To Develop a Station area plan for KNOX / PERRY stations, using the TOD standard prepared by ITDP as a evaluation and design tool.
The Knox and Perry Light Rail stations are located ½ mile apart along RTD’s West (W) Rail Line as it bifurcates the West Colfax and Villa Park neighborhoods.Study of existing development plans.Site Analysis using Lynch Principles.Evaluation through ITDP scoring process using the standard metrics principles.Recommendations evolved from guiding vision elements...A safe, convenient, and interesting pedestrian experience

The lynch analysis revealed the challenges and opportunities of the Knox Perry area, which has development potential relatively moderate when compared to other similar characteristically “Urban” stations; including but not limited to Colfax BID, Sloans (the former St Anthony’s Hospital Site), and Denver Housing Authority (DHA).
From the lens of the vision elements,our recommendations included:change of zoning code along Knox Perry to create main street character, amendments to the zoning code to allow for ground-floor retail, connecting the interrupted street grid, preserving current affordable housing and increasing more units, enhanced crosswalks, improved walking experience through “placemaking toolkit” with the existing West Colfax branding, introducing food co-operatives and beautification of gulch .
The focus of this project is to re use Ft Morgan Middle School building. The school was built in 1925.
To accommodate growth over the years, several additions were built including a gymnasium, an auditorium, cafete-ria, wood shop, and interim trailers were constructed to fit the school’s needs.
Some spaces, such as the band room, gymnasium, and auditorium function as-is. Overall, the building is in decent shape.
The site that we are addressing is actually made up of 2 components:the first one being the site that the building sits on and the secondbeing the site across Deuel Street that is used as a play field.
The residents believe that the building will have apositive impact, providing services for theneighborhood and activating the social scene
The auditorium, band room, gymnasium and wrestling room offer uses that are both used often and difficult orexpensiveto provide otherwise.
The interior walls are free of any load, the rooms can beeasily modified
Location of the building is a big asset to convert the building use especially to be a taxing district

Initially charrette started with CCCD and members of the school district establishing operations for uses for the project
Different community organizations and members that were interested in participating in the process, were brought to-gether to be interviewed by CCCD
These interviews provided a vast amount of information for CCCD to disseminate
About 3 different conceptual proposals were produced for the next day keeping the needs of community derived from charrette
Initial requirement from the members of school district were to retain gymnasium, auditorium, kitchen / caffeteria and to convert woodshop to brewery
Different groups of community members had different uses preferred, out of which brew pub, office space, day care, senior center, housing were common
Main Idea of this concept is to divide the whole building vertically with triple height common lobby as a connectionThe division of building segregates uses of the building with required limitations for accessibility to spaces. Meaning first floor (public space) is restricted to access second and third floorsFirst floor is kept open to public, by retaining the auditorium, band room, gymnasium, wood Shop (Brewery), cafeteria (Sr. Living center)Half of the second floor is Living center and the other half is office / commercial space. Similar functions can be seen on the third floor too
