Message from the Prez: Matt Hanks
It has been a great start to another year in Green Tee Terrace. Reflecting
on accomplishments for 2015, the board was rejuvenated with a new members populating not
only all the board positions, but also all the committee chair positions, as well. This group
has done a considerable amount in their first year. The HOA board initiated the regulation
of deed restrictions in a manner that promises to be fair and equitable to all in our
neighborhood. Your HOA created, approved, and successfully followed an official budget
throughout the year. Furthermore, the HOA provided a number of very successful events,
including Candidates’ Night and National Night Out. Last, and without saying, Christmas
2015 was amazing in Green Tee Terrace. Our holiday lighting still attracts people from all
around the Houston area. Thanks to all our residents for making the holidays so special.
2016 is going to bring just as many exciting events and enhancements. We hired
Moonlighting Teachers to recreate the HOA website so that it is user friendly and already
contains loads of useful information. Residents will have access to all information and news
as it happens. The site is up and running with only a few remaining additions pending. In
addition, we created a committee to boost progress to completion on a list of improvements
started last year.
Candidates’ Night is coming up April 19, so mark your calendars, and keep an eye
open for other exciting events and improvements coming this year.

Meet the 2016 GTTHA Board of
Directors and Committee Members:
Architectural and Deed Restrictions: Tony Mascardo, Sally Hecker Message from the Chair, Tony Mascardo
Our first quarter has been very busy with quite a lot activity for the
Architectural and Deed Restrictions Committee:
Pearland Public Works awarded Brooks Concrete the contract to continue with the
sidewalk reconstruction within the Green Tee Terrace subdivision. Since January 2016,
they have replaced a tremendous amount of sidewalk needing attention, beginning on
Golfcrest Dr. and continuing around to Green Tee Dr. Thanks to the Pearland Public
Works Department, Supervisor Norbert Gonzalez and Mark Graham for their continued
work with the Green Tee HOA in providing Green Tee Terrace better and safer pathways for travel. Give
these folks a call and thank them for providing their attention to our neighborhood. You can now go to our
website, www.greenteeterrace.com for more information, including a City of Pearland link.
CenterPoint has been drilling along Green Tee Dr., installing a new 4” HDPE gas line. This line will
connect to the existing main line that runs along the sidewalks on Green Tee. They are very close to finish-
ing work on the line in the neighborhood.
AT&T has also been drilling in the subdivision, installing fiber optic lines at various locations. This
will be an ongoing effort for a little while longer.
AVR continues to monitor and report deed restriction violations for Green Tee Terrace, and the fol-
lowing was submitted for January: AVR – Deed Restriction Violation Status
Final Point The HOA voiced to Pearland City Council the need to retain the Stop Sign on Country Club Dr. in front of
the country club. Due to our HOA and the many residents who expressed interest and comments on this
matter, the Stop Sign located on Country Club Dr. will remain.
The following is a breakdown of the violation letters
sent out within Green Tee Terrace in January 2016: 1st Notice – 11 2nd Notice – 5 3rd Notice – 2

This is a monthly meet-up for adult amateur instrumentalists,
e.g., guitar, violin, or any unamplified instrument. We're not
jamming, rather we're providing an opportunity to play solos or
duets for an appreciative audience (i.e., each other). The em-
phasis is classical music, but we're open to modern instrumental
music (but please, no singing). The goal is to improve performance
skills and have fun listing to each other and to enjoy music as a
group of friends. All events are free of cost.
Community and Political Liaison: Woody Owens Join us at the Homeowners meeting to hear from your candidates running in the May 7
election. The meeting will be held Golfcrest Country Club on Tuesday, April 19th at 7:00 p.m.

Message from the Secretary: Diane Lister We are off to a great start, thanks to our HOA team and contributions from our residents and
local businesses! The HOA has been very busy in all areas, including hiring a webmaster. We now have
a fully functional, user-friendly website equipped with a barrage of information in hopes of helping our
members/residents stay informed. We have links to each HOA committee chair, the City of Pearland,
Harris County, Brazoria County, and much more. You now have the ability to pay your dues online or donate to the HOA committee of your choice. You can also promote your local business by purchasing and placing an ad in our Quarterly Newsletter. Our mailing address is still the same (GTTHA,
PO Box 368, Pearland, TX 77588), and there is a
printable form if you prefer to mail your dues or
donation, and ads can be placed by emailing Terrie
Morgan, chairperson for our Newsletter committee.
If you are leasing a home and are reading
this, please pass this information along to your
proprietor. Membership dues help us reach our
goals for the neighborhood, and we need each
homeowner involved in keeping our subdivision up to
“PAR”! Please check out the website,
www.greenteeterrace.com. We have provided a
“Contact Us” link and would love to hear from you.
We welcome your suggestions and support.

Beautification and Maintenance: Claire Ludwig, Sally Hecker, Gail Grohman, Brad Durrett and Diane Lister
Message from the Chair: Claire Ludwig: Have you noticed the gorgeous landscaping at our entrances? GTTHA was
awarded March 2016 Business Beautification Award from Keep Pearland Beautiful. Thank you to KPB for acknowledging GTTHA. Also, thank you to Delgado Landscaping
for keeping our entrances beautiful all year long.
Green Tee residents have taken advantage of the beautiful March days, busily
planting flowers and mulching their
flowerbeds. Keep sprucing up your yards.
The Beautification Committee will begin
judging for our first 2016 “Yard of the Month” winner in April. You could be the next winner! Maggie McFarland, Re/Max
Pearland, will be sponsoring Yard of the Month, giving a special
gift to the winner. Yard of the Month will be awarded April
through October; winners must be current with their association
dues.

Following are the top ten benefits of living in a community with a well-managed HOA:
10. Well-maintained amenities – HOA’s typically do an
outstanding job of maintaining amenities such as manicured
common areas, freshly updated entry signs, and attractive
enhanced lighting in the neighborhood;
9. Increased amenities – Not just well-maintained
amenities, but lots of them, which may include fitness/
walking trails, barbecue pits and neighborhood parks;
8. Aesthetically pleasing homes – Just take a drive
through your community and you’ll see that deed
enforcement is being managed;
7. Rules and regulations deter nuisance activity and
promote conformity – Beauty is not just in the eye of the
beholder;
6. Added layer of support in dealing with neighborhood
property issues – HOA’s often partner with municipal code
compliance departments to ensure adherence to rules;
5. Community bonding and communication among neighbors –
HOA meetings and community events are a great way to
get informed about your community, meet your neighbors,
and make new friends;
4. Increased community pride –Who wouldn’t be proud to
live in an attractive, well-run community;
3. Financial stability – A well-managed HOA has a reserve in place and funds available for future common area
repairs and capital improvements, thereby reducing the likelihood of special assessments down the road;
2. TLC – Community common areas are well maintained by trained professionals;
And, the Number One benefit of living in a community with a well-managed HOA is
1. Protected property values – One of the most beneficial long term advantages of an HOA include the
regulations put in place by the board that ultimately protect the property value of your home.
You reap the benefits of having many advocates who safeguard your interests. Your HOA functions because of
active volunteers, a top-notch management company, and “PAID” homeowner dues. We have now made paying
your homeowner dues and/or making a donation easier for you. You can now pay and/or donate via our new
web-site. Just go to www.greenteeterrace.com, click on “RESIDENT RESOURCES”, and then click “Dues and
Donations”. Also,
I am seeking residents from every section in Green Tee to help me collect outstanding dues, if you would
like to join the Membership Committee, please give me a call on my cell at 281-546-2545. Gloria
