CASE STUDYTHE PORTER
In 2012 Giles Thomas - local entrepreneur
and owner of The Halcyon Hotel and Circo Bar
– set his sights on a new business prospect,
the Porter pub on George Street, with the
aim of turning it into an all-day food and drink
establishment that would ‘look and feel like a
home from home.’
The deal involved buying a mix of separate
freehold and leasehold properties, and as
well as the Porter pub, Giles was to buy the
freehold of another four properties from the
vendor, some of which were tenanted. Giles
was also buying the business of the Porter
pub, including taking over staff and fixtures
and fittings. Gaining ownership of the Porter
title itself presented complications.
Mogers Drewett’s job was to untangle the
web of relationships between freeholders,
leaseholders and tenants, and ensure a
smooth transfer of the trading business to
its new owner.
The bank was keen to lend and Mogers
Drewett was able to restructure legal
arrangements so the bank was fully satisfied
with who owned what and the connecting
commercial relationships.
Thanks to Mogers Drewett’s expertise, Giles
completed his purchase of the old Porter in
January 2013 and reopened the doors of the
Porter for public trading in August 2013.
