This £30 million development has the power to transform the Tees Valley into a true destination for retail and leisure.
Built on a seven-acre site at Middlehaven, Subzero will feature two ski slopes - a 52 x 50 metre nursery slope for beginners and an impressive main slope spanning 165 x 30 metres for more accomplished skiers and boarders, as well as other activities such as sledging.
A range of other leisure facilities are being proposed including a snow bar, an ice bar, indoor skydiving, a bowling alley, a trampoline park, soft play area, climbing wall and a gym together with associated retail as well as restaurants and cafes. Plans to enhance the location’s water facilities on the surrounding dock area with a cable ski and unit surf pool are also being considered.
THE IDEAL PLACE AT THE PERFECT TIME.

Subzero is to set to make Middlehaven an unforgettable place. The area is already home to Middlesbrough FC and Middlesbrough College’s £100 million campus. The development will be situated adjacent to the dock between the College and Temenos and will further boost regeneration in the area.
Middlesbrough Council have invested £10 million to ensure direct access onto the main trunk road network as well as transform the footbridge between the Riverside Stadium and Temenos into a state-of-the-art road bridge.
The new plans also unlock approximately 25 hectares of land for the growth of both commercial and residential developments. This is an exceptional opportunity for leisure operators and retailers seeking to be part of this rapidly expanding area.
SUBZERO IS DESTINED TO BECOME AN ICONIC ATTRACTION THAT PERFECTLY BLENDS RETAIL, LEISURE AND DINING TO PROVIDE AN ENHANCED VISITOR EXPERIENCE.

"Subzero has the potential to be transformational for Middlesbrough and the wider Tees Valley, as a unique addition to our sporting and cultural offering. Our regional economy is growing both in terms of jobs, wages and GVA, which means Teessiders are rightly demanding more leisure and sports facilities. I have backed this project with serious investment from the Tees Valley Combined Authority and I believe it has a great deal to offer potential investors and operators."
Ben Houchen, Mayor of Tees Valley
"Middlesbrough College is looking forward to welcoming Subzero as our neighbours to Middlehaven. Our 13,000 students can’t wait for its arrival and to try out the fantastic range of activities and exciting food and beverage outlets available on site. There is no doubt that the combination of education and sports side by side will add to the already vibrant mix and make Middlehaven an even more attractive and contemporary destination for current and future generations to come."
Zoe Lewis, Principal/Chief Executive of Middlesbrough College
"Subzero will further enhance Middlesbrough’s status as a destination of regional and national importance. Not only will it create jobs and enhance our already burgeoning sport and leisure offer, it will also act as a key catalyst in attracting further investment and unlocking the regeneration potential of the whole area. This is a game-changer for Middlesbrough whose benefits will be enjoyed by generations to come."
David Budd, Elected Mayor of Middlesbrough

A THRIVING AREA FULLOF AMBITION
RECENTLY NAMED AS ONE OF EUROPE'S TOP 10 SMALL CITIES BY THE FINANCIAL TIMES, MIDDLESBROUGH’S FUTURE IS LOOKING BRIGHT. AS THE CITY CENTRE OF THE TEES VALLEY, IT IS POISED FOR UNPRECEDENTED GROWTH, OPPORTUNITY AND SUCCESS.
Middlesbrough is already in the throws of an extensive regeneration programme that will see more than £100 million invested over the next five years. In addition, £464 million is being ploughed into regional infrastructure, jobs and education.
Following a £7.7 million refurbishment, Middlesbrough Town Hall has had its biggest makeover in its 129-year history and the adjacent redevelopment of Centre Square to provide Grade A offices are well underway.
The vibrant restaurant and bar scene has been complemented by the arrival of prominent brands such as Bistro Pierre and Turtle Bay as well as the introduction of regular, artisan food market, 'Orange Pip'. Both Holiday Inn Express and Premier
Inn have chosen to open hotels here and Best Western Hotels are set to transform Vancouver House into a 103 bedroom hotel alongside 74 apartments. Teesside University is also enhancing its campus with a new £12.5 million Student Life building and a student accommodation village.
Middlesbrough’s historic quarter is also experiencing a resurgence. A multi-million pound rebrand will see Albert Road transformed into a nerve centre for new business called Albert North. The nearby railway station is set to benefit from a master plan that will reincarnate its Victorian heritage whilst the creation of a direct London link in 2020 will expand the region’s transport infrastructure.
Middlesbrough's digital powerhouse contributes £211 million to the local economy, making it one of the fastest growing, digital clusters in the country and home to world-class businesses such as Double Eleven, Animmersion and Big Bite.
Over 1,500 new homes have been built over the last two years and ambitious proposals mean a further 7,000 are planned by 2029.
Subzero is ready to add another dimension to the area, a game changer for this pioneering, small city.

Designed by acclaimed architects, FaulknerBrowns, this ambitious development is more than just somewhere to ski or board. Having been at the forefront of snow centre development since the mid 90s, Subzero has been created to offer an immersive leisure and retail experience. Not only will the centre attract avid thrill-seekers, it's a fun place where families can spend a whole day or where friends can meet to catch up and relax.
Nearby neighbour, the Riverside Stadium, will boost footfall on home
match days.
The average number of visits to UK snow centres is reported to be more than 20 times each year per person.
Snowsport England reports that 95%
of skiers and snowboarders are
repeat users...
...and 58% ski more than once a month on dry and
indoor slopes.
LOCATION, FACILITIES, KEY STATS
Transport links to the site are excellent. It is a five minute
walk from both the bus station and train station and has direct access for visitors
travelling by car. There are also excellent walking
routes.
Participation in skiing and snowboarding has increased
12% year on year.
SUBZERO HAS A RESIDENT CATCHMENT SIZE OF 6.9M, LARGER THAN THAT OF
SNOWFACTOR IN GLASGOW.
Key cities it will draw visitors from are Newcastle, Durham, York, Harrogate and
Carlisle.
Universities of Durham, Newcastle, Teesside and Middlesbrough College all
have active ski clubs.
The Fair Share calculation suggests Subzero could attract upwards of 2.25 million people per year.

Situated around a historic dock, Subzero’s striking architecture and ambitious scale will create a sense of excitement as visitors arrive.
Boasting a south-facing, waterside terrace with panoramic views and a magnificent, triple-height concourse, the centre provides the perfect backdrop to escape for a while and do something a little bit different to the norm.
On the first floor visitors can find the majority of the leisure, retail and restaurant offerings. Up onto the second floor, a restaurant looks out across the dock with a snow bar that will overlook the action on both slopes.
Indoor skydiving, a climbing wall, soft play area, trampoline park and bowling alley will complete the exhilarating, family-friendly experience.
