwith Switzerland has been welldocumented. In order to build onthat relationship, Switzerland's tour-ism board has once again ap-pointed Ranveer Singh as theirbrand ambassador.

“In our last year’s campaign,Ranveer showcased the fun andadventurous side of Switzerland, whereas this time around we have

highlighted one of Switzerland’s hidden gems - the Lake Geneva Region. It’s a bit more relaxedand focuses on the finer things of life such as gastronomy and wine, music, culture andromance,” said Claudio Zemp, director, Switzerland Tourism India. Zemp spoke to Moneycontrolabout the 'Bollywood effect' and the factors which draw Indians to the Alpine nation.

In the last ten years, we have seen 8.2 percent growth every year on an average in termsof Indians visiting Switzerland except for 2016, when we saw only about 1% because of someinternal visa issues.

Thanks to Ranveer Singh, who came on board in August last year, we saw an immediatesurge in travellers from India. There was a double digit month on month growth after August andthat accumulated to a total growth of 23.4% in 2017 for us. We bank on our Bollywood connectand shall continue to do so in the future.
