Dear Prospective Purchaser,

After 25 years, this fantastic home holds many wonderful memories for us. Our three children and 21 grandchildren shared these experiences and are sad that Grandma and Grandpa are selling

their home. We’ve seen lacrosse games and hide-and-seek in the unfinished basement, flashlight tag and massive water balloon fights outside on warm summer evenings, and endless street hockey in the

cul-de-sac.

We remember the Great Room at Christmas time with a 12-foot tree filling the vaulted ceiling and two little boys who climbed it and broke it in half. We had to put the upstairs bathrooms on separate circuits so our 15 granddaughters could dry their hair without blowing fuses. We’ve had tea parties for as many as 60 women and quiet evenings in front of the fire by ourselves here. Memories of these events we’ve shared with friends and family are what we’ll treasure most when we leave.

You get spoiled when your job is only six miles away. Gary’s 97-year-old mother lives with us, so it was a se-cure feeling for us to know he was so near. The fenced back yard made it possible for her to let the dogs out if we were out on a date.

We know you’ll like the neighbors; they’re always ready to help. Shoveling driveways often turns into a block snow-party. If the walls could talk, you’d know the laughter and love that we’ve enjoyed with our large family in this wonderful home. We hope you make it your home as well and enjoy it as much as we have.

Notes on our wonderful community:

Virginia Run has a strong homeowners Association, which means our property values stay up, but it also means special events like turkey trots on Thanksgiving, charity drives, a grand swimming pool and recreation facility, and tennis courts. Our biannual children’s clothing sale is famous in the Northern Virginia region. We also have two community yard sales each year that draw people from all over the region to bargain and barter. We have extensive bike paths that are great for runners as well.

Centreville proper, only three miles away, has many fine restaurants, a multiplex theater complex, medical and dental facilities and a fitness centers, and even a Sears hardware store. Centreville days, the annual celebration of Historic Centreville, is a great community event, complete with a parade. We are only three miles from the Bull Run battlefield, a great Tourist attraction, and an extremely interesting place to walk and learn about our history.

We have Fairfax, Chantilly, and Manassas Virginia, within nine miles with all the amenities you could ask for. We have two elementary schools within a mile of us, two high schools within six miles of us, all Fairfax County public schools, some of the best in the nation. We’re only 28 miles from the District of Columbia with all the theaters and tourist attractions you could ever want. The Washington DC area Metrobus park-and-ride lot is only two miles from Virginia run, with connection to the regional Metrorail system. Dulles International Airport is only twelve miles away—close enough for convenience, but far enough away not to be a nuisance. The Dulles National Air and Space Museum is only a fifteen-minute drive. This location is a perfect blend of country, small town, and big city.

Dear Prospective Homeowner,

Welcome to 6420 Boulevard View! We adore our home, and are eager to show you what makes it so special. We won’t tell you about everything we like—we’ll let you see some things for yourself—but we wanted to mention a few of the things that we have fallen in love with about it over the years.

We fell in love with this house the very first time we saw it—as we rode by it on our bikes. It was so welcoming and stately, surrounded on all sides by azaleas and cherry blossoms and holly and mag-nolia trees in a quiet neighborhood along the Potomac River. We eat dinners out on the patio in our very own “secret garden.” We run on the GW trail that passes right by the house, and romp with our dogs at the park and nature trail across the street. The location is really special: it feels tucked away in nature-- we routinely see deer and foxes and bald eagles-- but is less than 10 miles from D.C.!

Inside is equally charming. We re-furbished the hard wood floors in nearly every room, but kept the original tile in the master bathroom. The sunroom, which has a wall of large windows on three sides, and exposed brick on the fourth, making it a great spot to enjoy coffee and the paper in the morning. Steph has spent many hours studying for Nursing School in our library, and loves the custom-built bookshelves and beamed ceilings in there. While she was working, Joby used the attached garage as his own personal fitness center. It has cable TV, and enough room for an exercise bike, StairMaster, home gym and weight set, with room to spare for storage.

In the kitchen, Steph loves looking out through the window over the sink into the large, fenced back yard, where she watches the dogs play and imagines little kids of our own running around. And both of us love to curl up under a blanket by the fire place in the living room.

Upstairs, the house is laid out smartly, with three big bedrooms that feel both spacious and cozy. The attached master bathroom gives Joby and Steph privacy when out of town guests visit (which happens a lot!).

Joby loves the easy commute—a short, straight shot along the river up the GW Parkway to D.C., and both love being minutes from Old Town, and within walking distance to the Belleview Shopping Cen-ter, which has a brand new Safeway, Post Office, 24 hr CVS, and our favorite pizza joint, Primo.

It will be hard to say goodbye to our first home as a married couple, and all the wonderful memories we created there, but we are looking forward to another family getting a chance to enjoy this special place and make memories of their own in 6420!
